Kingston offers city services in a smaller package: a teaching hospital, a university, a staffed VIA station and 91 VIA departures a week on the Toronto–Kingston route. It is also well beyond a 90-minute drive, so it is a real move away. In August 2026 the Kingston board reported a benchmark price of $550,100 and an average of $612,691 on 239 sales. Against a $1,100,000 Toronto West detached median, that is a gap of about $549,900 before costs. The 2026 residential tax rate is 1.383802%, versus Toronto’s 0.767311%, and in 2021, 21.1% of residents were 65 or older.

Home prices: the Kingston board’s August 2026 figures
The Kingston and Area Real Estate Association reported, board-wide for August 2026: 239 sales (same as a year earlier), an MLS® HPI benchmark of $550,100 (up 0.2%) and an average of $612,691 (up 2.7%). Sales for the first eight months were 1,957, down 6.9%, and 1,397 active listings were described as a decade high. The benchmark models a typical home and is steadier than the average. For a buyer, high inventory means choice and time to be careful, which helps when you are shopping from far away.
What a Toronto West house could free up (illustrative)
TRREB’s Market Watch for August 2026 (one month) shows 185 Toronto West detached sales at a median of $1,100,000. Against Kingston’s $550,100 benchmark the gap is $549,900; against its $612,691 average, $487,309. That is illustrative arithmetic across different home types, before commission, legal fees, moving and land transfer tax. In Kingston you pay only Ontario’s land transfer tax: $7,475 on an illustrative $550,000 purchase. Property tax and Kingston’s seniors’ options
Kingston’s 2026 residential rate is 1.383802% of your MPAC assessed value, not the market price. On a round, illustrative $500,000 assessment that is about $6,919 a year, versus about $3,837 at Toronto’s 0.767311%.
Owners 65+ who receive the Guaranteed Income Supplement can choose one of:
- a $100 Senior’s Property Tax Credit (owner a year or more, taxes over $600);
- a deferral of up to 50% of the annual tax, maximum $1,000 a year, with interest;
- a tax increase deferral for reassessment increases.
The deadline is the end of April. The provincial Senior Homeowners’ Property Tax Grant (up to $500) also applies to eligible owners. See property tax relief for seniors and check with your accountant.
The train to Toronto, and getting around without a car
Kingston is well beyond 90 minutes from Toronto by car, depending on traffic, so for many people the train is the answer. VIA lists the Toronto–Kingston trip at an average of 2 hours 22 minutes, with 91 departures a week (about 13 a day). The Kingston station at 1800 John Counter Boulevard is staffed.
In town, Kingston Transit charges seniors 65+ $3.50 a ride in coins or $61.75 a month; there are no free senior periods listed. Kingston Access Bus, founded in 1967, calls itself the oldest specialized transit system in Ontario.
Healthcare: Kingston Health Sciences Centre
Kingston Health Sciences Centre runs Kingston General Hospital and Hotel Dieu Hospital (76 Stuart Street), both downtown. It is affiliated with Queen’s University and has a 24/7 emergency department. If you rely on a Toronto specialist, ask your doctor whether your care can transfer, and ask about finding a family doctor before you buy.
If a retirement home may come later, the last CMHC survey (2021, before CMHC discontinued it) recorded $3,631 a month and 9.7% vacancy for Kingston studio and private rooms with meals. Those are not today’s rents.
What Kingston is known for
Queen’s University was established in 1841. Fort Henry is a cornerstone of Kingston’s UNESCO World Heritage designation, shared with the Rideau Canal. Bellevue House was the home of Sir John A. Macdonald. The Seniors Association Kingston Region is a volunteer-run charity focused on keeping seniors active and connected. In 2021, 21.1% of residents (27,900 of 132,485) were 65 or older: a city, not a retirement town.
Who Kingston suits, and who it doesn’t
Suits you if you want a real city with a teaching hospital but calmer than Toronto, are happy to see family by train, and like history and a university town.
Think twice if your family expects you at Sunday dinner, since every visit is a planned trip and winter driving on the 401 adds to it; if you would be leaving a close circle of friends; if you want to keep a Toronto specialist; or if you want free senior transit. Compare Cobourg or Port Hope on the same VIA line, Pickering, Ajax and Whitby inside the GTA, or the cheapest places to retire near the GTA.
