Living here
Renters, Airbnb and elevators at Carlton on the Park
Do mostly owners or renters live here?
Mostly owner-occupied. Of 14 deals here in the last 24 months, 5 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Carlton on the Park?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Carlton on the Park
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Carlton on the Park is where I take downsizers who are selling a house and refuse to live in 600 square feet. Every suite here is over 1,250 square feet, the fee covers almost every utility, and the building has the pool and squash courts that 1980s downtown buildings were built around. The fee is big, and you need to understand why before you judge it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Carlton on the Park is a 12-storey, 120-suite condominium at 130 Carlton Street, at Carlton and Jarvis in the Cabbagetown-South St. James Town area of downtown east Toronto, across from Allan Gardens. It was built in 1985; several listings describe it as a Tridel building, though condos.ca does not name a developer. The condominium corporation is MTCC-675, registered 23 July 1985. Maintenance fees include common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water. Suites run from about 1,256 to 2,583 square feet.
Carlton on the Park at a glance
A building made of large suites
The defining fact about Carlton on the Park is size. condos.ca records suites from about 1,256 to 2,583 square feet, which means the smallest suite here is bigger than the largest suite in many new downtown towers. With 120 suites over 12 storeys, that works out to roughly ten homes per floor.
Layouts from this era are generous in the way buyers coming from a house appreciate. Listings describe two-bedroom-plus-family-room plans with separate living and dining areas, breakfast areas in the kitchen, in-suite laundry and balconies. The family room or den is often large enough to work as an office or a third bedroom.
This is a 1985 building, so do not expect open-concept kitchens with islands unless an owner has renovated. Many suites have been updated over the years and some have not. A dated suite here can be an opportunity, because you can renovate to your taste in a floor plan that is already the right size.
The fee is high because it covers almost everything
Buyers see the monthly fee here and flinch. Then I show them the list: common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water are all listed as included on condos.ca. Hydro is the one most people miss. In most downtown condos it is your own bill, and in a suite of 1,500 square feet or more it is not a small one.
So compare total monthly housing cost, not the fee alone. Add hydro, heating, cooling, cable and a parking charge back onto a newer building’s lower fee and the gap narrows a lot. One listing goes further and says internet is included too; I would treat that as something to confirm in the status certificate rather than assume.
The other side of an all-inclusive fee is that you are sharing the building’s energy costs with your neighbours. When utility rates rise, the fee rises with them, and you have less control over your own bill. Look at how the fee has moved over the last few years and what the budget assumes for utilities.

Facing Allan Gardens, between Cabbagetown and the core
The park in the name is Allan Gardens, the historic public park and conservatory at Carlton and Jarvis. Having a large green space across the street is a real day-to-day advantage downtown, both for the outlook from suites that face it and for a place to walk that is not a sidewalk.
To the east are the Victorian streets of Cabbagetown, with their shops and cafés along Parliament. To the west are Church-Wellesley and Yonge Street. The data panel on this page covers transit, walkability and nearby services in detail.
The immediate area around Allan Gardens and Jarvis is busy and mixed, with older apartment towers, institutions and new condo projects. Walk it in the evening as well as the daytime before you decide. Inside, a 12-storey building with about ten suites per floor feels very different from the tower blocks nearby: quieter corridors, fewer neighbours and less waiting for elevators.
Who lives here, and how the building feels
Big suites attract a particular kind of owner. Buildings like this tend to have more owner-occupiers and fewer short-term investors than towers full of studios, simply because the suites cost more to buy and are less efficient to rent. That usually shows in quieter halls and better-kept common areas.
Listings describe the building as well maintained, with a 24-hour concierge and staff on site. A long amenity list is easier to sustain when owners use and care about it, and a building of 120 large suites has a smaller, steadier community than the high-rises nearby.
If you are coming from a house, the adjustment is mostly about rules: booking the elevator for moves, renovation approvals and quiet hours. Ask for the rules and any renovation policy early, especially if you plan to redo a kitchen or bathroom in an older suite.
Price per square foot: what the discount reflects
condos.ca puts the average at about $588 per square foot, which is low for downtown Toronto. Part of that is age. Part is that very large suites always trade at a lower price per foot than small ones, and part is that buyers mentally capitalize the high fee into what they are willing to pay.
That last point is where the opportunity sits. If you value the fee correctly, as a bundle of utilities you would otherwise pay separately, the effective price per square foot looks even better. If you do not, you will overestimate the cost of living here and walk away from good space.
Only one suite was listed for sale when I checked, so I will not quote an asking range. Sales are infrequent in a 120-suite building. Look at the sold data on this page, and ask me for a building sold report before you make an offer so you are working from real comparables.

Amenities at Carlton on the Park
This is a full 1980s amenity package: an indoor pool with a whirlpool and sauna, squash and racquet courts, a gym and a rooftop terrace with gardens and BBQs. Few newer buildings of 120 suites carry a pool and courts, and they are a large part of what your fee pays for.
Jatin’s honest take on Carlton on the Park
Who this building suits
Downsizers selling a house who want to keep their furniture and their space, couples who both work from home, and anyone who wants a pool and squash court in the building. It also suits buyers who want a predictable, all-in monthly cost and do not want separate utility bills.
What I’d want you to check
This building is around 40 years old. Read the reserve fund study carefully for the big items: windows and balcony doors, the roof, the garage, elevators, the pool and the central heating and cooling plant. Ask whether any special assessment has been discussed in recent board minutes, and how the fee has trended. Confirm the developer, the property manager and the pet rules from the status certificate, since public sources are incomplete.
The value question
At roughly $588 per square foot, you are buying downtown space at a price that is hard to match anywhere near the core. The fee is the trade-off, but it carries most of your utilities. For a buyer who plans to stay for many years and wants the space of a house without the stairs, I think this is one of the strongest values in downtown east, provided the reserve fund is healthy.
