Short answer

Stratford offers a theatre town with its own hospital and, since July 2026, a GO train to Union, at prices well below Toronto’s. A brokerage report citing MLS data shows 28 sales in August 2026 at a median of $542,000 (average $585,500). Against a $1,100,000 Toronto West detached median, that is $558,000 apart before costs. The catches: Stratford’s 2026 residential tax rate is 1.761361%, versus Toronto’s 0.767311%, and the new GO service runs one trip each way on weekdays, does not accept PRESTO, and has weekend construction closures this fall. In 2021, 23.9% of residents were 65 or older.

Home prices: a brokerage report, not a board release

The local board is now part of OnePoint Association of REALTORS, and CREA says OnePoint’s statistics from December 2024 onward are on hold after a move to a new MLS system. So the best figure is brokerage-reported: a local brokerage’s August 2026 report, attributing its data to TRREB’s PropTx MLS, shows 28 sales (down from 38), an average of $585,500 (down 13.7%) and a median of $542,000 (down 3.7%). Year to date there were 304 sales, with prices down 3.7%. With so few sales a month, lean on the median and ask for sold prices on the streets you want.

What a Toronto West house could free up (illustrative)

TRREB’s Market Watch for August 2026 (one month) shows 185 Toronto West detached sales at a median of $1,100,000. Against Stratford’s $542,000 median, the gap is $558,000, median to median. That is illustrative: different home types, a small sample, and before commission, legal fees, moving and land transfer tax. In Stratford you pay Ontario’s land transfer tax only: $7,475 on an illustrative $550,000 purchase. Property tax: much higher than Toronto’s

Stratford’s 2026 residential rate is 1.761361% of your MPAC assessed value, not the market price. On a round, illustrative $500,000 assessment that is about $8,807 a year, against about $3,837 at Toronto’s 0.767311%: roughly $4,970 more. That can eat a real share of the money you free up.

I found no city-run seniors’ tax program. The provincial Ontario Senior Homeowners’ Property Tax Grant (up to $500 a year for lower-income owners 64 and over, claimed on your tax return) still applies. See property tax relief for seniors and ask your accountant.

The new GO train, and getting around without a car

Stratford GO opened on 6 July 2026 on the extended Kitchener line, seven days a week, stopping at Kitchener, Guelph, Acton, Georgetown and Brampton on the way to Union. Read the fine print:

  • Weekdays: one morning rush-hour train to Union, one afternoon return.
  • Weekends: one morning and one evening trip.
  • PRESTO is not accepted; buy e-tickets. GO says seniors 65+ save 55%, available on a senior GO e-ticket.
  • Weekend closures for construction are planned September to December 2026.

It suits a planned day in the city, not a quick visit. The station, 101 Shakespeare Street, is shared with an unstaffed VIA stop. Stratford Transit charges seniors 65+ $2.75 a ride or $60.00 for 30 days; Parallel Transit is the specialized service.

Healthcare: Stratford General Hospital

Stratford General Hospital, part of the Huron Perth Healthcare Alliance, is at 46 General Hospital Drive. If you see Toronto specialists, ask your doctor where you would be referred from Stratford. One train in and one back on weekdays works for a planned appointment but leaves little room if it runs late. Ask about finding a family doctor before you buy.

What Stratford is known for

The Stratford Festival calls itself North America’s largest classical repertory theatre company, with a dozen or more productions in four venues and a special emphasis on Shakespeare. The Stratford Lakeside Active Adults Association at the Burnside Agriplex, 357 McCarthy Road West, offers fitness, recreation and classes for adults 55+ (or 45 and fully retired). In 2021, 23.9% of Stratford’s 33,232 residents were 65 or older.

Who Stratford suits, and who it doesn’t

Suits you if theatre is a big part of your life, you want a smaller city with its own hospital and lower prices, and you still drive or are happy to plan Toronto trips around one train each way.

Think twice if your family is in Durham or York Region, since every visit crosses the whole GTA and winter makes it harder; if you see Toronto specialists often; if you want to tap PRESTO and go whenever you like; or if the higher tax bill would strain a fixed income. Closer on the same line, read Milton and Halton Hills and Brampton, or compare the cheapest places to retire near the GTA.
