Top 5 Condo Buildings to Rent in Tam O'Shanter and L'Amoreaux, Scarborough, Toronto (2026)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 22 September 2026 · 8 min read — five condo buildings worth renting in, what each is genuinely good and bad at, and what rent actually costs here.

Short answer

The best condo buildings to rent in Tam O’Shanter and L’Amoreaux are Wish Condos, JOY Condos, Legends at Tam O'Shanter, The Greens at Tam O'Shanter and Skygarden. Condo apartments leased through TRREB’s MLS® System in district E05 averaged $2,142 a month for a one-bedroom and $2,660 for a two-bedroom in Q2 2026.

Pick on transit, suite size and what the rent includes — not on the lobby.

The five at a glance

# Building Address Built Why renters like it
1 Wish Condos 3121 Sheppard Ave E 2021 The newer-amenity pick on the west side, with modern suites and a pet-friendly amenity set on a direct bus route to Line 4
2 JOY Condos 195 Bonis Ave 2018 The transit and convenience pick: a 2018 tower by the mall and a short walk to Agincourt GO
3 Legends at Tam O'Shanter 238 Bonis Ave 2007 A mid-age Tridel option between the old large-suite towers and the new small-suite mid-rises
4 The Greens at Tam O'Shanter 168 Bonis Ave 1992 The larger-layout pick: a 1990s Tridel tower with resort-style amenities and all-inclusive fees, near GO
5 Skygarden 2350 Bridletowne Circle c. 1979–1980 The L'Amoreaux value-and-space pick: a huge suite with utilities included, across from Bridlewood Mall

How I chose them: I looked at Tam O’Shanter and L’Amoreaux the way a tenant should — how quickly you reach transit, what the building actually offers day to day, suite sizes, building age and condition, and how many units come up for lease so you have choice. This is my own shortlist, not a paid or third-party ranking, and every building fact below is linked to a source at the end.

What renting a condo in Tam O’Shanter and L’Amoreaux costs right now

Q2 2026, condo apartments Avg 1-bed Avg 2-bed Units leased
TRREB district E05 $2,142 $2,660 101
City of Toronto $2,316 $3,154 15,388
Whole GTA (TRREB area) $2,273 $3,013 21,251

Source: TRREB Rental Market Report, Q2 2026. District E05 is the TRREB reporting area that covers Tam O’Shanter and L’Amoreaux; it is wider than the neighbourhood itself, so treat these as a guide rather than a quote for any one building.

Across the GTA, average condo rents were still below a year earlier in Q2 2026 — one-bedrooms down 2.3% and two-bedrooms down 1.7% — with 27,844 units listed for rent against 21,251 leased. TRREB says conditions still favour renters, which means there is usually room to negotiate on start date, parking or a longer term.

Living in Tam O’Shanter and L’Amoreaux as a renter

Leafy, established Scarborough suburbs: 1960s Bridlewood family subdivisions, the public Tam O'Shanter golf course, and pockets of condo towers. Older 1970s–90s towers at Warden/Finch and on Bonis Ave are known for very large suites, while newer mid-rises have gone up along Sheppard Ave E.

Transit No subway or LRT inside the area. Things renters in Tam O’Shanter and L’Amoreaux should know

  • Commutes depend on buses to Lines 1, 2 or 4 (or GO from Agincourt), so budget extra travel time compared with subway-adjacent areas.
  • The 1970s–90s Tridel towers (Bridletowne Circle, Bonis Ave) have very large suites and fees that include hydro, so all-inclusive rent is common; newer Sheppard Ave mid-rises have small suites and usually separate hydro.
  • Towers along Bonis Ave near Kennedy are close to Hwy 401 and Agincourt Mall traffic; the Bridletowne Circle towers are set back in park-like grounds.

Before you sign a condo lease

  • Use the Ontario Standard Lease. Landlords of most private rental units, condos included, must use the province’s standard lease template for new leases.
  • Deposits are capped. A landlord can ask for a rent deposit of no more than one month’s rent, and it must go toward your last month. Damage deposits are not allowed; a key or fob deposit must be refundable. See Ontario rental deposit rules.
  • Check the rent-control date. The annual guideline (2.1% for 2026, 1.9% for 2027) does not apply to units first occupied as residences after 15 November 2018. Ask when the building was first occupied — in newer towers your increases are negotiable, not capped.
  • Get utilities in writing. Newer towers usually meter hydro separately; many older buildings include it in the condo fee. It can be a real monthly difference.
  • Read the condo rules. Tenants must follow the corporation’s declaration and rules — pets, move-in bookings, elevator deposits and short-term rental bans all live there.

The takeaway

In Tam O’Shanter and L’Amoreaux, Wish Condos and JOY Condos are where I would start, but the right building depends on your commute and whether you want amenities or square footage. Compare the all-in monthly cost — rent, hydro, parking, locker — not the headline rent, and remember that in Q2 2026 renters, not landlords, had the upper hand across the GTA.

What’s your condo
worth today?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

On most MLS condo leases in the GTA the landlord pays the brokerage commission, but always confirm in writing before signing any agreement. I can search these buildings and review the lease with you.
