Living here
Renters, Airbnb and elevators at Hendon Park Towns
Do mostly owners or renters live here?
Mix of owners and renters. Of 18 deals here in the last 24 months, 10 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Hendon Park Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Hendon Park Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Hendon Park Towns is the townhouse answer for buyers who want to be near Yonge and Finch but do not want a tower. Wycliffe Homes put 113 homes in five low blocks on a quiet side street next to a real neighbourhood park, and the fee per square foot is about half what you would pay in most condos nearby. The suites are on the smaller side, so it pays to be clear on what you need. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Hendon Park Towns is a 113-home condominium townhouse community at 11-23 Eldora Avenue in Newtonbrook West, near Yonge Street and Finch Avenue, listed on this site under Willowdale, Yonge & Sheppard, Bayview Village and North York Centre. It was built by Wycliffe Homes and designed by SRN Architects, and it was completed in 2017. The condominium corporation is TSCC-2574, registered on 23 February 2017, and condos.ca lists FirstService Residential as the manager. The homes were marketed at about 705 to 1,600 square feet. Condos.ca lists common elements, building insurance, parking and water as included in the maintenance fee.
Hendon Park Towns at a glance
Five low blocks by Wycliffe Homes
When UrbanToronto covered the launch in 2013, Hendon Park Towns was presented as 113 homes spread across five blocks, designed by SRN Architects for Wycliffe Homes. Wycliffe is a long-established GTA builder, which UrbanToronto describes as having more than 60 years in business and more than 10,000 homes built across over 100 communities.
The look is contemporary and geometric: ivory stucco and sandstone-coloured brick with dark accents, clean lines and large windows. Ten years on, the blocks still read as clearly newer than much of what surrounds them.
Addresses vary between sources. Condos.ca groups the complex as 11 to 23 Eldora Avenue, the marketing used 7 Eldora Avenue, and other listing sites run the range to 29 Eldora. All describe the same corporation, TSCC-2574, so use that number when you compare listings, and make sure the status certificate you receive is for that corporation.
Layouts: townhouse living at condo sizes
Livabl described the homes as two-storey townhomes from about 705 to 1,600 square feet, while condos.ca records the complex as low-rise with one floor. The difference likely reflects how each site counts levels, but confirm the layout of any home you view, including whether it sits above or below a neighbour.
The original finishes were marketed with stainless steel appliances, Paris Kitchens cabinetry and granite counters, plus brick or stone feature walls and large windows. At ten years old, many homes will still have those original kitchens, so expect variation between untouched and updated homes.
Much of what comes up for sale sits at the smaller end of the range, in compact two-bedroom plans. The larger homes toward 1,600 square feet are where families will want to look, and those come up less often.

What a 113-home townhouse corporation looks after
In a townhouse condominium like this, the corporation typically maintains the exterior, the grounds, the internal walkways and the shared parking, while you look after the inside of your home. The declaration sets out the exact split, and it is worth reading, because items such as windows, doors and private terraces are handled differently from complex to complex.
At 113 homes, the corporation is large enough to spread costs reasonably but small enough that owners can follow what the board is doing. With no elevators, pool or concierge to fund, the big future costs are roofs, paving, exterior cladding and any underground parking structure. Those are the lines I would look for in the reserve fund study.
Turnover is steady but not heavy. When I checked, two homes were listed for sale and three for lease, which suggests a mix of owner-occupiers and investors rather than a complex dominated by either.
Next to Hendon Park, a short walk from Yonge
The complex takes its name from Hendon Park, the neighbourhood park beside it. UrbanToronto lists two baseball diamonds, several tennis courts, a splash pad, shaded benches and a walking path. For a townhouse buyer with children or a dog, having that next door does a lot of what a condo amenity floor would otherwise do, without adding a cent to your fee.
The other half of the appeal is Yonge Street. The complex was marketed as walkable to the subway, with Viva and GO Transit connections nearby, and the automatic panel on this page shows the transit details.
This stretch of Yonge between Finch and Steeles keeps adding towers and townhomes, including the newer 37-39 Drewry Avenue townhouse complex a few blocks north. A low-rise complex with a park beside it should hold its appeal as the street around it densifies.
Pricing and fees: a low fee that includes parking
When I checked, two homes were listed for sale, asking from $542,000 to $565,000. Both carried monthly fees of about $421, which condos.ca works out to roughly $0.56 per square foot. That is low for anything this close to Yonge and Finch; Colours of Emerald City near Fairview Mall, for comparison, runs at roughly double that per square foot, though with heat and more in the fee.
The low fee reflects what is not here: no concierge, no elevators, no pool and no heated corridors. What it does include is common elements, building insurance, parking and water. You pay your own heat and hydro, so add those to the fee when you compare total monthly cost against a tower where heat is included.
Against a condo suite of a similar size near Yonge and Finch, a home here usually gives you more privacy, your own entrance and parking included, for a lower fee. For actual recent sale figures, I can prepare aggregates in a building sold report.

Condos.ca lists visitor parking, bike storage, a security system and permission to barbecue. There is no gym or party room, which is why the fee is low; Hendon Park next door is the real shared amenity.
Jatin’s honest take on Hendon Park Towns
Who this building suits
First-time buyers and young couples who want a townhouse with parking near Yonge and Finch at a lower monthly cost than a tower, and small families who will use the park next door. It also suits condo owners who are tired of elevators and want their own front door.
What I’d want you to check
Confirm the layout and whether the home is stacked, which parts the corporation maintains under the declaration, and how parking is assigned. Read the reserve fund study for roofs, paving and the parking structure, check the status certificate for any special assessment, and ask for the fee history. Read the last year of board minutes for anything recurring, such as leaks or drainage. At ten years old, ask how builder warranty claims were handled and whether any common-element deficiencies remain.
The value question
With parking and water in a fee of roughly $0.56 a square foot, Hendon Park Towns is one of the cheaper ways to carry a newer home near Yonge and Finch. The trade-off is size and amenities. For a buyer who wants townhouse privacy and a park more than a gym and a concierge, I think it is strong value. Where I would be more careful is with investors buying the smallest plans: the low fee helps the rental numbers, but resale demand for compact townhomes depends heavily on first-time buyers, and that market moves with interest rates. Buy the layout you would happily live in yourself, and the complex’s strengths, the park, the low fee and the location near Yonge, will keep working for you.
