Leases 81%Sales 19%

Renter-heavy building. Of 104 deals here in the last 24 months, 84 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Market Wharf?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Market Wharf

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Market Wharf is the tower I recommend when a buyer wants lake views and still wants to walk to St. Lawrence Market for their groceries. It is a 34-storey Context Development building from 2013, designed by architectsAlliance, with an unusual mix of suite types, from compact flats to two-storey townhouses with terraces on the podium roof. Most of the trade-offs here are about which part of the building you buy into. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Market Wharf is a 34-storey, 357-suite condominium at 1 Market Street in Toronto’s St. Lawrence neighbourhood, just south of St. Lawrence Market. It was developed by Context Development and designed by architectsAlliance, with interiors by Tact Design, and completed in 2013. The condominium corporation is TSCC-2308, registered on 14 May 2013, and Del Property Management is listed as manager. The podium at 3 Market Street is a separate corporation, TSCC-2198. Suites run about 379 to 1,870 sq ft. Condos.ca lists heat and water as included in the fee.

Four kinds of suite in one tower

Market Wharf was planned with distinct suite types rather than one stacked floor plan. Market Flats are the smaller single-storey suites wrapped around the above-grade parking garage in the podium. Market Towns are two-storey homes on top of the podium with their own backyard terraces. Water Suites fill most of the tower, and penthouses sit at the top.

That mix is the reason to look here. A Market Town gives you a townhouse layout and a real outdoor space with a concierge downstairs, which is rare downtown. A Water Suite gives you the lake view. The flats are the entry price. They are very different products sharing one address.

Sizes reflect that range. Suites run from about 379 sq ft, a compact studio-style flat, to about 1,870 sq ft at the top end. Most of the listings I see sit in the 600 to 700 sq ft range for one-bedroom and one-plus-den plans, with two-plus-den layouts around 900 sq ft and up. If you need a true family-size suite, the Market Towns and penthouses are where to look, and they come up rarely.

The building has some quirks too. BlogTO featured a two-storey suite on the sixth floor that straddles the podium and the tower, with glass panels in the floor that look down to the street. Not every suite has features like that, but it tells you the architects took the in-between floors seriously.

Brick at the bottom, ripples at the top

architectsAlliance gave the project a masonry podium that echoes St. Lawrence Market and the old brick buildings around it, with a curved amenity pod sitting on the podium roof. The tower itself is a simple form, softened by wavy balcony railings meant to suggest the surface of the lake.

The site was a former waterfront brownfield north of the rail corridor, and the architect describes the project as the western anchor of Crombie Park. That combination of brick base and glass tower is one of the better examples of a tall building fitting into this neighbourhood’s older streets.

Sources differ slightly on height. Early UrbanToronto coverage described the tower as 32 or 33 storeys while it was going up; the architect and condos.ca both give 34. I would go with 34, and the status certificate will confirm the suite count of 357.

The two-corporation detail most buyers miss

The tower at 1 Market Street and the podium at 3 Market Street are registered as separate condominium corporations, TSCC-2308 and TSCC-2198. The podium registered in 2011 and the tower in 2013, matching the order they were built.

Two corporations means two budgets and two reserve funds. Parking, the garage structure and some amenities may be shared, so ask whether there is a shared-facilities agreement and how costs are split. A garage repair, for example, can show up in either building’s budget depending on how that agreement is written.

It also confuses listings. Some sites call 1 Market Street Market Wharf II Lofts, and others treat both addresses as one building. When you compare sales or fees, make sure you are comparing the right corporation.

Living at Market Street and The Esplanade

St. Lawrence Market is your grocery store, the Esplanade’s restaurants are at your door, and the Financial District is within walking distance. On a Saturday the streets around you are busy with market visitors, which is lively in the day and quieter at night.

To the south are the rail corridor and the new towers filling in between here and the lake. Upper floors on the south side get the water view over them, but lower suites on that side may hear trains and see construction for years to come. North-facing suites look over the market and the old town instead.

What I like about this corner is that it has already been built out around the market for decades, so the character of the streets to the north is settled. The change is all to the south, and that is where you should focus your due diligence: check the City of Toronto development applications map for sites between the rail corridor and Lake Shore before you pay for a view.

What Market Wharf costs

Condos.ca puts the building average at about $1,005 per square foot, a little above the podium at 3 Market Street. The premium is mostly about view and suite type: lake-facing Water Suites and the larger plans pull the average up.

When I checked, five suites were for sale and four for lease. Asking prices ran from $549,000 to $1,135,000. The one-bedroom and one-plus-den listings in the 600 to 699 sq ft band were asking $549,000 to $649,000, and the two-plus-den listings were asking about $1,049,000 to $1,135,000.

Fees across those listings ran from about $450 to $910 a month, or roughly $0.80 per square foot. That is reasonable for a downtown tower with concierge and a rooftop deck, especially with heat and water in the fee. If you want a value check on a specific suite, I can pull the comparables through my building sold report.

Jatin’s honest take on Market Wharf

Who this building suits

Buyers who want lake views and walkable groceries, downtown professionals, and downsizers who want a two-storey Market Town with a terrace without giving up a concierge building. Investors like the location and the fee level, and the smaller flats are an entry point into the neighbourhood.

What I’d want you to check

Ask whether there is a shared-facilities agreement with 3 Market Street and how shared costs are split. Read the reserve fund study for a building now past ten years, when the first round of major items starts to come due. For a Market Town, confirm what part of the terrace is exclusive use and who pays for the membrane under it. Confirm parking and locker for your suite, since neither is listed in the fee. If you are on a lower south-facing floor, visit when trains are running.

The value question

At about $1,005 per square foot with a moderate fee, I think Market Wharf is fair value for a lake-view suite in one of the city’s best food neighbourhoods. The Market Towns are the most distinctive product here and hold their appeal well. The weakest value is a low-floor suite with no view, where you pay the tower’s price without the tower’s main benefit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
