A cluster of modern glass towers built largely from the mid-2000s onward, wrapped around parkland and the Martin Goodman waterfront trail. Lake views on the south side, city skyline views on the east. Amenity-heavy buildings with pools, gyms and concierge — reflected in the maintenance fees.

The lifestyle premium

Waterfront trail at your door, Humber Bay Park butterfly habitat, the Humber Bay Arch Bridge into the city, plus a growing restaurant and cafe strip along Lake Shore. On summer weekends this feels like a vacation town. That’s what you’re paying for, and for many buyers it’s worth every dollar.

The trade-offs I tell clients about

Transit: no subway. Mimico GO and buses along Lake Shore serve the area, and getting in/out by car at peak times can be slow — a single main artery serves thousands of units. Wind: high floors on the water get genuinely gusty balconies. Building age: the earlier towers are entering major-repair years, so reserve fund health matters enormously here.

Which buildings suit whom

Newer towers command premiums for finishes and amenities; the earlier generation offers larger layouts per dollar.
