Living here
Renters, Airbnb and elevators at The Wyatt
Do mostly owners or renters live here?
Renter-heavy building. Of 120 deals here in the last 24 months, 99 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Wyatt?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Wyatt
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Wyatt is the tower I point to when someone asks what the newer Regent Park actually looks like. It is a 27-storey KPMB design by Daniels, finished in 2019, sitting over the athletic grounds with the aquatic centre and the central park across Dundas. The suites are small, but heat and air conditioning are in the fee and the amenity floors were planned for families, not just investors. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Wyatt is a 27-storey, roughly 343-suite high-rise condominium at 20 Tubman Avenue, at Dundas Street East in Regent Park, downtown east Toronto. It was developed by The Daniels Corporation, designed by KPMB Architects, and completed in 2019. The condominium corporation is TSCC-2746, registered 3 December 2019, and the building is managed by City Sites Property Management. Maintenance fees include common elements, building insurance, water, heat and air conditioning.
The Wyatt at a glance
A KPMB tower on the site of a 1958 rental block
The Wyatt sits on what Regent Park planners called Block 26, between Sumach Street and the new Tubman Avenue, just east of One Park Place. Before it, the site held 605 Whiteside Place, a 1958 rental tower from the original Regent Park. The new street is named for Harriet Tubman, and the building’s main residential entrance faces it.
KPMB Architects designed a slender 27-storey glass point tower over a brick podium of about six storeys. UrbanToronto reported that the brick was a deliberate reference to the older neighbourhood and to the tower it replaced, with natural wood at street level and a double-height retail frontage on Dundas that wraps the corner onto Tubman.
This was part of the third phase of the Regent Park revitalization, built alongside Toronto Community Housing buildings immediately east and south. That mix is the whole point of the neighbourhood plan, and it is worth understanding before you buy: market condos, social housing and new public facilities share the same few blocks.
Amenities planned for kids, not just investors
Most downtown towers of this vintage give you a gym and a party room and stop there. At launch, Daniels laid out the third floor with a fitness centre, party room, craft space and a bouldering cave, then dedicated part of the fourth floor to a kids’ zone with a play room, craft room and theatre. The sixth floor carries indoor and outdoor amenity space, and the podium roof was planned with community garden plots.
IBI Group designed the amenity interiors. The garden plots and the kids’ floor tell you who Daniels had in mind: households who want to stay in the neighbourhood as their family grows, rather than a pure investor rental stock. Ask the management office which of these spaces are open and how they are booked, because programs in a building this size can change after turnover.

Small suites, higher ceilings
Everything currently on the market is compact: studios and one-bedrooms under 500 square feet, one-bedroom-plus-dens and a two-bedroom in the 700s. If you need a true family-sized suite, there may be little or nothing listed at any given time, so be patient or be ready to move quickly when a two-bedroom appears.
The launch materials promised 9- and 10-foot ceilings in the living and dining areas, which helps the smaller layouts feel less tight. Ceiling heights vary by floor and plan, so confirm the specific suite rather than assuming the higher figure.
Suite counts differ slightly between sources: UrbanToronto reported 342 suites at launch, while the condominium listing data shows 343. The difference is minor, but it is a reminder to rely on the declaration and status certificate for the official figure.
Dundas and Sumach, day to day
The south windows look over the Regent Park Athletic Grounds, and the Regent Park Aquatic Centre and the central park are across Dundas. That is a lot of public recreation within a short walk, and it is the main reason I think this building suits active owners and families.
The Dundas streetcar runs past the door, Cabbagetown’s older streets start to the north, and Corktown and the Distillery District are a walk to the south. Retail at grade and the commercial strip along Dundas cover daily errands. Regent Park is still changing, with later phases under way, so expect construction somewhere nearby for years to come.
The panel beside this review shows the transit, school and Walk Score details. What I would add is practical: a block next to busy parks, an aquatic centre and a streetcar line changes character through the day. Walk it on a weekday evening and on a weekend morning before you decide, and make sure you are comfortable with both versions of the street.
What The Wyatt costs, and what the fee covers
The building average works out to roughly $848 per square foot. Current asking prices across six active listings run from about $349,000 to about $600,000, with most one-bedrooms and one-bedroom-plus-dens in the low-to-high $400,000s and $500,000s.
Fees on active listings average about $1.45 per square foot, ranging from roughly $319 to $689 a month. That per-foot figure looks high, but two things explain it. Very small suites always carry higher per-foot fees, and The Wyatt bundles heat and air conditioning into the fee along with water and insurance, which many newer downtown towers meter separately.
When you compare it with a nearby building quoting $0.80 a foot, add back your own heating and cooling bills to the cheaper option before deciding. Parking, if a suite has it, should be confirmed on title and in the status certificate. For an exact read on recent trades, my building sold report pulls the aggregate numbers.

Amenities at The Wyatt
The bouldering cave and the kids’ floor are the unusual parts here; together with the athletic grounds and aquatic centre across the street, a household can get a lot of recreation without paying for memberships.
Jatin’s honest take on The Wyatt
Who this building suits
First-time buyers who want a newer building with heat and air conditioning in the fee, young couples planning to stay in the area, and families comfortable with compact space who will use the amenity floors and the parks. It also suits buyers who actually like a mixed-income neighbourhood and want to be part of how Regent Park keeps developing.
What I’d want you to check
The Wyatt is only a few years old, so the first reserve fund study and its updates matter more than the history, which is short. Ask how the bundled heat and cooling costs have moved since registration, because a utility-inclusive fee can rise faster than a stripped-down one. Confirm parking and locker ownership in the status certificate, check the amenity booking rules if the kids’ spaces are part of why you are buying, and read recent board minutes for anything on window wall or HVAC warranty work.
The value question
At around $848 per square foot, you are paying a fair downtown-east number for a recent tower by a developer with a long track record in Regent Park. You give up the bigger layouts of older buildings and you get newer systems, higher ceilings and an amenity program that is better than most at this price. For an owner-occupier staying five years or more, I think the value is solid, as long as you buy the right floor plan rather than the cheapest one.

Is The Wyatt good for families?
It is one of the more family-minded towers downtown, with a kids’ floor and the athletic grounds and aquatic centre nearby, but most suites are small, so larger layouts are scarce.
How does The Wyatt compare with One Park Place?
One Park Place, just to the west, is an earlier Daniels phase. The Wyatt is newer, includes heat and cooling in the fee and has a more family-focused amenity program; One Park Place averages roughly $800 to $820 per square foot against about $848 here, so compare fees, reserve funds and suite sizes directly.
How much do condos at The Wyatt sell for?

What rental yield does The Wyatt offer an investor?
At a median price of $528,500 and a median rent of $2,375 a month, the gross yield is about 5.4%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.
Do mostly owners or renters live at The Wyatt?
Mostly renters. Of the deals here in the last 24 months, 83% were leases and 17% were sales.
Can you Airbnb a unit at The Wyatt?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
