Living here
Renters, Airbnb and elevators at 39 Boem Avenue
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 39 Boem Avenue?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 39 Boem Avenue
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

33-39 Boem Avenue is a 1970s townhouse condominium on a quiet residential street near Lawrence and Warden, the kind of complex that rarely shows up in listings and never shows up in marketing. It was registered in 1977, which makes it older than most of the towers around it. For a buyer who wants a townhouse in Wexford for the price of a condo, it can work, but only after a careful read of the documents. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
39 Boem Avenue is a condominium townhouse complex at 33-39 Boem Avenue, near Lawrence Avenue East and Warden Avenue, in the Wexford/Maryvale neighbourhood of Scarborough, Toronto. Condos.ca lists it as built in 1977. The condominium corporation is YCC-341, registered on 25 July 1977, and condos.ca lists ICC Property Management as the manager. Condos.ca does not list the number of units, a developer, amenities or fee inclusions, so confirm those details in the status certificate.
39 Boem Avenue at a glance
A York Condominium Corporation from 1977
The YCC prefix tells you something on its own. York Condominium Corporations were registered in the former Metropolitan Toronto era, and number 341 places this complex among the early wave of Scarborough condominiums in the late 1970s. It has had nearly 50 years to settle in.
Condos.ca lists the complex under 33-39 Boem Avenue and ICC Property Management as manager. It does not give a unit count or a developer, and I could not find a published record of either. Ask the seller or manager how many units the corporation has, because that affects how costs are shared.
Complexes of this age in Scarborough were usually built as rows of two- or three-storey family townhouses with their own entrances. Walk the home and confirm the layout, the number of levels, whether there is a finished basement and where parking is.
Age is the issue, not a reason to walk away
A 1977 complex has, by now, likely been through at least one round of roofs, windows and paving, and it may be on its second. The question is not whether those costs exist; it is whether the corporation planned for them. The reserve fund study will show what has been replaced, what is coming, and whether contributions are keeping up.
Inside the homes, look for the age of the plumbing, the electrical panel, the furnace and the windows. In older townhouse condominiums, some of these belong to the owner and some to the corporation, and the declaration sets the line. Know which before you budget.
Also ask about the history of the fee. A long record of steady, modest increases is a good sign. A recent sharp jump, or a fee that has barely moved in years, deserves a closer look at the board minutes.
Ask for the most recent reserve fund study, not just the summary in the status certificate. Ontario requires condominium corporations to update their reserve fund studies on a regular cycle, and in a complex this old the full study is where you see the condition ratings for each component and the year each is expected to need work.

What you share with your neighbours
Condos.ca lists no amenities, which is normal for a townhouse complex of this era. What you share is the land, the exterior of the buildings, any shared driveways or lanes, and the landscaping.
That keeps the fee focused on maintenance rather than services. It also means the fee pays for the parts of the property that wear out the most: roofs, siding, fences, paving and snow clearing. Ask the manager which of those the corporation handles and which the owners do themselves.
In a smaller, older corporation, the board is often made up of long-time owners. That can mean good institutional memory. Attend a meeting or read recent minutes to get a sense of how decisions are made.
Look at the rental share too. In older townhouse complexes with stable fees, a growing number of homes may be rented out. That is not a problem in itself, but it changes who sits on the board and how much attention goes into maintenance.
Lawrence and Warden, and the Golden Mile to the south
Boem Avenue is a residential side street in Wexford/Maryvale, an established part of Scarborough with plazas along Lawrence and Warden. The data panel on this page covers transit, schools, parks and restaurants.
The bigger change is just south. The City’s Golden Mile Secondary Plan covers the area between Victoria Park and Birchmount, running up to the Ashtonbee Road and hydro corridor, and plans for mixed-use growth along Eglinton. Line 5 Eglinton opened in February 2026. Over time, that should bring more shops, services and transit choice within reach of this street, along with a lot of new housing that buyers will compare against an older complex like this one.
For a buyer, that growth cuts both ways. Better services and transit nearby help resale, while thousands of new suites to the south give future buyers more choice. A townhouse with its own front door is a different product from a tower suite, and that difference is what protects this kind of complex.
What 39 Boem Avenue costs
There were no homes for sale or lease when I checked, and condos.ca does not publish a building average price per square foot. Sales here are infrequent, so there may be few recent comparables.
The fair comparison is with other 1970s townhouse condominiums in Wexford and Dorset Park, and with freehold townhouses nearby, adjusted for the monthly fee and the condition of the home. An older townhouse condo usually trades well below a freehold, and the fee is part of the reason.
Condition matters more here than in a newer complex. Two homes of the same size can be worth very different amounts if one has new windows, an updated kitchen and a finished basement and the other is original. Budget for an inspection and for updates, and build that into your offer.
Because sales are rare, I would not rely on an automated estimate. Ask me for a building sold report and a comparison with similar complexes nearby before you price or offer.

Jatin’s honest take on 39 Boem Avenue
Who this building suits
Families and first-time buyers who want a townhouse with its own front door in an established part of Scarborough, at a lower price than a freehold. It also suits buyers who are comfortable with an older home and want to be close to the growth along the Golden Mile.
What I’d want you to check
Read the reserve fund study and the last few years of board minutes, and ask whether any special assessment has been discussed. Read the declaration to see who is responsible for roofs, windows, furnaces and fences. Get a home inspection, ask how many units are in the corporation, confirm parking, and ask how long ICC has managed the complex.
The value question
Older townhouse condominiums near Lawrence and Warden are one of the more affordable ways to get family-sized space in Toronto. The value case rests on the reserve fund and the condition of the home. If both check out, I think this kind of complex is good value for a buyer who plans to stay; if not, the discount can disappear quickly.
