My top five lakefront condo buildings in Etobicoke are Palace Place at 1 Palace Pier Court (44 storeys, suites up to about 2,900 sq ft), The Palace Pier at 2045 Lake Shore Blvd W (opened 1978), Eau du Soleil at 2183 Lake Shore Blvd W (first residents 2019), Marina Del Rey at 2261 to 2269 Lake Shore Blvd W (Malibu Club with pool and courts) and Grand Harbour at 2285 Lake Shore Blvd W (about 0.9 km to Mimico GO). The order is my judgement, not an official ranking.
How I chose these five
“Lakefront” gets used loosely in Etobicoke listings, so I set a strict test. A building made this list only if a source I checked places it at the water’s edge or on the lake side of Lake Shore Boulevard West, not just “near the lake.”
That rules out many good towers that sit a block or two back behind parks or other buildings. It also leaves a list that leans toward the Humber Bay end of Etobicoke, where most of the high-rise shoreline is.
- Position: stated as fronting the waterfront, on the lake side of Lake Shore, or at the mouth of the Humber.
- Amenities and suite size: what you get for the fee, and whether larger plans exist.
- Age: a spread from 1978 to 2019, because older lakefront buildings and newer ones carry very different fee structures.
Facts come from my own building pages, which cite condos.ca, strata.ca, City of Toronto open data and developer material. I leave prices and rents out on purpose. The order is my judgement, not an official ranking.
1. Palace Place, 1 Palace Pier Court
What it offers
Palace Place sits where the Humber meets Lake Ontario, with the Humber River, the Waterfront Trail and the Humber Bay Arch Bridge at its door. The cruciform tower is 44 storeys, about 138 m, with 504 suites.
It was built by Bramalea Limited, and corporation MTCC-1053 registered on 12 May 1993; Wikipedia and blogTO give 1991 as the completion year. Amenities include concierge, security, an indoor pool, sauna and guest suites.
What it means for buyers
Suites run from roughly 830 to almost 2,900 square feet, so this is a building for people who want real space with the lake. There are no small studios to dilute the mix.
Fees are high but broad. My October 2026 page calculated about $1.20 per square foot across current listings, covering heat, hydro, air conditioning, cable TV, water, parking, building insurance and common elements. When hydro is inside the fee, compare your total monthly cost, not the fee alone.
Practical notes
Bus stops and the 507 streetcar are about 0.3 km away; Jane station on Line 2 is about 2.2 km straight-line. Full notes are on my Palace Place page.
2. The Palace Pier, 2045 Lake Shore Blvd W
What it offers
The Palace Pier is the original lakefront tower at the eastern edge of Humber Bay Shores, right where the Humber meets the lake. It opened in 1978, built by Bramalea with architect Edward I. Richmond, and corporation YCC-382 registered on 23 March 1978.
Listing data counts 45 storeys and other sources say 46, with 433 suites. Amenities on record include concierge, security, guest suites, sauna, a tennis court and underground parking.
What it means for buyers
Suites run from about 888 to 3,303 sq ft, the largest range on this list. If you are downsizing from a house and want a suite that still holds your furniture, this is one of the few lakefront towers built at that scale.
Fees reflect the age and the size. My October 2026 page found fees from about $1,140 a month for a one-bedroom to over $3,800, which works out to well over $1 per square foot. Heat, hydro, air conditioning, water, cable TV, insurance and parking are included.
Practical notes
At nearly 50 years old, the reserve fund study and any planned major repairs matter as much as the view. Bus stops and the 507 streetcar are about 0.2 km away. See my Palace Pier page.
3. Eau du Soleil, 2183 Lake Shore Blvd W and 30 Shore Breeze Dr
What it offers
Eau du Soleil sits on the edge of Lake Ontario at the foot of Park Lawn, right where the waterfront trail runs past. It is the newest of the five, with first residents moving in during 2019.
It was built by Empire Communities with Dream Unlimited, designed by Richmond Architects with Zeidler Partnership. Empire marketed the two towers at 66 and 49 storeys. Amenities include a 24-hour concierge, salt-water pool and hot tub, fitness centre, spin room, yoga studio, a sky court for basketball and tennis, guest suites and a 49th-floor lounge.
What it means for buyers
Suites range from about 480 to 3,209 sq ft, but most trades are one-bedrooms and one-plus-dens under 700 sq ft. This is the lakefront entry point for a first-time buyer who wants a modern amenity package.
My October 2026 page found active listings averaging about $1.03 per square foot in fees, covering common elements, insurance, heat and air conditioning. The two towers may be separate corporations with separate budgets, so confirm which one a suite is in.
Practical notes
Bus stops and the 507 streetcar are about 0.2 km away; Mimico GO is about 1.7 km. More on my Eau du Soleil page.
