Can you Airbnb a unit at 28 Eastern?

3units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 28 Eastern

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

28 Eastern is a brand-new building that does not look like the usual downtown glass tower. It is a 12-storey, F-shaped block by Teeple Architects for Alterra, wrapped around an interior courtyard at Eastern Avenue and Sackville Street, and it registered in March 2025. The fees are low for new construction, which is the headline, but the trade-off is that the fee covers very little. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

28 Eastern is a 12-storey, roughly 378-suite condominium at 28 Eastern Avenue, at Sackville Street on the Corktown and Moss Park edge of downtown east Toronto. It was developed by Alterra and designed by Teeple Architects, and was completed in 2025. The condominium corporation is TSCC-3103, registered 12 March 2025. Suites run from about 537 to 918 square feet. Maintenance fees include common elements, building insurance and water.

A mid-rise block instead of a tower

Most new condos downtown put a slim tower on a podium. 28 Eastern goes the other way: a 12-storey, roughly 45-metre building laid out in an F shape so that the wings frame an interior courtyard. The massing steps down toward the north to respect the lower houses on Sackville Street, with staggered terraces on the north and west sides.

Teeple Architects used a two-tone palette of black and brown aluminum panels on the upper floors, a brick base with decorative trellis-style panels, and a cantilevered second floor that shelters a covered walkway along the street. UrbanToronto also reported tall ground and mezzanine levels designed for retail, about 6 metres high.

The building fronts Eastern Avenue and Sackville Street, with Gilead Lane along the north side. A wide block like this means more suites per floor than a tower; marketing materials described about 42 per floor. Hallways are longer, elevator traffic is shared among more neighbours per floor, and orientation matters more than height when choosing a suite.

Which suite to buy in a 379-suite courtyard building

Suites run from about 537 to 918 square feet, and almost everything on the market right now is a studio, one-bedroom-plus-den or two-bedroom under 700 square feet. The sales program also listed larger plans, terrace suites and townhouse-style units at the base, so check the floor plan carefully against the actual listing.

In an F-shaped building, a suite facing the inner courtyard and one facing Eastern Avenue are very different homes. Courtyard units are usually quieter but can have closer sightlines to the neighbours across the court, while the street-facing and upper stepped-back suites get the open views and the terraces. Ceilings were marketed at up to 9 feet, so confirm the height for your floor.

Suite counts differ between sources. UrbanToronto and the developer’s site reported 379 suites, and the condominium listing data shows 378. The declaration and status certificate will give you the official number.

A long amenity list in a mid-rise

Alterra put more into the shared spaces than the 12-storey height suggests. The program advertised a 24-hour concierge, a fitness studio, a billiards room, a sculpture garden, a lobby media lounge, a family room, co-working and conference space, a party room, a pet spa and dog run, bike storage with a repair station, on-site car share, and a rooftop terrace with a sundeck.

That list is long for a building of this height, and it matters for the fee story. Every staffed or serviced space, from the concierge desk to the pet spa, is an operating cost that the corporation carries forever. A low starting fee alongside a big amenity program is exactly the combination I want a buyer to look at twice, because one of the two usually has to give as the building ages.

The courtyard was planned with private outdoor work pods, which is a good fit for the work-from-home buyer this building attracts. Because the corporation registered only in March 2025, some of these spaces may still be settling in; ask management what is open, staffed and bookable before you rely on any of them.

Corktown and the east end of downtown

This corner sits between Moss Park and the King East and Corktown streets, with the Distillery District, Corktown Common, the Canary District and St. Lawrence Market all within walking or short-cycling range. George Brown College is a short trip west.

The bigger story is what is changing. The Ontario Line is planned with a Corktown station in this area, and the East Harbour employment and transit hub is planned to the east across the Don. Construction around the block is very much active, with neighbouring sites such as Cherry House going up to the south. If you buy here, you are buying into a neighbourhood that is still being built around you, with the disruption that comes with it. Transit, school and Walk Score details are in the data panel on this page.

Low fees, but read what they cover

Active listings here average about $0.72 per square foot in fees, ranging from roughly $218 to $504 a month across current listings. That is low for a 2025 building, and it is one of the main reasons buyers look at 28 Eastern.

The catch is the inclusion list: common elements, building insurance and water. Heat, cooling and hydro are not in the fee, so compare it with buildings that bundle heating and cooling by adding your expected utility bills back in. A building’s first-year budget is also set before real operating costs are known, so I would expect fees to move as the corporation matures.

Asking prices across eight current listings run from about $404,000 to roughly $633,000, with most one-bedroom-plus-dens between the mid-$400,000s and about $600,000. There is not yet a long resale history to set a building average, so compare carefully against recent assignment and first-resale activity. My building sold report shows the aggregate figures as they come in.

Jatin’s honest take on 28 Eastern

Who this building suits

Young professionals and first-time buyers who want new construction at a lower monthly fee, dog owners, people who work from home and want a co-working room and courtyard instead of a bigger suite, and buyers who are betting on Corktown’s next decade with the Ontario Line and East Harbour.

What I’d want you to check

This is a brand-new corporation, so the first-year budget, the reserve fund study and any warranty items under the Tarion program are the key documents. Ask whether the fee has been adjusted since registration and how the reserve fund contribution compares with the building’s size. Confirm whether the suite comes with parking or a locker on title, and be clear on which way the suite faces in the F-shaped plan.

The value question

The low fee is real, but it is low partly because heat, cooling and hydro are not included, and partly because new buildings start with optimistic budgets. If you can buy close to the lower end of the active asking range and plan to hold through the neighbourhood’s transit build-out, I think 28 Eastern makes sense. If you need to sell in two years, you will be competing with plenty of similar small suites, here and in the towers going up nearby.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
