The best condo buildings to rent in Yonge and Bloor are One Bloor, 55C, Casa, Uptown Residences and The Residences of 8 Park Road. Condo apartments leased through TRREB’s MLS® System in district C08 averaged $2,269 a month for a one-bedroom and $3,122 for a two-bedroom in Q2 2026.

How I chose them: I looked at Yonge and Bloor the way a tenant should — how quickly you reach transit, what the building actually offers day to day, suite sizes, building age and condition, and how many units come up for lease so you have choice. This is my own shortlist, not a paid or third-party ranking, and every building fact below is linked to a source at the end.
What renting a condo in Yonge and Bloor costs right now

One caution: district C09 had only 49 condo leases in the quarter, so a few unusual suites can move the average a lot.
Across the GTA, average condo rents were still below a year earlier in Q2 2026 — one-bedrooms down 2.3% and two-bedrooms down 1.7% — with 27,844 units listed for rent against 21,251 leased. TRREB says conditions still favour renters, which means there is usually room to negotiate on start date, parking or a longer term.

Getting around: Located right at Bloor-Yonge station (Lines 1 and 2), with an underground connection.
What the building offers: 24-hour concierge; indoor and outdoor pools with hot and cold plunge; fitness centre with yoga studio; steam rooms; outdoor terrace with BBQ; party room and media room.
What renters should know:
- About 27,000 sq ft of amenities on floors 6-7 and retail in the podium.
- A very large building with many investor-owned units, so there are usually many listings to choose from.
- Busy corner: expect crowds and some street noise on lower floors.
Why it makes the list: The transit pick: a landmark tower directly at Toronto's main subway interchange.
55C
55 Charles Street East
Completed 2023 · 50 storeys · about 665 suites · Developer: MOD Developments
Getting around: About a 5-minute walk to Bloor-Yonge station.
What the building offers: Concierge; fitness centre; party room; rooftop deck; guest suites.
What renters should know:
- A 2023 building, so finishes are modern and some units are still being rented for the first time.
- Suites are mostly small (roughly 335-1,000 sq ft).
- Charles Street East is quieter than Yonge but within easy walking distance of it.
Why it makes the list: The newer-build pick a block south of Bloor on a quieter street.
Casa
33 Charles Street East
Completed 2010 · 46 storeys · about 420 suites
Getting around: About a 5-minute walk to Bloor-Yonge station; Wellesley station also close.
What the building offers: Outdoor swimming pool; fitness facility; concierge; guest suites; party and media rooms.
What renters should know:
- Maintenance Condo fees are reported to include heat, air conditioning and water, so check whether the landlord includes them in rent.
- Unit sizes range from studios to 3-bedrooms, including two-storey loft suites on one floor.
- Around 15 years old: amenities are established; ask about recent upkeep.
Why it makes the list: A mid-age tower with an outdoor pool and utility-inclusive fees, steps from Yonge.
Uptown Residences
35 Balmuto Street
Completed 2011 · 48 storeys · about 284 suites
Getting around: About a 3-4 minute walk to Bloor-Yonge or Bay stations.
What the building offers: 24-hour concierge; indoor pool; fitness centre with yoga studio; steam rooms; virtual golf room; theatre room.
What renters should know:
- Fees cover heat, air conditioning and water.
- Tucked on a side street just south of Bloor and west of Yonge, so it is quieter than the main corners.
- Art-deco-inspired tower with a two-level lobby; suites are generally larger than in newer towers nearby.
Why it makes the list: A quieter side-street tower with an indoor pool, midway between Bloor-Yonge and Bay stations.
The Residences of 8 Park Road
8 Park Road
Completed 2003 · 28 storeys · about 297 suites
Getting around: Above the retail complex at Yonge & Bloor's northeast corner, steps from Bloor-Yonge station.
What the building offers: Concierge and security; landscaped rooftop terrace of about 12,000 sq ft (15th floor); sky lobby; media room; party and meeting rooms.
What renters should know:
- Condo fees are reported to include hydro, heat, air conditioning and water, which is uncommon and makes it easier for landlords to offer all-inclusive rent.
- The tower sits over seven levels of retail at the Rosedale edge, next to the Rosedale ravines.
- Suites run from about 474 to 1,354 sq ft (1-bed to 2-bed).
Why it makes the list: The Rosedale-edge value pick: utilities built into the fees and about as close to the subway as you can live.

Living in Yonge and Bloor as a renter
Toronto's busiest subway interchange, lined with high-rise condos, offices and the Bloor Street shopping strip, right at the edge of leafy Rosedale. Towers on Charles Street East and Balmuto Street give quick access to both Yorkville and the Church-Wellesley Village.

Things renters in Yonge and Bloor should know
- The One (1 Bloor St W) is NOT complete: as of the latest available information it is topped out, and Tridel took over from Mizrahi in 2025. Estimated completion is 2028, so it is not a rental option in 2026.
- Hundreds of rentals come up at any time, so tenants have choice; the trade-off is crowds and construction around the interchange.
- Some older towers (e.g. 8 Park Road) include hydro in the fees, so check utilities in each lease.
Before you sign a condo lease
- Use the Ontario Standard Lease. Landlords of most private rental units, condos included, must use the province’s standard lease template for new leases.
- Deposits are capped. A landlord can ask for a rent deposit of no more than one month’s rent, and it must go toward your last month. Damage deposits are not allowed; a key or fob deposit must be refundable. See Ontario rental deposit rules.
- Check the rent-control date. The annual guideline (2.1% for 2026, 1.9% for 2027) does not apply to units first occupied as residences after 15 November 2018. Ask when the building was first occupied — in newer towers your increases are negotiable, not capped.
- Get utilities in writing. Newer towers usually meter hydro separately; many older buildings include it in the condo fee. It can be a real monthly difference.
- Read the condo rules. Tenants must follow the corporation’s declaration and rules — pets, move-in bookings, elevator deposits and short-term rental bans all live there.
The takeaway
In Yonge and Bloor, One Bloor and 55C are where I would start, but the right building depends on your commute and whether you want amenities or square footage. Compare the all-in monthly cost — rent, hydro, parking, locker — not the headline rent, and remember that in Q2 2026 renters, not landlords, had the upper hand across the GTA.
