Living here
Renters, Airbnb and elevators at Corktown Lofts
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Corktown Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Corktown Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Corktown Lofts is the building people walk past on River Street without a second look. From the sidewalk it is a plain, low industrial box; inside are eight two-level lofts with original cedar beams, exposed brick and some of the most generous suite sizes on this side of the Don. It is a tiny corporation, and that cuts both ways. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Corktown Lofts is an eight-suite low-rise hard-loft condominium at 21 River St, just north of Queen Street East near Regent Park and Corktown in downtown east Toronto. It is a conversion of a former mill building, developed by River Studio and registered in 1998. The condominium corporation is MTCC-1185, registered 16 February 1998, and the building is listed as managed by Stronghold Management Group. Suites run roughly 1,043 to 1,681 sq ft. Maintenance fees include common elements, heat, hydro, water, air conditioning, building insurance and parking.
Corktown Lofts at a glance
A former mill hiding behind a plain front
The building is a former mill factory, converted into lofts in the late 1990s by a developer listed as River Studio. The corporation was registered in February 1998, which makes it one of the earlier hard-loft conversions in the east end, from the same period as the Brewery Lofts on Sumach and the Knitting Mill on Queen East.
The street face is modest, and that is the point. The character is inside: original cedar beams, exposed brick walls and tall ceilings. Its immediate neighbour, the Queen City Vinegar Co. building at 19 River St, is another conversion, so this short block of River Street has more genuine loft stock than its appearance suggests.
With only eight suites, this is closer to a small co-ownership than a condo building. There is no lobby staff and no amenity floor, and the board is effectively a handful of neighbours.
That small scale also shapes how you buy. Decisions about repairs, rules and contractors are made by a few people who all live in the building, so it is worth meeting a board member, or at least reading recent minutes, before you commit.
Two-level suites with real square footage
The defining feature is the layout. Suites here are set over two levels, with an open kitchen, living and dining area on the main floor and bedrooms on the lower level. That arrangement gives you real separation between living and sleeping space, which most single-floor lofts cannot offer.
Sizes run from about 1,043 to 1,681 sq ft, so even the smallest suite is larger than a typical two-bedroom in a new tower. Published descriptions of one suite disagree on ceiling height: one describes about 14 feet, another about 12 feet upstairs and 10 feet on the lower level. Ask for the floor plan and measure for yourself.
The trade-off with a lower level is light. Bedrooms below the main floor will usually be darker and cooler than the rooms above, and you should check for any history of dampness or water entry, as you would in any house with a basement.
Finishes vary by suite, since owners have renovated over more than 25 years. One recently featured suite had polished hardwood, marble bathrooms with heated floors and smart-home controls, while others may be closer to original. Judge each suite on its own kitchen, bathrooms and mechanicals.

An unusually complete fee
The fee here covers common elements, heat, hydro, water, air conditioning, building insurance and parking. Hydro inclusion is uncommon, and it means your monthly carrying cost is close to all-in apart from internet and property tax.
That makes the fee look high next to newer buildings, where hydro, heat and parking are often billed separately. When you compare, add those items back to the other building before you decide which is more expensive. Ask for the current budget and how utility costs have moved in recent years, since in a bulk-metered building every owner shares the bill.
At least one suite is reported to come with a parking space. Confirm in the status certificate whether the suite you are buying has a spot, and whether it is owned or exclusive use.
River Street between Corktown, Regent Park and the Don
The building sits a short walk north of Queen Street East, with Regent Park immediately to the west and Corktown and the West Don Lands to the south. The Regent Park revitalization has replaced much of the old public housing nearby with new towers, an aquatic centre and a large park, and that rebuild has changed what this corner feels like.
East of River Street you reach the Don River, its trail network and the parkland of Riverdale. Queen East has cafés and restaurants, and the Distillery District and Corktown Common are within reach on foot. The data panel on this page has the exact transit, school and park details.
River Street carries steady traffic, and the surrounding blocks are still changing as development continues. Walk the street at different times of day and check what is planned on nearby lots before you buy.
Price per square foot, and the scarcity problem
The building average is about $803 per square foot. Because the suites are large, that translates into a higher total price than many buyers expect from a building that looks so modest from outside, but it is a fair figure for hard-loft space downtown.
With eight suites, resales are rare, and in some years there will be none. A single sale can move the average a long way, so I price suites here against other east-end hard lofts, adjusted for size, the two-level layout, parking and condition.
The large minimum size also narrows the buyer pool. There is no entry-level one-bedroom here, so when you sell you are selling to a buyer who wants 1,000 sq ft or more, and that group is smaller and pickier.
When you weigh the fee, remember it includes hydro, heat, air conditioning and parking. Measured against a newer building where those are extra, the gap is much smaller than the headline number suggests.
There are no suites listed for sale right now. For recent sold and leased figures, see the data panel or my building sold report.

There are no shared amenities beyond a security system and permission for barbecues. Your amenity is the suite itself, and the gym, the pool and the party room are elsewhere in the neighbourhood.
Jatin’s honest take on Corktown Lofts
Who this building suits
Buyers who want house-like space and separation in a loft, such as couples, people working from home who need a closed-off bedroom level, and downsizers leaving a semi who still want brick and beams. It also suits anyone who values predictable all-in monthly costs.
What I’d want you to check
This is a conversion registered in 1998, so the roof, windows, masonry and building systems are well into their life cycle. In an eight-suite corporation, a major repair is split among very few owners, so read the reserve fund study, the balance per suite and the board minutes closely. Check the lower level of any suite for signs of moisture, and confirm the parking space and its title.
The value question
At about $803 per square foot with hydro, heat and parking in the fee, the value case is strong for an owner-occupier who will stay. The risks are liquidity and concentration: few buyers know the building, few comparables exist and every cost is shared narrowly. If you can live with that, you are getting more real space per dollar than in most of downtown east.
