My top five condos to buy on The Queensway are Reina at 689 (weighted to two and three bedrooms), Queensway Park at 784 (backs onto Queensway Park), Verge East at 1007 (17 storeys, golf simulator and lake-view terrace), 859 West at 859 (three-bedroom plans, registered 2024) and IQ Condos at 1185 (indoor pool, built 2015). The order is my judgement, not an official ranking.
How I chose these five
The Queensway has become one of Etobicoke’s busiest mid-rise condo corridors, with 14 completed buildings and two more under construction on my list. Apart from a small townhome complex, they run from six to 17 storeys, which makes them very different from the towers on the waterfront.
I picked five that each solve a different problem for a buyer:
- Size mix: buildings with real two- and three-bedroom plans, not only one-bedrooms.
- Amenities: what is on the amenity floor and what it costs to run.
- Age: a spread from 2015 to 2026, because newer buildings have little fee history.
- Location: parks, the 80 Queensway bus at the door, and the distance to Line 2 and Mimico GO.
I left out buildings where too many basics were unverified, such as Curio, whose storey count and fee structure my page could not confirm.
Building facts come from my own building pages, which cite condos.ca, strata.ca, City of Toronto open data and developer material. I do not publish prices or rents here. The order is my judgement, not an official ranking.
1. Reina Condos, 689 The Queensway
What it offers
Reina is the Queensway building I would show a family first, because its suite mix is deliberately weighted to two and three bedrooms. Suites run from roughly 520 to 1,485 sq ft, from one-bedroom up to three-bedroom-plus-den.
The nine-storey building has 200 suites; the builder’s own materials say 197. It was developed by Urban Capital with Spotlight Development, designed by BDP Quadrangle, and its corporation, TSCC-3158, registered on 23 December 2025.
What it means for buyers
The amenity list is built around households, not just singles: a children’s play room and outdoor play area, a roughly 6,500 sq ft courtyard, rooftop deck, yoga studio, fitness centre, pet wash and stroller parking on every floor.
Fees are low for the corridor. My building page puts them at about $0.59 to $0.62 per square foot as at August 2026, with bulk high-speed internet and water included and hydro sub-metered separately.
Practical notes
The 80 Queensway and 76 Royal York South buses are steps away, Mimico GO is about 1.1 km and Royal York station on Line 2 about 2.6 km. Norseman Junior Middle School and Etobicoke Collegiate Institute are listed as the zoned TDSB schools; confirm with the TDSB locator. See my Reina page.
2. Queensway Park Condos, 784 The Queensway
What it offers
Queensway Park backs onto Queensway Park itself, which my building page puts at 3.1 hectares. That green outlook is unusual on a corridor that is otherwise lined with retail plazas.
The nine-storey building has 170 suites (some sources say 172), with the residential lobby at 7 Smith Crescent. It was developed by Urban Capital with Rosewater Developments and designed by RAW Design, and corporation TSCC-2934 registered on 25 August 2022.
What it means for buyers
Suites run from about 453 to 1,162 sq ft, with about 41 percent two-bedrooms. Ten-foot exposed concrete ceilings give it a loft feel, and the amenity list includes a playroom, art studio, library, pet wash and a terrace with vegetable and herb gardens.
Fees are among the lower ones on the strip. My page reported about $0.66 to $0.74 per square foot as at August 2026, and strata.ca lists $0.66. Heat and hydro inclusions conflict between sources, so confirm them on the status certificate.
Practical notes
The 80 Queensway, 15 Evans and 76 Royal York South buses are within about 0.2 km; Mimico GO is about 1.3 km. There are 181 parking and 130 bicycle spaces on two underground levels. See my Queensway Park page.
3. Verge Condos East Tower, 1007 The Queensway
What it offers
Verge East is the newest and largest amenity package on the corridor. It is 17 storeys with 341 suites, part of a RioCan Living project built with SKYGRiD that totals about 544 suites across two towers and more than 30,000 sq ft of retail at grade.
