Newmarket’s detached median fell 10.1% to $1,070,000 from January to October 2026, while Aurora’s dipped just 2.0% to $1,370,000. East Gwillimbury fell 11.1% and Georgina, the cheapest at $800,000, held steady. For 2027, CMHC and CREA expect more sales and small price gains, but those forecasts came before the October 2026 rate hike.
This guide is for owners, buyers and sellers in Newmarket, Aurora and the rest of northern York Region who want real numbers before planning a 2027 move. You will get three years of TRREB sold data for six towns, the latest October 2026 figures, what the rate hike changes, and what forecasters expect, with my own view clearly labelled.

The gap between the two towns has widened. In 2025, a typical Aurora detached house cost about $208,000 more than one in Newmarket. In 2026 the gap is $300,000. Aurora’s condo markets are small, under 60 sales each, so their medians can swing. For the full side-by-side, read my Newmarket vs Aurora comparison.
What are detached prices in East Gwillimbury, Georgina, King and Stouffville?
In this guide, northern York Region means the six municipalities outside the southern trio of Vaughan, Richmond Hill and Markham. Detached medians fell in all six, but by very different amounts.
| Municipality | Detached median 2024 | Median 2025 | Median 2026 | 2026 vs 2025 | Detached sales 2025 / 2026 |
|---|---|---|---|---|---|
| Newmarket | $1,265,000 | $1,190,000 | $1,070,000 | -10.1% | 438 / 483 |
| Aurora | $1,560,500 | $1,397,500 | $1,370,000 | -2.0% | 298 / 325 |

Georgina, on Lake Simcoe, is the most affordable place in York Region for a detached house, at a median of $800,000, and it held its price best along with Aurora. East Gwillimbury fell the most, 11.1%, and is now about 17% below its 2024 median. King remains the high end, where the median sits well above the $1.5 million limit for insured mortgages. If you are looking at the lake, my guide to Georgina’s Lake Simcoe waterfront homes covers what to check.
How fast are homes selling in northern York Region?
The six towns had 2,783 sales across the main home types from January to October 2026, almost the same as 2025 (2,798) but 15.5% below 2024. The real difference is speed. Detached homes in Newmarket sell much faster than in the towns further out.
| Municipality | Detached avg days on market 2024 / 2025 / 2026 | Detached active listings, end of Oct 2026 | Months of detached supply (approx.) |
|---|---|---|---|
| Newmarket | 21 / 28 / 27 | 193 | 4.0 |
| Aurora | 19 / 28 / 32 | 180 | 5.5 |
| East Gwillimbury | 25 / 31 / 38 | 189 | 7.6 |
| Georgina | 27 / 32 / 36 | 347 | 7.3 |
| King | 33 / 44 / 47 | 194 | 12.9 |
| Whitchurch-Stouffville | 29 / 36 / 38 | 215 | 7.3 |
Source: TRREB MLS data via REALM, detached homes, January–October 2024, 2025 and 2026. Months of supply is my own calculation: active listings at the end of October divided by the average monthly sales for 2026.
Here is how to read the last column. Around four months of supply leans toward buyers but is not far from balanced. Six months or more is a clear buyer’s market. Newmarket is the tightest detached market in the group. East Gwillimbury, Georgina and Stouffville have about seven months of supply, and King close to thirteen. Freehold townhouses were a bright spot: sales across the six towns rose 10% from 2025, led by Stouffville, up 41%.

What did the market look like in October 2026?
TRREB’s October 2026 report, released on 4 November, covers all home types for the month.
| Municipality | Sales | Average price | Active listings | Sold vs asking | Avg days on market |
|---|---|---|---|---|---|
| Newmarket | 98 | $959,094 | 301 | 97% | 28 |
| Aurora | 50 | $1,170,302 | 294 | 98% | 39 |
| East Gwillimbury | 31 | $1,193,871 | 211 | 94% | 41 |

