Living here
Renters, Airbnb and elevators at One Bedford
Do mostly owners or renters live here?
Renter-heavy building. Of 69 deals here in the last 24 months, 58 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at One Bedford?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about One Bedford
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

One Bedford is the tower I point to when someone asks what the Annex end of Bloor looks like at the top of the market. Lanterra finished it in 2011, KPMB Architects designed it with Page + Steele, and it sits on one of the best-connected corners in the city. The question is not whether it is a good building. It is which suite in it is worth the price. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
One Bedford is a 32-storey, 254-suite condominium at 1 Bedford Road, at the corner of Bloor Street West in the Annex, midtown Toronto. It was developed by Lanterra Developments, designed by KPMB Architects with Page + Steele, and completed in 2011. The condominium corporation is TSCC-2139, registered 29 March 2011, and the building is reported as managed by FirstService Residential. Suites run roughly 597 to 4,291 sq ft. Maintenance fees include heat, air conditioning, water, parking, building insurance and common elements.
One Bedford at a glance
Architecture: KPMB, limestone and a corner over the subway
One Bedford is a rare thing in the Toronto condo market: a tower by KPMB, one of the country’s most respected architecture firms, working with Page + Steele. The building is clad in pre-cast concrete, limestone and glass, which gives it a heavier, more permanent look than the all-glass towers that went up around the same time.
UrbanToronto’s coverage during construction was largely admiring and singled out the podium, while also criticising how the street-level facade was handled on one side. That is a fair summary of my own view: the tower is handsome, and the base is more ordinary than the rest.
The location is the reason it exists. UrbanToronto described the site as sitting directly above a subway station at Bloor and Bedford, and the first retail tenant at grade, in 2011, was a Bank of Montreal branch. Transit details are in the data panel on this page.
Views that are unlikely to be built out
At 32 storeys on this corner, the upper floors look south over the University of Toronto lands, including Varsity Stadium, and east toward Yorkville. UrbanToronto noted at the time that views were expected to stay largely open in every direction.
That expectation deserves a caveat. Bloor Street has seen steady tall-building proposals over the past decade, and no view in central Toronto is guaranteed. The views over the university lands to the south are the safest bet; west and north are the ones to ask about.
UrbanToronto lists the design firm Studio Munge among the project’s firms, alongside landscape architects Corban and Goode, though its coverage does not spell out each role. Common areas are now about 15 years old, so ask whether the corporation has refreshed the lobby and corridors since 2011.

Layouts: from one-bedrooms to full-floor-scale suites
The suite range is one of the widest in midtown, roughly 597 to 4,291 sq ft. At the bottom are one-bedroom-plus-den plans that compete with Yorkville and Annex investor stock. At the top are very large suites that compete with houses in the Annex and Rosedale.
Those are two different markets in one building, and they behave differently. The smaller suites trade more often and track the general midtown condo market. The large suites trade rarely, and their prices depend on floor, view and renovation more than on any building average.
Parking is included in the fee, which is valuable at this corner. Confirm that the suite you are buying has a deeded or assigned space and a locker, and ask how many spaces it carries if it is one of the larger plans.
If you are choosing between two similar suites, let the floor decide. On this corner, a few extra storeys can be the difference between looking into the neighbouring buildings and looking out over the university lands to the south.
How it compares with Bloor’s newer towers
The obvious comparison is Exhibit Residences at 200 Bloor West, a 32-storey, 204-suite tower completed in 2017. Same height, a few years newer, and condos.ca puts it at about $1,101 per square foot, roughly $300 below One Bedford’s average.
That gap tells you what the market pays for at One Bedford: the larger suites, the stone-and-glass architecture, the pool and the parking in the fee. Exhibit tops out around 2,400 square feet; One Bedford goes past 4,000. If you only need a one-bedroom, the newer tower may give you more for less. If you need a big suite on Bloor, One Bedford has more of them.
The Annex side of Bedford Road also changes the feel. Walk north and you are quickly among Victorian houses and side streets, not more towers, which is a large part of why buyers pay up for this corner rather than one further east.
Pricing and fees at One Bedford
Condos.ca puts the building average at about $1,419 per square foot. That places One Bedford at the upper end of the Annex and close to the Yorkville luxury tier, which is where it competes.
Three suites were listed when I checked, asking from about $769,000 to about $3,250,000. Monthly fees across those listings ranged from about $820 to $2,352. That spread is the building in a sentence: entry-level Bloor ownership and full-size luxury under one roof.
The fee covers heat, air conditioning, water, parking, building insurance and common elements, and it also carries a pool and sauna. When you compare it with a newer tower on Bloor, add back parking and a heating and cooling bill before you decide which is cheaper.
For investors, the smaller suites are the ones to model. Rental demand around Bloor and the university is deep, but the purchase price per square foot is high, so the yield depends on buying the right plan with parking and keeping the fee in view. The automatic rental figures on this page are the place to start.

Amenities at One Bedford
The indoor pool and sauna are the features that matter here; plenty of newer Bloor towers have skipped the pool. Add a staffed concierge, party and meeting rooms and visitor parking, and the package suits both owners who live here full time and those who use it as a city base.
Jatin’s honest take on One Bedford
Who this building suits
Buyers who want a serious architectural building on Bloor, with a pool and parking included, and who value being able to walk to the university, Yorkville and the Annex. The small suites suit professionals and investors; the large suites suit downsizers who want house-scale space without leaving the core.
What I’d want you to check
This building is now about 15 years old, which is when original elevators, mechanical equipment and pool systems begin to need attention. Read the reserve fund study and the last few years of board minutes, and ask about any planned major projects. Condos.ca lists a pet restriction, so check the rules if you have an animal. Confirm parking and locker ownership, and ask about any proposed towers that could affect the view from your stack.
The value question
At about $1,419 per square foot, One Bedford is priced like the building it is. I think the small and mid-size suites are fair value given the corner, the fee inclusions and the architecture. The large suites need to be judged one by one against Annex and Rosedale houses; when the view and condition justify it, they are among the better luxury options north of Bloor.