4. Marina Del Rey, 2261 to 2269 Lake Shore Blvd W
What it offers
Marina Del Rey fronts the original piece of the Humber Bay waterfront, with its towers stepping along the north side of the boardwalk and yacht-club lands. Camrost built the complex in 1990 and 1991.
It has about 817 suites across three towers; condos.ca lists 17 storeys at 2261 and 32 at 2269. The Malibu Club has an indoor pool and whirlpool, sauna, two squash courts, fitness centre, party room, billiard room, library, a lakefront patio, tennis court, barbecues and a car wash.
What it means for buyers
Suites from this era typically live larger than newer construction, and the recreation club is one of the most complete on the shoreline. That combination suits buyers who will actually use a pool and courts.
Condos.ca records the fees as covering heat, hydro, water, cable TV, air conditioning and building insurance. I keep dollar figures off my building page for this complex, so get the current fee for the exact suite and tower.
Practical notes
The 501 streetcar at Legion Road is about 0.1 km away and Mimico GO about 1.2 km. Databases describe the complex inconsistently, so check which tower and corporation a suite belongs to on my Marina Del Rey page.
5. Grand Harbour, 2285 and 2287 Lake Shore Blvd W
What it offers
Grand Harbour sits on the lake side of Lake Shore Boulevard West, in the waterfront setting by the Humber Bay parks. It was completed in 1991 by Rylar Developments, with townhomes at 2289.
The 2285 tower is 27 storeys. Amenities on record include a pool, gym, concierge, party room, squash court, guest suites, hot tub, sauna and car wash.
What it means for buyers
Grand Harbour has the best GO access on this list. Mimico GO is about 0.9 km straight-line, and the 501 and 507 streetcar stop at Louisa Street is about 0.1 km away.
Condos.ca describes the fees as all-inclusive, covering hydro, cable and internet. That can make the monthly fee look high next to a newer tower until you add up the newer tower’s separate utility bills. Ask the seller for a year of their own utility and fee costs so you can compare like with like.
Practical notes
Condos.ca shows both 276 and 408 for the suite count, so I do not quote one. Recent sales have been mostly one- and two-bedroom suites. See my Grand Harbour page.

What this means if you’re buying or selling in Etobicoke
True lakefront condos in Etobicoke are mostly older buildings, and that shapes the purchase more than the view does. Four of my five picks were completed between 1978 and 1993, with large suites and fees that bundle utilities.
Further west, much of the Long Branch lakefront is in private hands, and the low-rise condos there tend to sit close to the lake rather than on it. My page on Lakeshore Park Estates covers that trade-off, including the Long Branch GO station about 0.2 km away.
For any older lakefront tower, ask for the reserve fund study, the last two years of budgets and any notices of special assessments before you firm up. In a building this age, read what the study says about windows, balconies, the garage and the mechanical systems.
When you check sales data, TRREB reports Humber Bay Shores towers under the Mimico community. My Humber Bay Shores guide lists all 22 towers on the strip if you want to compare lake-side and park-side options.

Frequently asked questions
Which Etobicoke condos are actually on the lake?
Buildings a source places at the water include Palace Place and The Palace Pier where the Humber meets Lake Ontario, Eau du Soleil on the edge of the lake at the foot of Park Lawn, Marina Del Rey fronting the Humber Bay waterfront, and Grand Harbour on the lake side of Lake Shore Blvd W. Many other towers sit a block back behind parks.
What is the oldest lakefront condo in Etobicoke?
Of the buildings I reviewed, The Palace Pier at 2045 Lake Shore Blvd W is the oldest. It opened in 1978, built by Bramalea, and its corporation YCC-382 registered on 23 March 1978. It has 433 suites ranging from about 888 to 3,303 sq ft.
Why are maintenance fees higher in older lakefront condos?
Part of it is what the fee covers. At Palace Place my October 2026 page found about $1.20 per square foot, but that includes heat, hydro, air conditioning, cable TV, water and parking. Condos.ca describes Grand Harbour’s fees as all-inclusive too. Compare total monthly costs, not fees alone.
Which lakefront condo in Etobicoke is closest to a GO station?
Among these five, Grand Harbour at 2285 Lake Shore Blvd W is closest to Mimico GO, about 0.9 km straight-line. Marina Del Rey is about 1.2 km and Eau du Soleil about 1.7 km. Further west, Lakeshore Park Estates in Long Branch is about 0.2 km from Long Branch GO, though my page places it close to the lake rather than on it.
Which lakefront Etobicoke condo has the most amenities?
Marina Del Rey’s Malibu Club and Eau du Soleil have the longest lists. Marina Del Rey has an indoor pool, whirlpool, sauna, two squash courts, fitness centre, tennis court, library and a lakefront patio. Eau du Soleil has a salt-water pool, sky court, spin and yoga rooms and a 49th-floor lounge.