| Whitchurch-Stouffville | 52 | $1,157,780 | 287 | 97% | 28 |
Source: TRREB Market Watch, October 2026, York Region municipal summary (all home types; one month of data).
Newmarket sales jumped from 64 in September to 98 in October. Across all of York Region, October sales were 1,038 with an average price of $1,142,789 and a median of $1,050,000, and TRREB counted about five months of inventory. Notice the “sold vs asking” column: King sellers accepted 92% of their asking price on average, and East Gwillimbury sellers 94%. Buyers there have room to negotiate.
How will the October 2026 rate hike affect York Region buyers?
On 28 October 2026, the Bank of Canada raised its policy rate by 0.25 points to 2.50%, its first increase in more than three years, to stop high energy prices from spreading into other prices. It said housing should stay relatively weak and that a further increase could be needed. The big banks raised prime from 4.45% to 4.70% on 29 October.
By my own arithmetic, a rate move from 4.50% to 4.75% adds about $112 a month to an $800,000 mortgage on a 25-year amortization. If you are stretching to buy a larger house further from the city, even a small rate change matters. The next decision is on 9 December 2026.
What do forecasters expect for Newmarket and Aurora in 2027?
No major forecaster publishes a forecast for Newmarket, Aurora or their neighbours. These are the closest:
- CMHC (22 July 2026, Toronto census metropolitan area, baseline): MLS sales rising from 63,500 in 2026 to 71,500 in 2027, and the average price from $1,020,000 to $1,050,000.
- CREA (16 October 2026, national): 2027 sales up 4.4% and the average price up 1.2%, assuming limited Bank of Canada action.
- Bank of Canada (28 October 2026): housing to remain relatively weak; inflation averaging about 3% in 2027.
- TRREB (4 November 2026): no 2027 number, but it said a Canada-U.S. trade deal and an end to the Middle East conflict could renew buyer interest as 2027 begins.
Both number forecasts came before the October hike. If rates rise again, the towns with the most supply, such as King and East Gwillimbury, are likely to stay soft the longest.
What else could affect northern York Region home prices in 2027?
- Property tax. The 2026 residential tax rate is 0.919045% in Newmarket and 0.873953% in Aurora, including the region and education portions. Tax is charged on your MPAC assessed value, not your purchase price.
- Highway 425 (the Bradford Bypass). Ontario has started building the west section of this 16.3 km, four-lane highway linking Highway 400 and Highway 404 across York Region and Simcoe County. No completion date has been published, so do not pay extra today for a future shorter drive.
- New-home HST relief. Ontario’s enhanced rebate, whose enabling act received Royal Assent on 12 May 2026 (federal regulations and the CRA application process were still to follow in the reports I found), gives up to $130,000 in combined HST relief on eligible new homes when the agreement is signed between 1 April 2026 and 31 March 2027. Buyers of new houses and towns in the area should check whether they qualify before that deadline.
Is 2027 a good time to buy or sell in Newmarket and Aurora?
For buyers, it is a better time than any point since 2024. Prices are lower, and in most of these towns you will have several homes to compare and room to negotiate. In Newmarket, the detached market is tighter, so good homes still sell within a month. For sellers, price to 2026 sales, not to 2024 or 2025. For a current range, see how much your Newmarket or Aurora house is worth, and for a wider York Region view, my Markham and Richmond Hill market outlook.
This is my own cautious view, not a forecast. Aurora and Georgina detached homes held their value in 2026, so I would not expect big bargains there in 2027. Newmarket and East Gwillimbury have already dropped 10% or more this year, which makes them worth a close look for a buyer with a steady income. King and the high end of the market will likely stay slow until rates stop rising.
In King, East Gwillimbury, Georgina and Stouffville, detached supply is seven months or more. If you are buying there before selling your current home, you could end up carrying two properties for months. Sell first, or make your purchase conditional on your sale, unless you can comfortably afford both.
What to do next
- Find your town and home type in the tables above and compare the 2026 median with recent sales on your street.
- Get a pre-approval with a rate hold before the 9 December 2026 Bank of Canada decision.
- If you are buying a new home, check whether you can sign by 31 March 2027 to qualify for the enhanced HST relief.
- If you are selling in a town with seven months or more of supply, plan for a longer sale and price to recent sold homes, not active listings.
- Re-check these numbers in spring 2027, when early-year sales will show whether prices are steadying.

Frequently asked questions
Are house prices going down in Newmarket?
Yes. Newmarket’s median detached price fell 10.1% to $1,070,000 from January to October 2026, compared with the same months of 2025, according to TRREB MLS data via REALM. Every main home type fell, including condo apartments, down 12.8% to $490,000. Detached sales still rose about 10%, so buyers are active at the lower prices.
What is the Newmarket housing market forecast for 2027?
There is no Newmarket-only forecast for 2027. CMHC’s July 2026 baseline for the Toronto area expects sales up about 13% and the average price up about 3%, and CREA expects national prices up 1.2%. Both came before the Bank of Canada raised its rate to 2.50% in October 2026, so treat them as a best case.
What is the average house price in Aurora in 2026?
The median detached house in Aurora sold for $1,370,000 from January to October 2026, down just 2.0% from 2025, according to TRREB MLS data via REALM. In October 2026 alone, the average price for all home types in Aurora was $1,170,302 on 50 sales. Aurora condo apartments had a median of $583,500.
Is the Aurora housing market slowing down?
Yes, in speed more than price. Aurora detached homes took about 32 days on average to sell from January to October 2026, up from about 19 days in 2024, and there was roughly five and a half months of detached supply. The detached median fell only 2.0%, but condo apartments fell 14.8%.
What is the cheapest town in York Region to buy a house?
Georgina is the cheapest York Region municipality for a detached house. Its median was $800,000 from January to October 2026, down 2.1% from 2025, according to TRREB MLS data via REALM. Newmarket was next among the northern towns at $1,070,000. Georgina had about seven months of detached supply, so buyers there have room to negotiate.
How long does it take to sell a house in Newmarket?
A Newmarket detached house took about 27 days on average to sell from January to October 2026, according to TRREB MLS data via REALM. That is the fastest among the northern York Region towns, where East Gwillimbury and Stouffville took about 38 days and King about 47. In October 2026, Newmarket homes sold for 97% of asking.
What is the property tax rate in Newmarket and Aurora for 2026?
The 2026 residential property tax rate is 0.919045% in Newmarket and 0.873953% in Aurora, including the town, York Region and education portions. The rate is applied to your MPAC assessed value, not to the price you paid. Both towns publish their tax rate schedules on their official websites.
Is East Gwillimbury a good place to buy in 2027?
It can be for patient buyers who are willing to negotiate. East Gwillimbury’s detached median fell 11.1% to $1,125,000 from January to October 2026, and it had about seven and a half months of supply. In October 2026, sellers there accepted 94% of asking on average.
Should I sell my house in Newmarket or Aurora now or wait for 2027?
If you need to sell in the next year, waiting is unlikely to help much. Forecasters expect only small price gains in 2027, and those forecasts came before the October 2026 rate hike. Newmarket’s detached market has about four months of supply, Aurora’s about five and a half, so a well-priced home still sells.
