Can you Airbnb a unit at 88 Scott?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 88 Scott

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

88 Scott is the building I show buyers who want the St. Lawrence neighbourhood and a modern tower at the same time. It is a 58-storey Concert Properties building from 2018, standing at Wellington and Scott where the Financial District meets the old town, with Berczy Park right outside the door. It is not cheap, and I will explain where the money goes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

88 Scott is a 58-storey, 523-suite condominium at 88 Scott Street, at the corner of Wellington Street East, on the edge of the Financial District and St. Lawrence in downtown Toronto. It was developed by Concert Properties and designed by Page + Steele / IBI Group, and was completed in 2018. The condominium corporation is TSCC-2665, registered on 10 August 2018, and the building is managed by ICC Property Management. Suites run roughly 332 to 4,503 sq ft.

A tower with an old office building at its feet

Page + Steele / IBI Group designed 88 Scott as a slender glass tower, about 204 metres tall, on a five-storey podium. The base incorporates a rebuilt 1951 Royal & Sun Alliance Insurance building, so the street wall on Scott and Wellington keeps the stone, mid-century scale of the block rather than a glass box at sidewalk level.

That detail matters more than it sounds. The tower faces Berczy Park, the Flatiron Building and the low-rise brick of Front Street, and the podium lets it sit into that context. From inside, the upper floors look over the lake, the Financial District towers and the old town, depending on which side you buy.

Concert Properties is a Vancouver-based developer, and it also built The Berczy, a block away on Front Street. If you are deciding between a tower and a mid-rise in this pocket, you can compare the two in one afternoon and see the same developer’s approach at two very different scales.

The sixth floor and the sky lounge

The amenities are split into two clusters. On the sixth floor, Concert’s Core Club has a weight room, an aerobic area, a yoga and spin studio and a seamless-edge pool, with a screening room, a social lounge, a billiards room and a large terrace on the same level.

High up, on floors 46 and 47, is a two-level sky lounge with a fireplace, a bar, a caterer’s kitchen and a private dining room. That is the space owners use for dinners they cannot host in a one-bedroom, and it is the main reason the building feels like more than its suites.

A pool is the expensive part of any amenity package. It is lovely to have, and it is also a long-term line in the reserve fund, so I always look at how the building is funding its eventual repair and replacement.

From 332 to 4,503 square feet

The suite range here is very wide. At the bottom are compact studios and one-bedrooms of a few hundred square feet, built for investors and first-time buyers. At the top are large upper-floor suites over 4,000 sq ft. Most of what trades sits in the one-bedroom-plus-den and two-bedroom range.

With 523 suites, you have plenty of comparables, which helps both buyers and sellers. The flip side is choice: the same floor plan can sell for quite different prices depending on floor, view and whether it comes with parking. View corridors over Berczy Park and the lake hold up better than suites facing a neighbouring tower.

If you are looking at a small suite, ask whether it includes parking or a locker. In a building like this, smaller suites were often sold without a space, and buying one later can be hard. A suite with a space and a locker is worth a premium at resale, so price that difference into your offer rather than treating it as a bonus.

Living at Wellington and Scott

This is one of the best-located blocks downtown for a walker. St. Lawrence Market is a short stroll east, the Financial District is on your doorstep, and the theatres and restaurants along Front and King are close by. Berczy Park itself was redesigned by Claude Cormier + Associés, and its fountain with dog sculptures has become a local landmark.

The flip side of the location is that the park, the market and the restaurants draw crowds, especially on weekends and summer evenings. Low floors on the park side get some of that noise. Higher floors, and suites on the quieter sides, are more insulated.

Day to day, the practical win is that you rarely need a car. Groceries, the market, the office, restaurants and the waterfront are all reachable on foot, which is why so many owners here keep a small suite without parking. If you do drive, the Gardiner and the Don Valley Parkway are close, but expect slow rush-hour exits from the core.

What 88 Scott costs

Condos.ca puts the building average at about $1,025 per square foot, which is in line with newer towers in the St. Lawrence and Financial District area. You are paying for a 2018 Concert tower on Berczy Park; older buildings a few blocks east trade for noticeably less per square foot.

When I checked, six suites were for sale and seven for lease. Asking prices ran from about $570,000 to $1,670,000, with one-bedrooms and one-bedroom-plus-dens asking roughly $570,000 to $818,000 and two-bedroom and two-plus-den plans roughly $999,000 to $1,670,000.

Monthly fees across those listings ran from about $528 to $1,225, or roughly $0.94 per square foot where the size was published. That is on the higher side for a newer tower, and the pool and the two amenity floors are part of the reason. Condos.ca does not list what the fee includes, so ask for the budget and confirm whether heat, water and parking are covered. If you want a value check on a specific suite, I can pull comparables through my building sold report.

Jatin’s honest take on 88 Scott

Who this building suits

Professionals who work in the Financial District and want to walk to the office, buyers who want a newer tower in the St. Lawrence neighbourhood, and investors looking for a building with a deep rental pool. The larger upper suites suit downsizers who want a view and a concierge.

What I’d want you to check

This is a 2018 building, so it is past most of its Tarion warranty coverage, and the first major reserve fund study updates are now coming through. Read the latest one and the budget, especially the pool line. Confirm what the fee includes, since condos.ca does not list it, and whether your suite has parking and a locker. Check the status certificate and board minutes for any open items.

The value question

At about $1,025 per square foot, 88 Scott is priced as a newer tower in a prime spot, not as a bargain. You are paying for the location on Berczy Park, the amenity floors and a well-regarded developer. For an owner who will use the amenities and walk to work, I think it is fair value, and I would focus on view and parking when comparing suites, because those are what hold value here.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
