Living here
Renters, Airbnb and elevators at River City II
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at River City II?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about River City II
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

River City II is the white half of the pair. Where Phase 1 went matte black and angular, Urban Capital and its architects made Phase 2 a white slab broken into three mini-towers, with boxes popping out at the corners in what looks like a random pattern. The look is distinctive, the plans are varied, and the pool is one of the better reasons to live in the West Don Lands. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
River City II is a condominium at 20 to 38 Trolley Crescent in the West Don Lands, at the edge of Corktown in downtown east Toronto. It was developed by Urban Capital and designed by Saucier + Perrotte Architectes with ZAS Architects, and completed in 2015. Condos.ca lists 12 floors and 249 suites; Canadian Architect describes it as 13 storeys, and UrbanToronto lists 248 units. The condominium corporation is TSCC-2467, registered 25 June 2015. Maintenance fees include common elements, building insurance and parking.
River City II at a glance
Three mini-towers in one white slab
Phase 2 reads from the street as one long white building, but inside it is split into three mini-towers joined by short glazed corridors. That keeps the number of suites per hallway down, so each corridor feels closer to a small building than a 249-suite one.
The cladding is white aluminum, and rectangular boxes extend out at the corners in an irregular pattern. Canadian Architect noted that the variation is deliberate, partly so residents can pick out their own home from outside. It is also why two suites on the same floor can have quite different window and balcony arrangements.
Like Phase 1, the first two levels are fronted by townhouse-style units. Those ground-related suites have their own appeal for buyers with pets or bikes, but they face the street more directly, so think about privacy and noise before you choose one.
White cladding is also a maintenance question. Light-coloured aluminum shows dirt and streaking more than black, and a building that depends on a crisp white look will eventually need cleaning or panel work to keep it. That is not a reason to avoid it, but it is a line I would look for in the reserve fund plan.
More than 40 floor plans
Saucier + Perrotte and ZAS designed more than 40 different floor plans for this phase, even more than Phase 1. Sizes on condos.ca run from about 452 square feet to roughly 1,865. That range covers compact one-bedrooms, family-sized two-plus-dens and the townhouse units at the base.
Plan variety is good for resale, because your suite is not one of thirty identical units competing for the same buyer. The flip side is that a building-wide average tells you little. A corner suite with one of those projecting boxes may trade very differently from an interior suite of the same size.
When you tour, bring the floor plan and check how the projecting boxes and corner glass affect usable wall space. Distinctive rooms can be hard to furnish, and listed square footage does not always translate into the same livable area.

The courtyard, the pool and the above-ground garage
The soil on this former industrial land ruled out a deep underground garage, so the developer built parking above ground in a structure between Phase 1 and Phase 2. Its roof became the courtyard, about 20 metres across, with a shared patio, an outdoor pool and a planted green roof.
Residents of the three buildings that face the courtyard share it, and party rooms in two of the buildings open onto it. The complex amenities described by UrbanToronto also include a two-storey lightbox lounge, two exercise rooms and a guest suite.
Shared facilities mean shared costs. Read the shared-facilities agreement between the River City corporations in the status certificate, and ask how pool and garage costs are split and how decisions are made when one corporation wants to spend and another does not.
The garage arrangement has a practical upside too. An above-ground structure avoids some of the waterproofing problems that older underground garages run into, though it brings its own concrete and membrane maintenance. If a suite comes with parking, ask which level it is on and how residents get between the garage and the tower.
The West Don Lands today
When this phase was finished in 2015, the West Don Lands still felt half-built. Since then the later River City phases, the former Pan Am athletes’ village buildings and new rental and condo towers have filled much of the area in, and it now works as a neighbourhood.
Corktown’s older streets, the Distillery District and the Don River trails are all within walking distance. Waterfront Toronto required LEED Gold for buildings here; if energy performance matters to you, ask the corporation what certification was achieved. The panel on this page covers transit, schools and nearby parks.
Price per square foot and what is listed now
The building average on condos.ca is about $832 per square foot, a little above Phase 1 next door. That fits with Phase 2 being two years newer and having a size range that starts and ends a little larger than Phase 1’s.
At the time of writing four suites were for sale, asking from $360,000 to $1,049,000, with monthly fees from $340 to $1,125. That runs from a compact one-bedroom to a two-bedroom-plus-den, a useful spread for comparison. Five more were listed for lease.
Fees across active listings work out to about $0.85 per square foot. Condos.ca lists common elements, building insurance and parking in the fee, so heat, cooling, water and hydro appear to be on your own account. Add those back before comparing with an older building that includes them.
With more than 40 plans, I would price any suite here against previous sales of the same plan and exposure first, then against the building average. Ask the listing agent for the plan name, or check my building sold report for recent trades in the building.

Amenities at River City II
The courtyard pool is the headline, and it is rare for a building of this size in the east end. Everything else is practical: a gym, party rooms facing the courtyard and a guest suite, shared across the River City phases.
Jatin’s honest take on River City II
Who this building suits
First-time buyers and young professionals who like design-led buildings and want something other than a generic glass tower. The larger plans and townhouse units also suit couples planning to stay a while, and the pool makes summers in the city a lot easier.
What I’d want you to check
Read the shared-facilities agreement with the other River City corporations, since the pool, courtyard and garage are shared. Ask for a year of the suite’s utility bills, because heat and water do not appear to be in the fee. Look at the reserve fund study for the aluminum cladding, the roof and the pool, which will all need money eventually. Confirm the storey and suite count in the declaration if the exact numbers matter to you.
The value question
At around $832 per square foot, River City II is fairly priced for a ten-year-old, architect-designed building near downtown with an outdoor pool. The value depends heavily on the plan you buy. Pick a suite with a sensible layout and good light, and I think it holds up well against newer West Don Lands towers. For investors, the compact one-bedrooms rent easily to people working downtown, but the lowest fees in the building come with the smallest suites, and those are the most sensitive to interest rates on resale.

River City II — frequently asked questions
Who designed River City II?
Saucier + Perrotte Architectes in a joint venture with ZAS Architects, the same team as Phase 1.
Who developed River City II?
Urban Capital, which won the River City site through a Waterfront Toronto competition. Phase 2 was completed in 2015.
How many storeys and suites does it have?
Condos.ca lists 12 floors and 249 suites. Canadian Architect describes it as 13 storeys, and UrbanToronto lists 248 units.
Why does River City II look like three buildings?
It is internally divided into three mini-towers, joined by short glazed corridors, which keeps each hallway smaller.
Is there a pool?
Yes. An outdoor pool sits in the courtyard on the roof of the garage between Phase 1 and Phase 2, shared with the buildings that face it.
Why is the parking garage above ground?
The former industrial site’s soil ruled out a deep underground garage, so parking is in an above-grade structure between the phases.
How many floor plans are there?
More than 40, which makes building averages a weak guide to any one suite’s value.
What do the maintenance fees include?
Condos.ca lists common elements, building insurance and parking. Budget for heat, hydro and water separately and confirm in the status certificate.
Who manages the building?
Crossbridge Condominium Services is listed as property manager.
How is River City II different from River City I?
Phase 1 is the black-clad tower and wing closest to King Street, completed in 2013. Phase 2 is the white, three-part building, completed in 2015, and is a separate corporation.
Can you Airbnb a unit at River City II?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
Has River City II had elevator outages?
None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
What schools is River City II zoned for?
For TDSB public schools, the address is zoned for Dundas Junior Public School (Elementary, JK–5), Queen Alexandra Middle School (Middle, Gr 6–8), Jarvis Collegiate Institute (High school, Gr 9–12).
