Living here
Renters, Airbnb and elevators at Home Power Adelaide
Do mostly owners or renters live here?
Renter-heavy building. Of 230 deals here in the last 24 months, 196 were leases and 34 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Home Power Adelaide?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Home Power Adelaide
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Home Power Adelaide is one of the newer large buildings in the pocket between Moss Park and Corktown, and it is a better-than-average example of what a 2022 downtown condo can be. Great Gulf and Hullmark built it with Core Architects, split it into two towers above a shared base, and put a pool terrace in the middle. The fee per square foot is lower than many peers, which is worth understanding before you compare. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Home Power Adelaide is a high-rise condominium at 48 and 50 Power Street, at Power and Adelaide in downtown east Toronto (Moss Park, at the Corktown edge). It was developed by Great Gulf with Hullmark, designed by Core Architects with interiors by TACT, and completed in 2022. It is registered as TSCC-2910 (registered 9 May 2022) and is managed by Del Property Management. Condos.ca lists 22 storeys and 507 suites; UrbanToronto records two towers of 22 and 19 storeys with about 505 suites. Suites run from roughly 450 to 1,312 square feet.
Home Power Adelaide at a glance
Two towers on one base, and why that matters
Most buildings on this block are a single slab. Home Power Adelaide is one podium that splits into two towers above the 14th floor, rising to 22 and 19 storeys. Core Architects designed it, Ferris + Associates did the landscape and TACT did the interior amenity spaces.
The split has practical effects. Suites above the split get more corner and end conditions and more light between the towers. Suites below it sit in the larger, deeper podium floors. When you compare two units with similar square footage, ask which tower and which side, because that drives the view and the light more than the floor number.
You will see both 48 and 50 Power Street on listings. They are the same corporation, TSCC-2910, so fees, rules and the reserve fund are shared.
The 14th-floor amenity level
The amenity plan that Great Gulf marketed in 2017 put most of the shared space on the 14th floor, where the building splits. It described an outdoor terrace built around a pool, with a fireplace, grills and seating facing the skyline to the west. Indoors, the plan included a caterer’s kitchen and event room, a lounge and meeting room, a games room, an artist’s workspace, a yoga studio, a fitness studio, and change rooms with steam rooms.
Two smaller details stood out in those plans: community gardening plots on a 16th-floor outdoor space and a pet spa on the first parking level. Marketing plans and delivered buildings do not always match, so walk the amenity floor and confirm what exists before you count it in the value.
An outdoor pool on a mid-height terrace is a real draw in summer and a real line in the operating budget the rest of the year. It is one reason to read the reserve fund study closely, even in a young building.

Layouts: mostly compact, a few real family suites
Suites run from about 450 to 1,312 square feet, in one- to three-bedroom plans. The bulk of what trades here is one-bedroom, one-plus-den and compact two-bedroom stock in the 500 to 700 square foot range, which is the investor and first-time-buyer sweet spot.
Be careful with the smaller two-bedrooms. Current listings include two-bedroom plans under 600 square feet, and at that size the second bedroom is often a small room with a sliding door or no window of its own. Check the floor plan and confirm the second bedroom has a proper window if you plan to rent it as a true two-bedroom.
The larger two- and three-bedroom suites in the 900-plus square foot range are much rarer and are the ones I would look at for a couple or a small family who want to stay downtown.
Buying here as an investor versus an owner
Most of the suites that trade here are one-bedroom and one-plus-den units, and many are leased. That keeps resale demand steady, but it also means you compete with similar units every time you sell or rent. A suite with a better exposure, a usable den or parking will stand out from that crowd.
If you are buying to rent, model the numbers with the real fee, a realistic rent and a vacancy allowance, not the best-case figures. The amenity package and the walk to the Distillery District are strong selling points to tenants, so lean on them in your listing.
If you are buying to live in, check the owner and renter mix on the panel on this page and ask the manager how move-ins and elevator bookings are handled. In a building of about 500 suites, those practical rules shape day-to-day life more than the lobby finishes do.
Power Street day to day
Power Street is a quiet side street between Parliament and Sherbourne, with the twin spires of St. Paul’s Basilica a block north. Adelaide is a one-way eastbound route, so the noise you hear depends on whether your suite faces Adelaide or the quieter Power Street and interior sides.
The Distillery District, the St. Lawrence Market area and Corktown Common are all walkable from here. The bigger change in the next few years is the Ontario Line, now under construction around King and Parliament. For now that means construction around the area; later, it should make this corner much better connected. The panel on this page carries the current transit and walkability figures.
Pricing and fees at Home Power Adelaide
The building averages about $833 per square foot. That puts it roughly in line with other recent towers in Moss Park and Corktown, and a little above the older loft conversions on King Street East, which trade at a discount for age.
Current asking prices give a sense of the spread. One-bedroom and one-plus-den suites are listed between about $449,000 and $499,000, and two-bedroom suites between about $529,000 and $699,000, with a three-bedroom also on the market. Those are asking prices, not sale prices; check the sold report on this page for what has actually closed.
Fees across current listings run from about $387 to $713 a month, or roughly $0.70 per square foot. That is lower than many 2020s towers downtown. The listing data I have does not confirm what the fee includes, so ask for the fee breakdown and the budget in the status certificate, and find out whether heat, cooling and water are metered to the suite.

Amenities at Home Power Adelaide
The amenity package is concentrated on the 14th-floor level where the towers split, with an outdoor pool terrace as the centrepiece. For a building this size it is a full package, so you get resort-style space without leaving the block, but you also pay to run it.
Jatin’s honest take on Home Power Adelaide
Who this building suits
First-time buyers and investors who want a newer building with real amenities at a fee that is still moderate. It also suits buyers who want to be walking distance from the Distillery District and St. Lawrence Market without paying King Street East loft prices. The rarer large suites suit couples who want a three-bedroom downtown.
What I’d want you to check
Confirm what the fee includes, because the low fee per square foot may reflect utilities metered separately. Ask which tower and exposure the suite has. Read the reserve fund study and the latest budget with the outdoor pool in mind, and ask whether any warranty items from the first years are still open under Tarion. For small two-bedrooms, confirm the second bedroom has a window. Ask too whether parking and a locker come with the suite, since they are not confirmed in the listing data I have.
The value question
At about $833 per square foot with a moderate fee, this is fairly priced for a 2022 tower with a pool. You are not getting a discount, but you are getting a well-designed building from an established developer, and the Ontario Line work nearby should help long-term demand. I would buy here for a five-year hold, picking the layout and exposure carefully rather than the cheapest unit.
