Mystic Pointe: The Legend and The Townhomes on Manitoba Street, Mimico

Mystic Pointe is the pocket of Mimico built out on former industrial land east of Royal York Road, along Manitoba Street and Mystic Pointe Drive. Two of its earliest condominium corporations sit almost side by side, registered a year apart, and they are frequently conflated because they share a name, a management company and a stretch of street. They are separate corporations with separate finances.

The Legend at Mystic Pointe, 190 Manitoba Street

Registered as Metropolitan Toronto Condominium Corporation 1180, built in 1998 by Camrost-Felcorp. Ten storeys, 104 units, managed by FirstService Residential.

The maintenance fee is $0.90 per square foot per month. Hydro is not included. For a 1998 mid-rise with a substantial amenity package, that rate is unremarkable rather than alarming, but it is a rate, not a dollar figure — a 900 square foot suite and a 1,400 square foot suite pay very different amounts.

The building’s most unusual amenity is a full tennis court. In a 104-unit building that is a lot of court per owner, and it is worth understanding as a cost as well as a benefit: an outdoor court is a resurfacing and fencing line item in the reserve fund study. Ask to see how it is provided for.

Over the twelve months on record, values at 190 Manitoba Street moved +9 per cent across six sales. Six sales is a small sample in a 104-unit building. Treat the direction as more meaningful than the magnitude, and do not price an offer off that number alone.

A data error on this building worth knowing about

One listing portal displays a figure of “$609 per square foot” in the maintenance-fee area of its page for this building. That is not a maintenance fee — no condominium in Ontario charges $609 per square foot per month, and a 900 square foot suite would owe more than half a million dollars a month. It is almost certainly a price-per-square-foot figure that has landed in the wrong field. I am flagging it because a buyer skimming that page could reasonably be alarmed, and because it is a good illustration of why portal data needs a document behind it.

The Townhomes at Mystic Pointe, 180, 210 and 220 Manitoba Street

A separate corporation: Metropolitan Toronto Condominium Corporation 1174, registered in 1997, one year ahead of the tower next door. 32 units across three addresses, also managed by FirstService Residential.

The monthly fee here is a flat $755 rather than a per-square-foot rate. Hydro is not included. The amenity that distinguishes this corporation is squash courts — again, a specialised facility carried by a small number of owners, so the reserve fund matters more here than the amenity list does.

One published figure I will not repeat: the portal records these townhomes as having “1 floor” while listing suites of roughly 1,665 square feet. A 1,665 square foot single-storey townhouse on this footprint is not plausible, so rather than guess at two or three storeys, I have published no storey count for MTCC 1174. Walk one, or ask for the floor plan.

Getting to Mimico GO

Mimico GO Station is 1.24 km from 190 Manitoba Street, about 17 minutes at an ordinary walking pace, measured along the pedestrian network. The townhomes at 180 and 220 Manitoba Street are within a couple of minutes of the same figure.

That is the honest version of the transit story for Mystic Pointe. It is a good GO location and a poor subway one — Kipling station is roughly an hour on foot from anywhere in this pocket. Buyers who commute downtown will use the Lakeshore West line; buyers who need Line 2 will drive or bus to Kipling.

Choosing between the two

They are not really competing products. MTCC 1180 is a ten-storey building with 104 units, elevator access, and a per-square-foot fee that scales with your suite. MTCC 1174 is 32 low-rise townhomes with a flat fee and direct-to-street entry. A buyer weighing them is usually really weighing whether they want stairs and a front door or an elevator and a corridor.

What they share is worth stating plainly: the same management company, the same street, the same walk to the same train, and the same requirement that you read two different sets of financials before you assume anything carries across from one to the other.
