Living here
Renters, Airbnb and elevators at 33 Bay at Pinnacle Centre
Do mostly owners or renters live here?
Renter-heavy building. Of 245 deals here in the last 24 months, 217 were leases and 28 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 33 Bay at Pinnacle Centre?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 33 Bay at Pinnacle Centre
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

33 Bay is the Pinnacle Centre tower I point buyers to when they want real space near the lake without paying a new-build premium. Finished in 2011 as the last of Pinnacle International’s four towers, it has no suites under about 590 square feet and a fee that covers parking, heat and cooling. The price of that is the Gardiner on one side and a lot of neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
33 Bay at Pinnacle Centre is a 634-suite condominium at 33 Bay Street, south of the Gardiner Expressway near Bay Street and Lake Shore Boulevard, in the St. Lawrence, Financial District and Downtown Yonge area of downtown Toronto (St Lawrence-East Bayfront). It was developed by Pinnacle International and designed by Page + Steele / IBI Group Architects, and completed in 2011. Condos.ca lists 51 floors; UrbanToronto described it as a 50-storey tower. The condominium corporation is TSCC-2204, registered on 8 December 2011, and it is managed by Del Property Management. Suites run from about 587 to 3,575 sq ft. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.
33 Bay at Pinnacle Centre at a glance
The last tower of Pinnacle Centre
Pinnacle Centre is Vancouver-based Pinnacle International’s cluster of towers between Yonge and Bay on the former railway lands south of the Gardiner. It was built in phases, starting with the Yonge Street towers, then Success Tower on Harbour Street, and finally 33 Bay at the west end of the site, which UrbanToronto called the final condominium component of the complex.
The complex grew bolder as it went. UrbanToronto noted in 2010 that the plan had added floors and sharper lines over time, and called the 50-storey fourth tower the best-looking on the site. Page + Steele / IBI Group gave each tower its own shape and window pattern on a shared podium, so 33 Bay reads as part of a family.
Being the last phase matters. It was designed after the developer had seen what sold in the first towers, and that shows in the suite mix.
It also means 33 Bay sits closest to Bay Street and the western edge of the site, a little apart from the Yonge Street towers. In daily life that puts the Financial District and Union Station slightly closer, and the construction at the Yonge Street end of the neighbourhood slightly further away.
Bigger suites than its neighbours
Condos.ca puts the suite range at about 587 to 3,575 sq ft. There are no 300 or 400 sq ft studios here, which sets 33 Bay apart from most towers built near the waterfront since. Current listings run from one-bedrooms through two-plus-dens to genuine three-bedroom plans.
That mix shapes the building. Three-bedroom suites with parking in the fee are hard to find downtown, and they attract families and long-term owner-occupiers. One-bedrooms still rent easily to people who work in the Financial District across the tracks.
Exposure is the biggest factor in value. South and west suites on higher floors look over the harbour, the islands and toward the CN Tower. North suites face the Gardiner and the rail corridor, and lower east suites look at the sister towers. Ask which way the suite faces before anything else.
The larger plans are the reason many owners chose this building. A three-bedroom with a balcony and a space in the garage is a realistic alternative to a townhouse for a family that wants to stay downtown. Check how the bedrooms are arranged in the specific plan, because a split layout and a side-by-side layout suit very different households, especially with young children or a home office.

A fee that covers more than most
Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as included. Asking fees on current listings average about $0.84 per square foot, ranging from about $438 to about $1,222 a month.
That is a moderate figure for a building with parking and cooling bundled in. When you compare it with a newer tower where parking is a separate charge and heating and cooling run on your own meter, add those costs back first.
The catch with a four-tower complex is shared infrastructure. Garages, driveways, recreation space and mechanical systems are often shared between the corporations under a cost-sharing agreement. Ask for that agreement with the status certificate, because it decides how big repair bills are split.
Living between the lake and the Gardiner
You are a short walk from Union Station, Scotiabank Arena, the PATH and the Financial District to the north, and from Queens Quay, the ferry docks and the waterfront trail to the south. The automatic panel on this page covers transit and walkability.
The Gardiner Expressway and Lake Shore Boulevard are right there, and their noise is steady. Sealed glass helps, but stand in the suite at rush hour before you buy. Higher floors and south-facing suites are the quietest, and they are also the ones with the views, which is why they carry the highest prices in the building.
The area keeps changing. Pinnacle’s own Pinnacle One Yonge redevelopment east of Yonge is adding several towers, and the City’s planned Waterfront East light rail line is set to run under Bay Street toward Queens Quay. Expect more neighbours and more construction over the next few years.
What 33 Bay costs
Condos.ca puts the building average at about $901 per square foot. That is close to its sister towers, with 12 Yonge at about $884 and 16 Yonge at about $869, and below the newer Prestige at Pinnacle One Yonge at about $1,008.
Current asking prices for one-bedroom and one-plus-den suites of 500 to 600 sq ft run from about $518,000 to $539,000. Larger plans, from a two-plus-den of about 900 sq ft to three-bedrooms, are asking about $1.05 million to $1.4 million. Those are asking prices, not sales.
The three-bedrooms are where 33 Bay stands out. Family-sized suites with parking in the fee are rare in this part of downtown, and with only a handful listed at any time, a buyer who wants one may have to wait for the right floor and exposure. For comparables on a specific plan, I can run my building sold report.

Amenities at 33 Bay at Pinnacle Centre
Condos.ca lists a gym, party room, games room, hot tub, guest suites, a car share program and barbecues. Some listings across Pinnacle Centre describe a larger recreation package, but I could not confirm which facilities belong to 33 Bay and which are shared across the complex, so ask management for the current list, the booking rules and how the costs are split between corporations.
Jatin’s honest take on 33 Bay at Pinnacle Centre
Who this building suits
Families and downsizers who want a two- or three-bedroom suite with parking near the lake, Financial District workers who walk to the office, and buyers who want heat, cooling and parking bundled into one fee. It suits people who do not mind a busy, big-complex address.
What I’d want you to check
The building is 15 years old, so read the reserve fund study for windows, balcony doors, heating and cooling equipment and the garage. Get the shared-facilities agreement with the other Pinnacle Centre corporations. Confirm parking and a locker for the specific suite, and listen for Gardiner noise from the actual suite.
The value question
At about $901 per square foot with parking in the fee, I think 33 Bay is fair value, and the larger suites are among the better buys near the waterfront. Pay for exposure, not just floor height: a high south or west suite holds value far better than a north one beside the expressway.
