Living here
Renters, Airbnb and elevators at Canary District Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 102 deals here in the last 24 months, 92 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Canary District Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Canary District Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Canary District Condos is where I send buyers who want downtown without the downtown tower. This mid-rise block at Front and Mill housed athletes during the 2015 Pan Am Games, then opened to owners the next spring, in a planned neighbourhood with a YMCA, an 18-acre park and the Distillery a short walk away. It feels more like a small town street than a condo canyon. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Canary District Condos is a mid-rise condominium at 455 Front Street East, with a second address at 170 Mill Street, in the West Don Lands (Canary District) of downtown Toronto. It was developed by Dundee Kilmer Developments, now Dream Kilmer, and designed by KPMB Architects, with interiors by Studio Munge. Condos.ca lists 12 storeys and 185 suites under TSCC-2549, registered on 28 October 2016; the full KPMB block holds 369 suites. Condos.ca lists Crossbridge Condominium Services as manager, and the fee as covering common elements, heat, air conditioning, water, building insurance, parking and internet.
Canary District Condos at a glance
Built for athletes, finished for owners
The Canary District is the former athletes’ village for the 2015 Pan and Parapan American Games. Waterfront Toronto says the first phase, which includes this block and Canary Park, was used as temporary housing for athletes and officials during the Games, and that permanent finishes were installed afterwards so owners could move in from spring 2016.
That history matters in a practical way. The suites were fitted out after the Games, not lived in by athletes in their final form, but ask the seller or the corporation what was finished when, and what warranty items were dealt with in the early years.
The name is a nod to the Canary Restaurant, which served this stretch of Front and Cherry for decades. Waterfront Toronto says every building in the district was designed to reach LEED Gold.
A KPMB block around a raised courtyard
The Ontario Association of Architects describes this block, Block 11, as an 11-storey slab on Front Street and a 9-storey slab on Mill Street, joined by five-storey wings around a raised courtyard that sits on top of the parking. There are townhouses along the wings, live-work units on Mill and retail on Front, so the ground floor is busy on every side.
The facades use shifting precast panels, and the corners of the wings open up into mews and pedestrian lanes that cut through the block. That is the reason the area feels walkable: you are never stuck walking around a full city block to reach the street you want.
Condos.ca lists 185 suites, 12 storeys and one corporation, TSCC-2549, for this address, while the OAA and UrbanToronto count 369 suites for the whole KPMB block. The block may be split between more than one corporation, so make sure the status certificate you read matches the suite you are buying.
The mix of townhouses, live-work units and tower suites also means the building has more than one kind of owner. Ground-floor townhouses with their own doors behave differently on resale from a one-bedroom on the ninth floor, so compare like with like when you look at past sales.

The fee includes more than you expect
Condos.ca lists common elements, heat, air conditioning, water, building insurance, parking and internet as included. Internet in the fee is rare, and heat and air conditioning together are worth real money in a sunny corner suite.
Do not assume every suite comes with parking. The current listings are all one-bedroom and one-bedroom-plus-den plans in the under-500 square foot band, and small suites in buildings like this are often sold without a space. Confirm parking and a locker in writing, and ask what the internet package actually delivers.
Those listings carry fees of roughly $520 to $540 a month. On a small suite that is high per square foot, but much of it is buying utilities that you would otherwise pay separately.
Living in the Canary District
The neighbourhood was planned as a whole, and it shows. Corktown Common, the 18-acre park by the Don River, sits at the east end of Front Street, the 82,000-square-foot Cooper Koo Family YMCA anchors the west end, and Underpass Park and the Don River trails are close by. The Distillery District is a short walk west along Mill Street.
It is quieter than the core and still unfinished in places. More condo and rental blocks have gone up along Front Street since 2016, including Canary Block and Canary Commons, and more land around the district is still being planned. Expect construction nearby for years, and expect the neighbourhood to keep filling in.
Front Street here was designed as the main street of the district, with a wide promenade and shops on the ground floors. The developer has said it aimed for health and wellness tenants, so expect a running store, cafés and fitness businesses rather than big-box retail. For a big weekly grocery shop, plan on the Distillery, St. Lawrence Market or a larger store outside the district, and check the panel beside this review for what is closest.
What Canary District Condos costs
Condos.ca puts the building average at about $864 per square foot. That sits below the St. Lawrence Market blocks to the west and well below the new towers in the core, which reflects the edge-of-downtown location and the small suites now for sale.
Across four current listings, all one-bedroom or one-bedroom-plus-den suites, asking prices run from about $425,000 to $469,000. At those prices, you are buying a starter suite in a newer, LEED-designed building with utilities and internet in the fee. That is a good entry point for a first-time buyer.
Larger two- and three-bedroom suites exist in the block but were not on the market when I checked. If you want one, set an alert and be ready to move. For a value check on a specific suite, use my building sold report.

Amenities at Canary District Condos
The amenity list is modest: concierge, gym, party room, visitor lounge and barbecues, around a landscaped raised courtyard. The real amenity is the neighbourhood, with the YMCA and Corktown Common doing the work a big pool and gym would do in a tower.
Jatin’s honest take on Canary District Condos
Who this building suits
First-time buyers who want a newer building and predictable monthly costs, people who run, cycle or walk dogs and will use Corktown Common and the river trails daily, and buyers who prefer a mid-rise street to a 50-storey tower. Downsizers who still want to walk everywhere and do not need a 2,000-square-foot suite should also look here.
What I’d want you to check
Match the corporation to the suite, since condos.ca lists 185 suites for TSCC-2549 and the full block holds 369. Confirm whether parking and a locker come with the suite, what the internet package covers and when that contract renews. The building is about ten years old, so read the reserve fund study for the courtyard membrane over the garage, the green roofs and the mechanical systems, and review the status certificate and board minutes.
The value question
At about $864 per square foot with heat, air conditioning, water and internet in the fee, Canary District Condos is fair value for an owner who will actually live in the neighbourhood. You trade the convenience of the core for space, parkland and a quieter street. If you need to be on top of a subway line or want a large amenity floor, look closer to Yonge. For investors, the fee inclusions and the newer building make small suites here easy to lease.
