Living here
Renters, Airbnb and elevators at Panda Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 367 deals here in the last 24 months, 346 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Panda Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Panda Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Panda Condos sits on the site of the old World’s Biggest Bookstore, half a block from Yonge and Dundas, and it has one of the most complete fee structures of any newer downtown tower: heat, cooling, water and internet are all included. That makes the low headline fee even better than it looks. The trade-off is 555 suites on a busy block, and a lot of very small plans. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Panda Condos is a 30-storey, 555-suite condominium at 20 Edward St, between Yonge and Bay just north of Dundas, in the Yonge-Bay Corridor, part of the St. Lawrence, Financial District and Downtown Yonge area of downtown Toronto. It was developed by Lifetime Developments and completed in 2022 on the former site of the World’s Biggest Bookstore. The condominium corporation is TSCC-2920, registered 30 June 2022, and the building is managed by Comfort Property Management. Suites run from about 356 to 1,904 sq ft. Maintenance fees include common elements, building insurance, water, heat, air conditioning and internet.
Panda Condos at a glance
Built on the World’s Biggest Bookstore
For more than 30 years, 20 Edward Street was home to the World’s Biggest Bookstore, a Toronto landmark that closed in 2014. An earlier plan for the site proposed turning it into a row of restaurants, but Lifetime Developments ended up building a residential tower instead, and blogTO covered what would replace the store in 2016.
Lifetime launched Panda Condos in late 2017, and UrbanToronto followed it from excavation in 2018 to near-completion in 2021. The building registered as TSCC-2920 in June 2022, which makes it one of the newest towers in the Yonge and Dundas area.
The name and the look match. The black-and-white cladding that UrbanToronto noted during construction is the building’s signature, and it makes the tower easy to pick out from Yonge Street.
Micro-suites to penthouses
Suites run from about 356 sq ft up to about 1,904 sq ft, which is a wide range. The bulk of the building is studios, one-bedrooms and one-plus-dens under 600 sq ft, aimed at students, young professionals and investors.
At the top, UrbanToronto toured the penthouse level in 2023, and those larger suites are a different product: far more space, better views and much less supply. If you are looking at the top floors, compare them with other downtown penthouses, not with the rest of Panda.
Some of the smallest plans are tight, and I would not buy one as a long-term home. Ask for the floor plan, measure the bedroom and check whether the bedroom has a full window or a sliding wall before you book a showing.
Parking is another point to check. In a tower this close to Yonge and Dundas, many suites were sold without a space, so if you need one, confirm it is on title for the suite you are buying and ask what rental spaces, if any, the building offers. The same goes for lockers in the smaller plans.

Edward Street, day to day
Edward is a short street between Yonge and Bay. The Eaton Centre, Sankofa Square, the Toronto Metropolitan University campus and the hospitals on University Avenue are all within walking distance, which is why the building rents so easily; there are far more suites listed for rent here than for sale.
This is the busiest pedestrian area in the city. The streets around Yonge and Dundas are crowded, loud and active until late, and some corners feel very different late at night. Walk the block at the hours you would actually be coming home before you decide.
Lower floors look at neighbouring buildings at close range, while upper floors open up. Ask which direction your suite faces and what is planned on the neighbouring lots. Transit, schools and parks data are in the panel on this page.
Living in it or renting it out
At the time of writing, there are 16 suites at Panda listed for rent and only six for sale. That ratio tells you who owns here: a large share of the building is held by investors and rented out, which is typical for a newer tower this close to Yonge and Dundas.
For an investor, that is reassuring. Demand from students, hospital staff and people working downtown is deep, and the all-inclusive fee makes a suite easy to market, because a tenant’s only extra bill is hydro. It also means competition: when many similar one-bedrooms are listed for rent at once, price and condition decide who leases first.
For an owner-occupier, a renter-heavy building means more move-ins, busier elevators at the start of each month and a board where owners who live in the building may be a minority. None of that is unusual, but it is worth asking how often the building books moves and how actively the board communicates with residents.
The other comparison buyers make is with Aura at College Park, the 2015 tower a few blocks north with 995 suites. Aura is older and much larger, with a fee of about $0.88 per sq ft on current listings, against about $0.65 at Panda with more included.
What Panda costs, all-in
The building averages about $937 per square foot. That is a little above Aura at College Park, the 2015 tower a few blocks north, at about $905, which is what you would expect for a 2022 building.
The fee is where Panda stands out. Current listings work out to about $0.65 per sq ft, roughly $287 a month for a small one-bedroom up to about $486, and that fee already includes heat, air conditioning, water and internet. In most newer towers, you pay all four on top.
Put the two together, and the all-in monthly difference between Panda and an older tower can often be over $100 a month on a one-bedroom once you add back heat, cooling and internet. Over a five-year hold, that is real money.
There are six suites for sale right now, asking from $499,000 to $799,900. One-bedrooms are asking between $520,000 and $585,000. For sold prices and rents, see the data panel or my building sold report.

Jatin’s honest take on Panda Condos
Who this building suits
Students, young professionals and hospital staff who want a newer building in the core with a predictable monthly cost, and investors who want a suite that rents quickly. The fee structure suits anyone who wants to stop budgeting separately for heat, cooling and internet.
What I’d want you to check
An all-inclusive fee is only good if it is sustainable. Ask for the budget and the reserve fund study, and check how the internet contract and the heating and cooling costs are built into the fee and when the internet contract renews. At about four years old, also ask what Tarion warranty items were claimed and whether any remain open. With 555 suites, check elevator count and move-in rules too.
The value question
At about $937 per square foot, you are paying for a new building at the heart of downtown. Factor in heat, cooling and internet in a fee of about 65 cents a square foot, and the all-in cost compares well with most towers nearby. For a one-bedroom buyer who will live in it or rent it out, I think this is good value.
