Living here
Renters, Airbnb and elevators at Nobu Residences
Do mostly owners or renters live here?
Renter-heavy building. Of 392 deals here in the last 24 months, 345 were leases and 47 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Nobu Residences?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Nobu Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Nobu Residences on Mercer Street is the building buyers ask me about because of the name on the door. The Nobu restaurant opened at the base in 2024 and the hotel followed in 2025, but the condos above are mostly compact one- and two-bedroom suites in a brand-new building, and that is how I would judge them. The brand is a bonus, not the reason to buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Nobu Residences is a two-tower, 45-storey condominium at 15 and 35 Mercer Street, between John Street and Blue Jays Way in the Entertainment District, downtown Toronto. It was developed by Madison Group with Westdale Properties and designed by Teeple Architects. Listing data shows 657 suites, and the condominium corporation, TSCC-3043, was registered on 11 March 2024. Suites run from about 416 to 1,389 square feet. The top five floors of the west tower are a 36-suite Nobu hotel, and the Nobu restaurant occupies two levels at the base.
Nobu Residences at a glance
What the Nobu name actually means for owners
Nobu is a restaurant and hotel brand, and here it has three parts. The two-level Nobu restaurant and bar opened at 25 Mercer in August 2024, its first location in Canada, with interiors by Studio Munge. The 36-suite Nobu Hotel occupies floors 41 to 45 of the west tower and began taking guests in June 2025. The condominium suites sit below and in the east tower.
For an owner, the brand means a busy, well-known address and a restaurant downstairs. It does not automatically mean hotel services in your suite. Ask exactly what, if anything, the residential corporation gets from the hotel, whether there are any shared facilities, and how costs are divided between the condo, the hotel and the commercial units. That is in the declaration and shared facilities agreement, and it matters more than the logo.
Teeple towers behind heritage facades
Teeple Architects designed two 45-storey towers on a glazed podium. Three heritage buildings were kept as facades along Mercer Street: two industrial buildings from around 1909 at 15 and 19 Mercer, and the 1938 former Pilkington Glass factory at 31 Mercer. The new structure was built behind them, and the hotel sits above the old glass factory.
The result is a street front that still looks like the old warehouse district, with modern towers set back behind it. Retail, the restaurant, the hotel and the residential lobbies take the ground and second floors, and condo suites start on the third floor.
Amenities are on the ninth and tenth floors. As planned, they include a fitness centre and an outdoor Zen garden terrace. Listing data is thin on the full amenity list, so tour the floors and get the list from management rather than from a sales brochure.
The restaurant is a big part of the base. UrbanToronto reported it at roughly 15,000 square feet over two levels, with a bar lounge, outdoor seating and private dining rooms. That is a lot of evening activity directly below the residential floors, which is worth thinking about if your suite is low and faces Mercer.

Compact suites in a premium building
Suites run from about 416 to 1,389 square feet, but most of what is for sale now is under 800. The current listings include one-plus-dens in the 500s and 600s, and several two-bedrooms in the 600 to 799 square foot range. A two-bedroom in under 700 square feet means small bedrooms; check that each has a window and fits a bed with space to walk around it.
This is a 2024 building, so original owners are still the main sellers, and many bought as investors. Expect a lot of near-identical suites listed for sale and for lease at the same time. That makes pricing easy to compare, but it also means a seller needs a reason to stand out: a higher floor, a better view, a proper den or a larger plan.
A building this new also has a short track record. The first years after registration are when the corporation sets its real budget, the developer hands over control to an owner-elected board, and the first reserve fund study replaces the developer’s estimates. Fees in new buildings often rise once actual operating costs are known. Ask for the current budget, the most recent board minutes and the reserve fund study, and look for any notice of a fee increase before you firm up an offer.
Mercer Street day to day
Mercer is a short street between John Street and Blue Jays Way, a block south of King Street West, in the middle of the Entertainment District. You are a few minutes on foot from TIFF Bell Lightbox, Roy Thomson Hall, the Rogers Centre and the financial district, with restaurants on every side.
It is not quiet. Nightlife, event crowds and a busy restaurant and hotel at the base mean taxis and foot traffic late into the evening, and Mercer Street has more towers going up around it, including NO55 Mercer next door. If you want a calm street, this is the wrong one. If you want to walk everywhere, it is hard to beat. The data panel on this page has transit and walkability details.
What Nobu Residences costs
The building average is about $1,014 per square foot, one of the higher figures in the Entertainment District, which reflects how new the building is and the brand premium.
At the time I wrote this, 15 suites were for sale and 10 for lease. One-plus-dens were asking roughly $499,000 to $538,888, and two-bedrooms roughly $639,900 to $728,000. Fees on those listings ran from about $420 to $545 a month, or about $0.75 per square foot.
Listing data does not say what the fee includes, so get the budget from the status certificate and ask which utilities are metered to each suite. In new buildings like this, heat, cooling and hydro are often on your own account, which would make the fee less of a bargain than it looks. For actual sold figures, use the aggregate data on this page or ask me for a building sold report.

Amenities at Nobu Residences
The amenity floors are on levels nine and ten, and the restaurant and hotel at the base bring a level of activity few condo buildings have. Confirm what residents can use and what belongs to the hotel, because the two are run separately.
Jatin’s honest take on Nobu Residences
Who this building suits
Professionals who want to live in the middle of the Entertainment District and walk to work, buyers who like a new building with a recognisable name, and investors looking for a suite that leases on location and brand. It suits people who eat out often and do not mind noise.
What I’d want you to check
Read the declaration and shared facilities agreement to see how the condo, hotel and commercial parts split costs. Find out what the fee includes and which utilities you pay. As a 2024 building, it is still in the warranty and deficiency period, so ask about open Tarion claims and the first reserve fund study. Measure small two-bedrooms. Confirm parking and locker arrangements and read the rules on leasing and pets.
The value question
At about $1,014 per square foot, you are paying for a new building, a strong location and a brand. With many investor units on the market at once, I would not pay a premium for the name alone. A well-placed suite with a good view and a usable plan is worth the price; a small interior-facing unit should be bought on its numbers, not its logo.
