Living here
Renters, Airbnb and elevators at College Park South Tower
Do mostly owners or renters live here?
Renter-heavy building. Of 206 deals here in the last 24 months, 176 were leases and 30 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at College Park South Tower?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about College Park South Tower
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

College Park South Tower is the building I suggest to buyers who want an address at Bay and College with a proper park at the door and a mature building history they can actually examine. It is the second of the two Residences of College Park towers, finished in 2008, and it sells at a noticeable discount per square foot to the newer glass towers around it. The question is whether the age is a bargain or a bill waiting to arrive. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
College Park South Tower is a high-rise condominium at 761 Bay Street, just south of College Street in downtown Toronto’s Bay Street corridor. It is the second phase of the Residences of College Park, developed by Canderel Stoneridge Equity Group with Tricon Capital and designed by Graziani + Corazza Architects. It was completed in 2008. Condos.ca lists 46 storeys and 541 suites; Wikipedia lists 45 storeys. The condominium corporation, TSCC-1961, was registered on 29 August 2008. Suites run roughly 512 to 3,843 sq ft. Condos.ca lists fees as covering common elements, heat, air conditioning, building insurance and water.
College Park South Tower at a glance
Part of a planned community, not a standalone tower
761 Bay is one piece of a much larger plan. Canderel assembled more than 8.5 acres around the historic College Park building and built it out in phases: Residences of College Park I at 763 Bay, this south tower at 761 Bay, then Aura and finally YC Condos, which completed the community in 2019. Residences I and II were developed in partnership with Tricon Capital.
The towers were designed by Graziani + Corazza Architects. The north tower at 763 Bay is the taller of the pair, at about 155 metres; this south tower is about 140 metres. Condos.ca lists 46 storeys and Wikipedia lists 45, a gap that usually comes down to how mechanical and podium levels are counted.
Being part of a planned community matters day to day. Canderel’s numbers put more than 225,000 sq ft of retail across the College Park blocks, and the Aura podium alone carries about 180,000 sq ft of shops, services and amenity space, including a large fitness facility. You are buying into a block where groceries and errands are close by, not just a tower on a busy corner.
The park is the real amenity
The thing that sets this building apart is College Park itself, a 1.9-acre park with gardens, sculptures, a fountain, a reflecting pool and a playground. Canderel describes it as the second-largest park downtown after Allan Gardens. For a dog owner or a parent of a small child at Bay and College, that is a meaningful difference from towers that open straight onto the sidewalk.
Remember that the park is public. It is busy at lunch and on summer evenings, and suites on the lower floors facing it get the activity along with the greenery. Most buyers I work with see that as a fair trade, but visit on a warm weekend before you decide.
South- and west-facing suites look toward the Financial District skyline, while east-facing units see the newer towers along Yonge. Because this block has filled in with tall buildings over the past fifteen years, do not assume a clear view will stay clear. Check the City of Toronto development applications map for anything proposed on the surrounding lots before you pay a premium for a view.

Layouts, and a wide size range
The suite range is broad, from about 512 sq ft to about 3,843 sq ft at the top of the tower. Most of what trades, though, is one-bedroom and one-bedroom-plus-den suites between 600 and 800 sq ft, with two-bedroom-plus-den plans in the 900s. That mix tends to suit hospital staff, graduate students and young professionals who want to walk to work, and it keeps the rental demand steady.
Dens in buildings from this period vary a lot. Some are true rooms that can fit a bed, others are an alcove off the living area. Ask for the floor plan, check whether the den has a door and a window, and price it accordingly, because the listing label alone will not tell you.
I could not verify ceiling heights for this tower from a reliable source. In buildings of this age, standard floors are typically lower than in newer luxury towers, so measure during the showing if it matters to you.
Pets and parking
Condos.ca flags a pet restriction. I have not seen the declaration, so I cannot tell you the specific limits; read the rules in the status certificate package before you buy, especially if you have a large dog.
Parking is not listed among the fee inclusions here, unlike some buildings nearby. Many smaller suites at Bay and College are sold without a space, so if you need one, make it part of the offer and confirm whether it is an owned unit or a rental arrangement. The same applies to lockers.
What 761 Bay costs
Condos.ca puts the building average at about $855 per square foot. That sits below most of the newer towers along Bay and Yonge, which is the main argument for this building: you trade some newness for space and a lower entry price.
When I checked, ten suites were for sale and seven for lease. Across the eight listings with full details, asking prices ran from about $539,000 to $888,000. One-bedroom suites in the 600s were asking about $539,000 to $589,000, one-bedroom-plus-den suites about $569,000 to $699,000, and two-bedroom-plus-den suites in the 900s about $849,000 to $888,000.
Monthly fees across those listings ran from about $597 to $888, roughly $0.93 per square foot. That is mid-range for a 2008 downtown tower, and it includes heat, air conditioning and water but not parking or hydro. If you are weighing a specific suite, I can pull the sold comparables by size and exposure through my building sold report.

Amenities at College Park South Tower
The in-building package is practical rather than resort-style: concierge, guest suites, a party room, a meeting room and a sauna. Day to day, the bigger draws are next door, with the park on one side and the College Park shops and services around it.
Jatin’s honest take on College Park South Tower
Who this building suits
Hospital and university staff, students’ parents buying for a child, and young professionals who want to walk to work and would rather have a park than a rooftop pool. It also suits buyers who want a downtown one-bedroom-plus-den at a lower price per square foot than the newer towers nearby. If you need parking in the fee or a building with resort amenities, look at the newer towers in the same community.
What I’d want you to check
This is a 2008 building, which puts it in the period when original mechanical systems, garage membranes and window seals start to come due. Read the reserve fund study and the status certificate carefully, and check the board minutes for planned projects and any fee increases. Confirm the pet rules, whether the suite includes parking or a locker, and which way it faces.
The value question
At about $855 per square foot with heat, air conditioning and water included, 761 Bay is one of the more reasonable ways into Bay and College. You give up new-build finishes and a long amenity list; you gain a park at the door, a mature reserve fund history and plenty of comparable sales. For an owner-occupier planning to stay five years or more, I think it is fair value, provided the reserve fund checks out.
