Living here
Renters, Airbnb and elevators at Success Tower
Do mostly owners or renters live here?
Renter-heavy building. Of 176 deals here in the last 24 months, 149 were leases and 27 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Success Tower?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Success Tower
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Success Tower is the building I point to when a buyer wants a genuinely large suite at the foot of Yonge Street and does not want to start from scratch on parking and heating costs. It is a 2009 Pinnacle International tower at Harbour Street, wedged between the Financial District and the lake, and its fee covers more than most downtown buyers expect. The trade-off is the Gardiner Expressway, which sits right outside. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Success Tower is a high-rise condominium at 16 and 18 Harbour Street, at Harbour and Yonge in downtown Toronto’s waterfront, south of the Financial District. It was developed by Pinnacle International as part of its Pinnacle Centre complex, designed by Page + Steele with IBI, and completed in 2009. Condos.ca lists 54 storeys and 492 suites; other listings sites give 53 floor levels. The condominium corporation, TSCC-2030, was registered on 22 September 2009. Suites run roughly 522 to 2,112 sq ft. Condos.ca lists fees as covering common elements, heat, air conditioning, building insurance, parking and water.
Success Tower at a glance
One tower in a four-building complex
Success Tower is the north-west tower of Pinnacle International’s Pinnacle Centre, the cluster of towers between Yonge and Bay at the foot of downtown. The complex was designed by Page + Steele with IBI, and the towers were built in phases, with Success completed in 2009 after the first Yonge Street towers, and 33 Bay and the Prestige following later.
The design idea was a shared podium that curves around the site, with each tower given its own window pattern, roof and shape while using the same materials. That is why Success reads as part of a family rather than a standalone landmark. In practice it also means you share a block, a driveway network and a lot of street life with thousands of neighbours in the sister towers.
The height is reported inconsistently. Condos.ca lists 54 storeys, a listings site gives 53 floor levels, and early UrbanToronto reporting described it at 50 floors while it was under construction. Floor numbering that skips unlucky numbers often explains gaps like this, so if the floor matters to your view, confirm it on the registered plan rather than the listing.
Why the suite sizes matter here
The size range is the real story. Suites run from about 522 sq ft to about 2,112 sq ft, and the current listings are almost all two- and three-bedroom plans. Most towers built near the waterfront after 2010 lean heavily to one-bedrooms under 600 sq ft, so a family-sized suite with parking already in the fee is harder to find here than it should be.
That size mix also shapes who lives in the building. Larger suites tend to attract owner-occupiers and long-term tenants rather than short-stay investors, which usually shows in how the lobby and common areas are treated. I would still ask the property manager for the current owner-to-tenant split before you buy.
Large suites also change the maths of ownership. A three-bedroom here is a substitute for a house or a townhouse, not for a one-bedroom investor unit, and its value moves with family demand downtown rather than with the investor market. That tends to make prices steadier when investor sentiment turns, though it also means fewer buyers at any given moment, so a large suite can take longer to sell.
I have not been able to verify ceiling heights for this tower from a reliable source. Do not assume penthouse-style ceilings on upper floors; ask for the floor plan and measure during the showing if it matters to you.

Living next to the Gardiner
The two north towers in Pinnacle Centre sit very close to the Gardiner Expressway, and Success is one of them. Lower and north-facing suites look straight at the elevated highway and the rail corridor beyond it. You will hear traffic, and the noise is steady rather than occasional.
Inside, the building is sealed glass and concrete, so window performance and the suite’s position in the tower decide how much of that noise reaches you. Visit at rush hour, close the windows and listen for a few minutes before you make an offer.
That is why exposure matters so much here. South and east suites on higher floors look over the harbour and the islands, and that is what the premium suites are selling. A buyer who gets a great price on a low north-facing unit should understand why it is priced that way and what resale will look like.
The upside of the location is everyday convenience. You are at the bottom of Yonge, between the Financial District and the waterfront, and the automatic panel on this page shows the transit and walkability details. For an office worker, that combination is the reason to accept the highway.
What Success Tower costs
Condos.ca puts the building average at about $961 per square foot, high for a 2009 tower, and the reason is the mix of large suites with water views. When I checked, four suites were for sale and six for lease. Asking prices across those four ran from about $1,298,000 to $1,789,900, covering two-bedroom to three-bedroom-plus-den plans.
Monthly fees across those listings ran from about $1,298 to $1,728. That sounds high until you look at what is included: heat, air conditioning, water, building insurance and parking. In many newer waterfront towers you pay for heating and cooling on your own meter, and parking is often a separate charge or not included at all, so compare total monthly costs, not the fee line alone.
For a value check on a specific suite, I can pull recent sold comparables by floor and exposure through my building sold report. In a tower like this, two suites of the same size can sell far apart depending on which way they face.

Amenities at Success Tower
The amenity list leans toward families and people who work from home: a basketball court, a children’s play room and a business centre are less common than a party room and gym. Some listing sites also describe a pool, squash and tennis, but I could not confirm which facilities belong to this tower and which are shared across Pinnacle Centre, so ask management for the current list and any booking rules.
Jatin’s honest take on Success Tower
Who this building suits
Families and downsizers who want a two- or three-bedroom suite downtown with a parking space and predictable winter and summer costs. It also suits people who work in the Financial District and want a large home they can walk from. If you want a quiet street, a low-rise feel or a view of anything other than the city or lake, look elsewhere.
What I’d want you to check
This is a 2009 building, which puts it in the period when original mechanical systems, garage membranes and window seals start to come due. Read the reserve fund study and the status certificate carefully, and check the board minutes for planned projects. Confirm the exact floor and exposure, how much Gardiner noise you hear with the windows closed, and which amenities are shared with the other Pinnacle Centre towers.
The value question
At about $961 per square foot with parking, heat and air conditioning included, Success Tower is not cheap, but you are paying for space that is rare in this part of downtown. A newer waterfront tower at a similar price per square foot usually gives you a smaller suite and higher monthly costs once utilities and parking are added back. For an owner-occupier who will stay five years or more, the right suite here is good value. The wrong exposure is not.

North-facing and lower suites face the Gardiner Expressway and the rail corridor, so traffic noise is a factor. Higher south and east suites face the harbour and are generally quieter.
How does Success Tower compare with 18 Yonge?
18 Yonge, nearby on Yonge, is an earlier and smaller-suite building with lower prices per suite, while Success Tower offers more two- and three-bedroom plans with parking in the fee. Which suits you depends on whether you need space or a lower entry price.

At a median price of $790,000 and a median rent of $3,050 a month, the gross yield is about 4.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.
