Maxium is a 152-suite mixed-use building proposed for 875 The Queensway in Etobicoke by Equiton Developments. It won two 2025 BILD Awards — Best Mid-Rise Building Design and Best Overall Marketing Campaign. Sales launched in March 2025.

Here is the part nobody else will tell you plainly: Equiton targeted a construction start at the end of summer 2025 and occupancy in early 2027. As of August 2026 — a full year past that start target — both UrbanToronto and condos.ca still list the project as pre-construction, and I found no report of shoring, excavation or a groundbreaking. Treat the early-2027 occupancy target as at risk.

The awards are real, and specific

The Building Industry and Land Development Association announced its 2025 awards on 30 May 2025. Maxium at 875 The Queensway took two of the fifty awards presented from over 700 entries:

  • Best Mid-Rise Building Design — Equiton Developments, with the design credited in BILD’s own release to Patton Design Studio.
  • Best Overall Marketing Campaign — Equiton Developments, with The Community, kg&a, Qoo Studio Inc. and Patton Design Studio.

Worth being precise about the attribution: BILD credits Patton Design Studio for the design award, while KFA is the design architect and Icon the architect of record. If someone tells you “award-winning architecture”, the award as issued was to the developer, with the design credit to the interiors firm.

And a second point of precision that matters more: a marketing campaign award is an award for marketing. It is a genuine industry honour. It says nothing about construction quality, delivery risk or value. Both awards belong in the same sentence, which is why I have put them there.

What is actually interesting about the building

Setting the awards aside, the specification is unusual for a mid-rise this size:

  • Geothermal heating and cooling. Rare at this scale, and it changes the long-run operating cost profile of the building — which is to say, it changes maintenance fees. Ask how the geothermal system is metered and who carries the maintenance obligation.
  • 1VALET smart-building system for keyless entry and a virtual concierge. Note that a virtual concierge is not a staffed concierge; budget and service level both differ.
  • Green roofs, landscaped terraces and a tri-sorter waste system.
  • Scavolini kitchens and closets, Bosch appliances.
  • Amenities: wellness spa with infrared sauna, exercise room, a children’s play area with a treehouse, and a rooftop terrace with Lake Ontario views.
The thing to actually watch

Equiton’s chief operating officer told the trade press in February 2025 that “the future Toronto condo market is going to be healthier than the previous one.” That may well be right. But the stated construction start was end of summer 2025, and eighteen months later the trackers have not moved off pre-construction.

If you are considering this project, the single most important question is not about finishes. It is: has construction started, and what does my agreement say happens if it does not? Ask Equiton directly, in writing, and read the delay, extension and termination provisions with a lawyer inside your ten-day rescission window.

Do not call it KüL

A small but practical point. This project has been renamed twice — Vicinity, then KüL, now Maxium — and a legacy KüL domain is still live. When you are searching for documents, floor plans or news on this site, search the address, 875 The Queensway, rather than any of the three names. The address is the only thing that has not changed.

My read

Good specification, real awards, credible developer, genuinely attractive corner of the corridor. And a start date that has come and gone without a visible start. Those facts sit together, and a buyer should hold both. If construction begins, this is one of the more interesting mid-rises on the street. Until it does, you are buying a promise, and the price should reflect that.

Is Maxium the same building as KuL Condos?
