Living here
Renters, Airbnb and elevators at Pantages Hotel and Condominium
Do mostly owners or renters live here?
Renter-heavy building. Of 27 deals here in the last 24 months, 24 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Pantages Hotel and Condominium?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Pantages Hotel and Condominium
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Pantages Hotel and Condominium is the most unusual building I cover around Yonge and Dundas, and it is not for everyone. The 143 suites at 200 Victoria sit inside a working boutique hotel across from Massey Hall, many of them smaller than a typical downtown studio. Buy here for the right reasons and with the paperwork read, or do not buy here at all. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Pantages Hotel and Condominium is a 143-suite condominium at 200 Victoria Street, at the corner of Shuter in Toronto’s Downtown Yonge East area, across from Massey Hall. Condos.ca lists it as 13 storeys. It was developed by Intracorp and forms part of the Pantages Tower complex, whose hotel entrance is at 200 Victoria. The condominium corporation, TSCC-1618, was registered on 9 August 2004. Suites run roughly 223 to 1,015 sq ft. Condos.ca lists the fees as covering common elements, heat, hydro, air conditioning, building insurance and water, and the property manager as 360 Community Management Ltd.
Pantages Hotel and Condominium at a glance
A condominium inside a working hotel
The Pantages Hotel is still operating at 200 Victoria, with a lobby restaurant, a fitness centre and a business centre, and it takes bookings for single nights and longer stays. The suites in this condominium corporation are part of that same complex, which is the main thing that separates 200 Victoria from the residential tower next door at 210.
In a hotel condominium, the declaration and any rental management agreement decide how you can use your suite: whether you can live in it full-time, whether it must go into a hotel rental program, how revenue is split and who sets the furnishing standard. I have not seen those documents for this corporation, and the rules can differ from suite to suite, so they are the first thing to read in the status certificate.
The hotel’s own website quotes different room and suite counts on different pages, which tells you the hotel and the condominium are not the same thing on paper. Ask the listing agent which arrangement the specific suite falls under before you book a showing.
The complex itself has an interesting backstory. It takes its name from Alexander Pantages, whose 1920 theatre up the street is now the Ed Mirvish Theatre, and the site was first planned with a second theatre and a hotel. After Livent collapsed, the theatre was dropped, and the hotel ended up folded into the glass tower Intracorp built here instead.
Very small suites, and why that cuts both ways
The size range here starts around 223 sq ft, which is smaller than almost any conventional downtown studio, and tops out near 1,015 sq ft. Most of the stock is hotel-room scale: a sleeping area, a compact bathroom and limited kitchen space. If you want a home you can cook in every night, look closely at the kitchen in each floor plan.
Small suites keep the entry price low, which is why buyers look here. The trade-off is the buyer pool at resale: fewer end users want a 250 sq ft suite, and many mortgage lenders treat hotel condominium units differently from regular condos, often with a larger down payment or not at all. Get a firm financing answer before you waive conditions.
Small suites also mean furniture choices matter more than usual. Before you buy, measure the sleeping area and closet space against what you actually own, and ask whether the suite comes furnished to a hotel standard you are expected to maintain.

Fees that include hydro, and the per-foot problem
Condos.ca lists heat, hydro, air conditioning, water and building insurance in the fee, the same structure as the neighbouring tower. That bundling is genuinely useful when you own a tiny suite, because your monthly cost is close to fixed.
The catch is the per-foot number. Current listings work out to about $1.82 per sq ft in fees on average, according to condos.ca, which is well above most downtown buildings. Some of that is the bundled utilities and some is the cost of running a building with hotel-grade common areas spread over very small suites. Read the budget and reserve fund study and ask how hotel operating costs are allocated between the hotel and the condominium owners.
Parking is not listed in the fee. Condos.ca lists a parking garage in the complex, but do not assume a hotel-sized suite comes with a space.
The corner of Victoria and Shuter
You are across the street from Massey Hall, beside the Ed Mirvish Theatre, one block from Yonge and a short walk from the Eaton Centre, Toronto Metropolitan University and St. Michael’s Hospital. For someone who comes to Toronto for work weeks, shows or hospital visits, it is hard to think of a more practical address.
Metrolinx is building the Ontario Line with a station at Queen and Yonge connecting to Line 1. Expect construction disruption around Queen for a while, followed by better transit than this corner has ever had.
The flip side of the location is noise and crowds. Concert and theatre nights fill Shuter and Victoria, and the square at Yonge and Dundas, now Sankofa Square, hosts events through the warmer months. If you are a light sleeper, ask which way the suite faces and visit on a show night.
What Pantages Hotel and Condominium costs
Condos.ca puts the building average at about $885 per square foot, noticeably higher than Pantages Tower next door at about $704. That is mostly arithmetic: very small suites almost always carry a higher price per foot, so do not read it as a premium for quality.
When I checked, two suites were for sale and none for lease. Asking prices across those two listings ran from about $410,000 to $685,000, with fees from about $602 to $804 a month.
With so few listings and an unusual product, comparables are thin. I would base any offer on the recent sold record for this specific corporation rather than on the tower next door. For the real recent trades, ask me for the building sold report.

Jatin’s honest take on Pantages Hotel and Condominium
Who this building suits
Buyers who need a small, low-entry pied-a-terre in the core, people who spend work weeks or hospital stays downtown, and investors who understand hotel-condo economics and have read the rental management agreement. It also suits a parent buying a small base for a student who mainly needs a bed and a short walk to class.
What I’d want you to check
Start with the declaration, rules and any hotel rental or management agreement: what you can and cannot do with the suite, and how revenue and costs are shared. Then confirm financing in writing, since many lenders handle hotel units differently. This is a 2004 building, so read the reserve fund study and recent board minutes, check for any planned fee increases, and confirm hydro is still bundled. Condos.ca lists pet restrictions, so read those rules too.
The value question
At around $885 per square foot, you are not getting a bargain per foot, but you are getting one of the lowest entry prices for ownership in this part of downtown. Whether that is good value depends entirely on the use rules and financing. If both check out and the suite fits how you will use it, it works. If you are counting on a broad resale market, I would look next door at Pantages Tower or Opus instead.
