Quick answer

Kazmir Condos is an eight-storey, 103-suite mid-rise at 880 The Queensway in Etobicoke, by Lormel Homes with RAW Design as architect. It topped off in early 2025, its City condominium file reached final approval on 30 April 2025, and UrbanToronto records the building as complete.

One warning up front: at least one major listing portal still shows this building as “pre-construction” while simultaneously carrying live rental listings inside it. That field is stale. The building is finished.

What this building has actually traded for: the last 12 months

0Leases, last 12 months

No resales or leases of units at this address were recorded on MLS in the past 12 months. In a building this quiet, the next sale sets the comparable for everyone else — price it from the building’s own history, not a neighbourhood average.

Small buildings behave differently

103 suites is genuinely small for a new Toronto condominium, and that cuts both ways. It is worth understanding before you buy into one.

What you gain: fewer people sharing the elevators, a board that can actually know its building, and far less of the transient churn that comes with a 500-unit tower. Small buildings tend to feel like buildings rather than terminals.

What you take on: every fixed cost is divided by 103 instead of by 500. A roof, a garage membrane, an elevator modernisation, a boiler — the bill is the same size, the pool paying it is smaller. That is not a reason to avoid small buildings. It is a reason to read the reserve fund study very carefully in one.

Not verified

I could not confirm the condominium corporation number, the registration date or the property manager for Kazmir from a registry source. The City file reaching final approval on 30 April 2025 is the strongest date I have, and it is not the same thing as a registration date. Get the corporation number from a title search or the Condominium Authority of Ontario registry.

Where it sits, and what is coming next door

880 is on the south side of The Queensway between Islington Avenue and Royal York Road. UrbanToronto covered Kazmir and Curio at 801 topping off in the same article in January 2025, which tells you how concentrated this stretch of construction has been. BLVD Q at 935 is under construction just west of here, and Maxium at 875 is proposed essentially across the street.

If you are buying here, buy with your eyes open about construction. This block is going to have active sites on it for years, and on top of that the Gardiner Section 3 rehabilitation is running through the wider area with round-the-clock permissions. That is a real quality-of-life factor and it is also, eventually, a real value factor in the other direction.

What I would check

  • The reserve fund study, harder than you would in a large building, for the reason above.
  • The performance audit and any declarant deficiency claims. A 2025 building is squarely inside the window where these matter.
  • Whether the building is majority owner-occupied or investor-held. In a 103-unit building this materially affects how the board functions.
  • Elevator count against suite count. Small buildings sometimes carry a single elevator, which is fine until it is not.
  • Visitor parking and waste handling — the two things small mid-rises most often get thin.

Send me the listing. I will pull what has actually sold and leased in the building, read the status certificate with you, and give you a straight view on whether the price is right for a 103-unit building on a street with this much construction still to come.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Registered unit counts and plan numbers come from the City’s register of residential condominiums (2002–2018), so buildings registered before 2002 show no plan data here. Permits and development applications come from the City’s open data and are updated automatically. Always confirm details with the status certificate before you buy.

Frequently asked questions

How many units are in Kazmir Condos at 880 The Queensway?

103 suites across 8 storeys, at a height of 28.95 metres. The developer is Lormel Homes and the architect is RAW Design.

Is Kazmir Condos finished?

Yes. It topped off in early 2025, its City of Toronto condominium file reached final approval completed on 30 April 2025, and UrbanToronto records the building as complete. Some listing portals still show a stale “pre-construction” status while carrying live rental listings in the building.

What is the condo corporation number for Kazmir Condos?

I could not verify it from a registry source and will not publish an unverified one. Obtain it from a title search or from the Condominium Authority of Ontario registry.

Is a 103-unit condo building a good idea?

It depends what you value. Small buildings share elevators and common areas among fewer people and tend to have more engaged boards. The trade-off is that major repair costs are divided among fewer owners, so the reserve fund study deserves closer reading than it would in a large tower.

What else is being built near 880 The Queensway?

A great deal. Curio at 801 is complete and occupied, BLVD Q at 935 is under construction, and Maxium at 875 is proposed across the street. The Gardiner Expressway Section 3 rehabilitation is also running through the wider area with 24-hour work permissions.

About the author — Jatin Dua, Etobicoke real estate agent

I’m the Broker of Record at RE/MAX Quantum Realty, 799 The Queensway in Etobicoke. My office is on this street, which is the only reason I can write pages like this one: I walk past these sites, I read the City files, and I check the numbers against the source rather than repeating what a marketing page says. I work with buyers, sellers and investors across Stonegate–Queensway, Mimico, Humber Bay Shores, New Toronto, Long Branch and Alderwood.

Please read this. This page is general information for Ontario residents, not legal, tax, financial or investment advice, and it is not a substitute for a lawyer’s review of a status certificate or an accountant’s review of your numbers. Building, planning and market figures are drawn from the public sources listed above on the date shown and can change without notice; where those sources disagree with each other, I have said so rather than quietly picking a number. Development applications described here are proposals or approvals, not guarantees that anything will be built, and approved projects change.
