Leases 97%Sales 3%

Renter-heavy building. Of 210 deals here in the last 24 months, 203 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 88 Queen Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 88 Queen Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

88 Queen is the last piece of a project that turned one of downtown’s largest parking lots into a full city block of towers. St Thomas Developments finished it in 2025 at 52 storeys, with a hotel in the podium and a retail mews and public square at its feet. It is a bigger, more complete package than most new towers on this corridor, and it is priced like it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

88 Queen Condos is a 52-storey condominium at 88 Queen Street East, at Queen and Church Streets in the Downtown Yonge East area of Toronto. It was developed by St Thomas Developments, designed by Hariri Pontarini Architects with Turner Fleischer Architects, and completed in 2025. condos.ca lists 588 suites; UrbanToronto reports 587 suites plus 160 hotel rooms, and a height of about 167 metres. The condominium corporation is TSCC-3138, registered 6 October 2025. Suites run from about 514 to 2,108 square feet.

The last tower on a former parking lot

For years, the block between Queen and Shuter, Dalhousie and Mutual was one of the largest surface parking lots downtown. Over nearly a decade it was rebuilt in phases: 88 North on Shuter Street came first, then Fitzrovia’s Elm and Ledbury rental buildings facing Mutual and Dalhousie, and finally this tower on Queen.

Because the whole block was planned together, the ground floor works better than most. A retail-lined mews runs north–south through the site with herringbone clay-brick paving, an east–west passage connects to Dalhousie, and there is a privately owned public space with planting beds and a public art installation of metal spheres. Landscape design was by CCxA and NAK Design Strategies.

For residents, that means shops and cafés downstairs, a pedestrian route through the block and a small square at your door. It also means public foot traffic through the site at all hours, which is the trade-off of a building that opens itself to the street.

Mint green, bronze and a hotel below

Hariri Pontarini designed the tower with Turner Fleischer. The window wall pairs white powder-coated frames with pale mint-green spandrel panels in a subtle plaid, with central fins on the south face. The podium is different: bronze-coloured mullions and transoms around large punched windows, with a curved glass section facing the public square.

The podium also holds a hotel, reported by UrbanToronto at 160 rooms. A hotel shares the building but is normally a separate ownership, with its own entrances and services. That can be a plus, with a restaurant or bar downstairs and life in the base, but it adds complexity. Read the shared facilities agreement to see how costs for the structure, garage and systems are split between the hotel and the condominium.

The earlier marketing said all suites would have a balcony and described ceiling heights of about 8 feet 6 inches on lower and mid floors, about 9 feet higher up and 10 feet in the penthouses. Those are marketing figures; confirm the height in the suite you are buying.

A wider suite range than most

Suites run from about 514 to 2,108 square feet. There are no micro-studios at the bottom of the range, and the top end reaches true family and downsizer sizes, which is unusual for a new tower on this corridor.

Marketing in 2020 described one- to three-bedroom plans. The current listings include both a two-bedroom and a three-bedroom, and the three-bedroom suites are worth a look for families who want new construction downtown, since few nearby towers offer them.

Documents submitted to the City in 2020, when the design called for 534 suites, described a seven-storey podium over five levels of underground parking with about 264 spaces. That is better than many recent downtown towers, but it is still far fewer spaces than suites, so confirm whether parking comes with the suite.

Queen and Church

The location puts the Eaton Centre a few minutes west and St. Michael’s Hospital and the Garden District nearby. St. James Cathedral and the St. Lawrence neighbourhood are a short walk south, and The Saint and Spire are within a couple of blocks. The automatic panel on this page covers transit, schools and walkability.

Queen Street East is busy and carries streetcars, so suites on the south side of the lower floors will hear it. Higher floors have open views in several directions, though other towers are rising in the area and no view is guaranteed.

Living above a hotel also changes the feel of the building. There will be guests with luggage, deliveries for the hotel’s restaurant and more people coming and going than in a purely residential tower. Some buyers like that energy and the services it brings; others want a quiet lobby. Find out how the residential entrance and lobby are separated from the hotel’s before you decide which camp you are in.

Pricing at 88 Queen

condos.ca puts 88 Queen at about $887 per square foot. That sits between Yonge + Rich at about $840 and Spire at about $995, and close to Core at 68 Shuter at about $873 and 77 Shuter at about $848.

Fees on current listings average about $0.81 per square foot, which is reasonable for a new building with a large shared ground plane. condos.ca does not list fee inclusions, so confirm them in the status certificate, and note that a new building’s first budget can understate costs.

The larger suites are where this building stands out on price. A three-bedroom in a new downtown tower is hard to find at all, and when it is priced per bedroom rather than per square foot, the numbers here can compare well with older buildings that need renovation.

Only two suites were for sale at the time of writing, asking about $600,000 to $778,000, with monthly fees of about $550 to $660. Six suites were listed for rent. With so few listings, the average per square foot can move quickly as more resales happen. For aggregate sold figures, see my building sold report.

Jatin’s honest take on 88 Queen Condos

Who this building suits

Buyers who want a new tower with a finished, walkable ground floor rather than a construction site around it, and families or downsizers who need two or three bedrooms downtown. It also suits professionals who want to walk to the financial district.

What I’d want you to check

This building registered in October 2025, so the first budget, reserve fund study and Tarion common-element claims are the key documents. Read the shared facilities agreement with the hotel and the rest of the block carefully. Confirm parking, lockers, amenities and fee inclusions in the status certificate. Ask about noise if you are looking at the Queen Street side of the lower floors.

The value question

At about $887 per square foot, you pay a modest premium over some nearby new towers for a more complete block and a wider suite range. For an owner-occupier who wants a larger suite in a new building, I think that is good value. For an investor buying a small one-bedroom, cheaper buildings nearby may rent just as well.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
