Living here
Renters, Airbnb and elevators at Glen Lake Condos
Do mostly owners or renters live here?
Mostly owner-occupied. Of 20 deals here in the last 24 months, 7 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Glen Lake Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Glen Lake Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Glen Lake is the building I suggest to buyers who want the Dundas West and Roncesvalles end of the city without living in a 40-storey tower. It is a seven-storey, red-brick building from 2005 with about 126 suites, a concierge, and a fee that already covers heat, air conditioning and parking. It is also small-suite heavy and sits on a corner that is about to change, and you should know both before you book a showing. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Glen Lake Condos is a seven-storey, 126-suite mid-rise condominium at 2495 Dundas Street West, at Glenlake Avenue in Toronto’s High Park North neighbourhood. It was developed by Georgian Group and completed in 2005; the condominium corporation, TSCC-1670, was registered on 20 April 2005. Wilson Blanchard is the listed property manager. Suites run roughly 521 to 1,085 sq ft, mostly one-bedrooms and one-bedroom-plus-dens. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water.
Glen Lake Condos at a glance
A brick mid-rise in a corridor of towers
The stretch of Dundas Street West between Bloor and the Junction is turning into one of the west end’s busiest development corridors. Glen Lake predates almost all of it. It is a traditional red-brick building of seven storeys, built by Georgian Group just after the turn of the millennium, and it reads more like the low-rise brick streets behind it than like the glass towers going up around the Dundas West station area.
That scale is the point. At about 126 suites, it is big enough to support a concierge and an underground garage, and small enough that you see the same faces in the elevator. One recent listing described it as a boutique, well-managed building, and that matches what a building of this size usually feels like in practice. I have not found the architect’s name in any source I trust, so I am leaving it out.
Mostly one-bedrooms, and what that means
The suite mix leans small. Strata.ca’s breakdown puts roughly half the building in one-bedrooms and about a quarter in one-bedroom-plus-dens, with two-bedrooms making up most of the rest and only a handful of two-plus-dens. Condos.ca gives a size range of about 521 to 1,085 sq ft; strata.ca lists a smaller low end, so check the actual floor plan rather than relying on either figure.
Inside, the finishes are typical of mid-2000s construction: hardwood or laminate floors, large windows, and in some suites rounded concrete columns that you have to plan furniture around. Many suites have Juliet balconies rather than walk-out space, while others have proper balconies. If outdoor space matters to you, filter for it from the start, because it changes the value of a suite here more than finishes do.
The practical result is a building that suits singles, couples and first-time buyers far better than families. Two-bedroom suites exist but come up less often, and when they do they tend to move quickly.

The fee covers more than it looks like
Fees on the current listings work out to about $1.12 per square foot, which looks high next to a newer tower quoting $0.70. Before you rule the building out on that number, look at what is inside it: common elements, heat, central air conditioning, building insurance, parking and water. At many newer buildings, heat and cooling run through your own meter and parking is billed separately.
So the honest comparison is total monthly cost, not the fee line. Add a separate parking charge and a year of heating and cooling bills back onto the cheaper-looking building, and the gap narrows considerably. Hydro and internet are still yours to pay, so budget for those either way.
The current listings I reviewed also included an underground parking space and a locker, which is not something you can take for granted with one-bedrooms in newer buildings nearby. Confirm both on the status certificate for the suite you are considering.
Next door: a 29-storey tower is coming
This is the part I would not let a client skip. At 2475 Dundas Street West, the southwest corner of Dundas and Glenlake, Fairway Developments has proposed a 29-storey condominium tower designed by BDP Quadrangle. In April 2026 City Council accepted a settlement for a revised version of about 263 units, with the final Ontario Land Tribunal order still pending at the time of reporting.
For Glen Lake owners that means, in time, a construction site at the neighbouring corner and then a much taller neighbour. Views, light and street noise on the south side could all change, and a large wave of new suites nearby will compete with resales here. On the other side of the ledger, more density and retail at the corner usually improves the street. If you are buying a south-facing suite, ask the seller and the board what they know about the timeline.
Pricing: priced like a resale, not a pre-sale
Condos.ca puts the building average at about $926 per square foot. Strata.ca’s transaction data shows one-bedrooms averaging around $935 per square foot and one-bedroom-plus-dens around $909, with larger two-bedrooms trading for noticeably less per foot. That pattern is normal: small suites carry a higher price per foot because buyers pay for the bedroom count, not the area.
At the time of writing there were three one-bedrooms on the market, all in the 500 to 599 sq ft band, asking between $499,000 and $549,000, with monthly fees between about $614 and $641. That is a tight range, which tells you buyers have real comparables to work from here.
Compared with new towers in the Dundas West and Bloor area, where developer pricing often runs well above $1,000 per square foot with parking extra, Glen Lake gives you an established building with heat, cooling and parking bundled. For the building’s recent recorded trades, see my building sold report.

Amenities at Glen Lake Condos
This is a practical amenity package rather than a resort one: a concierge, a gym, a party room that one listing describes as recently renovated, a meeting room and a barbecue terrace. There is no pool, which is one reason the fee goes mostly to utilities and parking rather than mechanical overhead.
Jatin’s honest take on Glen Lake Condos
Who this building suits
First-time buyers, singles and couples who want to live between Roncesvalles, the Junction and High Park in a building with a concierge, without the elevator waits of a tower. It also suits buyers who like predictable monthly costs, because heat, cooling and parking are already in the fee. Families needing three bedrooms will run out of options quickly here.
What I’d want you to check
This is a 2005 building, so it is into the period when original mechanical systems, the garage membrane, windows and the roof start to come due. Read the reserve fund study and the last two years of board minutes for planned projects. Condos.ca flags a pet restriction, so confirm the actual pet rules in the declaration before you move a dog in. Confirm that the suite comes with parking and a locker, check whether the balcony is a full balcony or a Juliet, and if the suite faces south, think about the approved tower at 2475 Dundas Street West.
The value question
At roughly $900 to $935 per square foot for the smaller suites, you are paying a normal resale price for this pocket and getting a bundled fee and a quieter, lower building in return. The risk is the construction across the street and the new supply it brings. For an owner-occupier staying five years or more who picks the right exposure, I think it is solid value. If you want me to pull the recent trades before you make an offer, book a call.
