No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

Before you buy here

Five things the listing will not tell you about The Jarvis Mansions

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Jarvis Mansions is about as small as a downtown condominium gets: 34 suites in a four-storey building on Jarvis just north of Wellesley, facing Cawthra Square. It suits buyers who want townhouse-style space and a handful of neighbours rather than a tower lobby. The catch with a building this small is that every shared cost lands on very few owners, so the paperwork matters more than the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Jarvis Mansions is a four-storey, 34-suite low-rise condominium at 539 Jarvis Street, just north of Wellesley Street East across from Cawthra Square in the Church-Wellesley and North St. James Town area of downtown Toronto. A Globe and Mail report named Panterra Federated Properties as the company developing the site. The building dates from 2009, and the condominium corporation is TSCC-1999, registered 4 February 2009. condos.ca lists Aykler Real Estate as property manager. Maintenance fees include common elements, building insurance, parking and water. Suites run from about 453 to 1,688 square feet.

A boutique building on a street of mansions

Jarvis Street was once the city’s grandest residential avenue, and some of the 19th-century houses survive along it, including the Richardsonian Romanesque house built in 1889 for George H. Gooderham at 504 Jarvis. The Jarvis Mansions borrows that history in its name and its townhouse-style format rather than in any claim to be one of those houses.

The Globe and Mail reported that Panterra Federated Properties was turning the former Victoria daycare centre on this site into the Jarvis Mansions condominiums. I could not confirm from public sources how much of any earlier structure was kept, so if heritage fabric matters to you, ask for the building’s history and any heritage designation details with the status certificate.

What you get today is a low-rise building with only 34 suites, described by condos.ca as townhouse-style living with a nod to the street’s past. In downtown Toronto, that scale is genuinely uncommon.

Townhouse-style suites, from compact to large

condos.ca shows suites from about 453 to 1,688 square feet, which is a wide range for a 34-suite building. At one end you have compact one-bedrooms; at the other, large suites, including penthouse-level units, that live more like a townhouse than a typical condo.

That range matters when you compare prices. A building average of about $681 per square foot mixes very different products, and the larger suites will not trade on the same basis as a small one-bedroom. Look for sales of suites of a similar size and layout, not just the building average.

Ask the listing agent for the floor plan and confirm the registered area on the condominium plan. In smaller buildings, square footage quoted in listings can vary from one sale to the next, and larger or unusual layouts are where those differences tend to show up.

What a 34-suite corporation means for your money

Small buildings have real advantages: quiet halls, neighbours you know by name and a board that is easy to reach. They also have one structural risk. When the roof, the garage membrane or the windows need replacing, the bill is split 34 ways instead of 300.

That makes the reserve fund study the most important document you will read. Look at the current balance, the planned contributions and the major work scheduled for the next ten years. If a large item is coming and the fund is thin, the gap usually shows up as a fee increase or a special assessment, and you want to know that before you firm up.

Management is listed by condos.ca as Aykler Real Estate. Ask how long they have managed the building, how often the board meets and whether recent minutes mention any major repairs. In a building this size, a good manager and an engaged board make a large difference.

Small buildings also have thin resale and rental records, and lenders and insurers sometimes look harder at them. Ask your mortgage broker early whether your lender has any concerns with a 34-suite corporation, and get the status certificate reviewed by a lawyer before your conditions run out, not after.

Jarvis at Wellesley, day to day

The building faces Cawthra Square, the small park just north of Wellesley, which gives the front suites a green outlook that most downtown condos do not have. The Church-Wellesley Village is a short walk west, and the Wellesley hospital-lands buildings and St. James Town are to the east.

Jarvis is a busy arterial, so traffic noise is part of life on the street side. Visit at rush hour and in the evening, and if you are sensitive to noise, favour a suite at the back or on an upper level. Transit, schools and walkability are covered in the automatic panel on this page.

Price per square foot and what the fee covers

condos.ca puts the building average at about $681 per square foot, in line with The Central a few blocks south on Jarvis at about $677 and well below 22 Wellesley at about $834 or Radio City at about $885. For a boutique low-rise with townhouse-style suites, that is a reasonable entry point for downtown.

The fee covers common elements, building insurance, parking and water, according to condos.ca. Heat and air conditioning are not on that list, so budget for your own utility bills and ask how the suite is heated and cooled. Parking in the fee is a plus; confirm whether the suite you want actually owns a space.

There is very little to buy at any time. At the time of writing condos.ca showed one suite for sale and two for rent. With so few sales, the recorded figures in the data panel may rest on small samples, so treat them as a guide and get a proper comparison of similar suites before you make an offer.

Amenities at The Jarvis Mansions

Underground parking garageBBQs permittedSecurity system

There is no gym, party room or concierge here, and in a 34-suite building that is a sensible choice, because each shared facility would be paid for by very few owners. Barbecues are permitted, which matters to buyers of suites with outdoor space.

Jatin’s honest take on The Jarvis Mansions

Who this building suits

Buyers who want a quiet, small building with townhouse-style space downtown, and who would rather know their neighbours than use a gym on the ground floor. The larger suites suit downsizers and couples who want room without a house. It does not suit anyone who wants concierge service, parcel handling or a full amenity package. Owner-occupiers will get the most out of it; with so few suites, a strong owner base is part of what keeps the building well run.

What I’d want you to check

Read the reserve fund study, the last two budgets and the recent board minutes with care, because major repairs in a 34-suite building fall on very few owners. At about 17 years old, the building is approaching the age when roofs, garage waterproofing, windows and mechanical systems start to need money. Confirm parking and locker ownership, the suite’s registered area, and any pet or rental rules in the declaration; I could not find a published pet policy.

The value question

At about $681 a square foot, with parking in the fee, The Jarvis Mansions is fair value for a boutique downtown low-rise, especially for the larger suites. The price is not the risk here; the reserve fund is. If the fund is healthy and the board is organized, this is one of the more interesting small buildings in the area.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