Corporation TSCC-3160 registered in January 2026. Amenities include a 24-hour concierge, co-working space, fitness centre and two interactive studios, a golf simulator, kids’ play studio, pet spa, a ninth-floor terrace with lake views and an eleventh-floor putting green.
What it means for buyers
Suites run from about 443 to 1,108 sq ft, from one-bedroom to three-bedroom. Across both towers the project mix is 28 studios, 252 one-bedrooms, 200 two-bedrooms and 57 three-bedrooms.
The open question is cost. Maintenance fees were not published as at August 2026, and with zero resales in the year to October 2026 there is no fee track record to read. Ask for the current budget before you commit.
Practical notes
The 80 Queensway and 110 Islington South buses are steps away; Kipling station is about 2.3 km and Mimico GO about 1.7 km. The 10-storey West Tower at 1037 shares the project. See my Verge East page.
4. 859 West, 859 The Queensway
What it offers
859 West has one of the broadest suite mixes on the corridor, including three-bedroom and three-bedroom-plus-den plans. Suites run from roughly 505 to 1,350 sq ft, with about 42 percent one-plus-dens and about 9 percent three-bedroom layouts.
The 11-storey building has 187 suites as built. It was developed by First Avenue Properties with Latch Developments, designed by Teeple Architects, and corporation TSCC-3049 registered on 15 April 2024.
What it means for buyers
The amenities lean social rather than athletic: a games and media room with wet bar, a private dining room with catering kitchen, co-working space, children’s play area, rooftop deck, cabanas and lawn bowling lanes. My page notes there is no pool.
Watch the fee gap. My page records a builder budget of about $0.56 per square foot, but actual listings computed closer to $0.96. Inclusions are reported as heat, parking and water, with hydro individually metered; verify on the status certificate. A building that is only a couple of years old is still settling its real operating costs.
Practical notes
The 80 Queensway bus is steps away and Mimico GO about 1.4 km; Kipling station is about 2.5 km. See my 859 West page.
5. IQ Condos, 1185 The Queensway
What it offers
IQ Condos is the established choice: built in 2015, with a pool and a long amenity list in a 12-storey, 123-suite building. Two mid-rise towers share a podium, built by The Remington Group and designed by EI Richmond Architects, under corporation TSCC-2422.
Amenities include a 24-hour concierge and security, indoor pool, hot tub, sauna, fitness centre, yoga studio, rooftop deck with BBQs, party room, games and media rooms, two guest suites, a pet spa and a private courtyard park with playground.
What it means for buyers
Suites are smaller, at roughly 400 to 966 sq ft, with one-bedroom and one-plus-den plans making up about three-quarters of the mix. It suits singles, couples and downsizers who want a pool without a 40-storey tower.
A decade of operation means there is a real fee and reserve fund history to read. My page derived fees of about $0.94 to $1.06 per square foot from August 2026 listings, and sources conflict on inclusions.
Practical notes
The 80 Queensway bus is steps away and the 44 Kipling South about 0.4 km; Kipling station and Mimico GO are each about 2.1 km. See my IQ Condos page.

What this means if you’re buying or selling on The Queensway
The Queensway is a mid-rise market, so you are mostly choosing between newer buildings with little history and a handful of 2015-era buildings with a track record. In a building registered in the last two years, the first budgets are estimates, and the gap between builder budget and actual fees can be wide, as 859 West shows.
Transit is buses first. Every pick has the 80 Queensway at or near the door, Mimico GO is one to two kilometres south, and Line 2 at Royal York or Kipling is more than two kilometres north. Price in the bus, not a future station.
Supply is still growing, with 1156 The Queensway and BLVD Q at 933 to 935 under construction. My list of every condo building on The Queensway tracks all 16, and it is the quickest way to see what will compete with your suite when you sell.
Before you firm up on any of these, read the status certificate for fee inclusions, the reserve fund study and any special assessments. Sources disagree on inclusions in several Queensway buildings, and the certificate is the only document that settles it.

What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.
