Renter-heavy building. Of 22 deals here in the last 24 months, 18 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Wellington?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Wellington

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Wellington at 30 Wellington Street East is the building I show to downsizers who are leaving a house and refuse to move into a shoebox. It has only 120 suites, the smallest about 1,183 sq ft, and it sits a short walk from St. Lawrence Market and the Financial District. It is a 1982 building, and buying here is mostly about understanding what that age means. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Wellington is a 21-storey condominium of 120 suites at 30 Wellington Street East, between Yonge and Church in downtown Toronto. It was developed by H&R Developments and completed in 1982, with Edward I. Richmond as architect and Johan DeVilliers as design architect, according to ACO Toronto. The condominium corporation is MTCC-590, registered on 24 November 1982, and condos.ca lists Del Property Management as manager. Condos.ca lists the fees as covering common elements, heat, cable TV, building insurance, parking and water. Suites run from about 1,183 to 1,844 sq ft.

A small building of large suites

Most downtown towers are built around one-bedrooms. The Wellington went the other way. Condos.ca lists suites from about 1,183 sq ft up to about 1,844 sq ft, so even the smallest plan here is larger than a typical two-bedroom in a new tower, and many plans are two bedrooms with a den or a separate dining room.

With only 120 suites over 21 storeys, there are just a handful of suites per floor. That changes how the building feels: short corridors, neighbours who know each other, and a lobby without the constant traffic of a 500-suite tower. It also means fewer people sharing the cost of a pool, a squash court and a full-time security desk, which you see in the fee.

The trade-off is liquidity. With so few suites, months can pass without a listing, and the buyer pool for large, older suites is narrower than for one-bedrooms. That is fine for an owner who plans to stay, and less ideal for an investor who may need to sell quickly.

An early-1980s H&R tower

ACO Toronto’s TOBuilt database credits Edward I. Richmond as architect and Johan DeVilliers as design architect, with H&R Developments as the developer, and classes the building as International style. It also notes a small discrepancy in completion date: construction reports pointed to fall 1981, while Patricia McHugh’s architecture guide gives 1982, which matches the corporation’s registration.

From the street, the building has a brick base with glass above and a deep band of landscaping in front, which gives the entrance some calm on a busy downtown block. H&R also built The Liberties on Bay Street, and both buildings show the developer’s habit of that era: generous suites, a pool and a squash court, and an all-in fee.

I could not verify ceiling heights or the original suite finishes from a reliable source, and many suites will have been renovated since 1982. Judge each suite on its own condition, and look closely at the windows, the heating and cooling units and the kitchens and baths.

What the fee covers, and what it means at 44 years

Condos.ca lists common elements, heat, cable TV, building insurance, parking and water as fee inclusions. Hydro is not on that list, so expect to pay your own electricity. Parking being included is the useful part: in this neighbourhood a downtown parking space is a real cost, and here it is already bundled in.

Large suites mean large fees in dollar terms, so judge them per square foot and against what they include. More important is the building’s stage of life. At this age, most buildings have already replaced or are planning major items such as windows, balcony or façade work, elevators, the pool equipment and the garage membrane.

Ask the manager which of those projects are done and which are still ahead, and read the latest reserve fund study to see whether the fund can pay for them without a special assessment. A well-run building of this age with the big projects behind it can be a better buy than a newer one with them still ahead.

Daily life between Yonge and Church

The address puts you in the oldest part of downtown. St. Lawrence Market, Berczy Park and the Flatiron Building are a few minutes’ walk east and south, St. James Cathedral and its park are just north, and the King and Bay office towers are a short walk west. Most owners here walk to work, to the market and to the theatres on Front Street.

Wellington Street East is quieter than King or Front, which is part of the appeal. Still, it is downtown, with delivery trucks, nightlife on nearby streets and the occasional construction project. Ask which way a suite faces and what is planned on the neighbouring lots, using the City of Toronto’s development applications map.

What The Wellington costs

Condos.ca puts the building average at about $737 per square foot. That is well below the newer towers in the Financial District and St. Lawrence, which is what you would expect for a 1982 building. Because the suites are so large, a modest price per square foot still adds up to a substantial purchase.

When I checked, only one suite was listed for sale and none for lease, so I will not quote an asking range here. In a small building, a single listing tells you little; recent sold prices for the same floor plan and exposure are a much better guide. Expect to wait for the right plan, and be ready to move when it appears.

If you are waiting for the right suite here, I can track the building for you and pull the comparables through my building sold report, so you are ready when one comes up.

Amenities at The Wellington

Indoor poolSaunaSquash courtSecurity guardSecurity systemParking garage

An indoor pool, a sauna and a squash court in a 120-suite building is uncommon, and it is a real draw for owners who want to swim or play without a club membership. The flip side is that the cost of running and eventually replacing them falls on relatively few owners.

Jatin’s honest take on The Wellington

Who this building suits

Downsizers leaving a house, couples who work from home and need two real rooms, and anyone who wants a large suite within walking distance of the Financial District and St. Lawrence Market. It suits buyers who value a quiet, small building and parking in the fee. If you want a one-bedroom, new finishes or a long amenity list, this is not your building.

What I’d want you to check

This is a 1982 building, so the reserve fund study is the most important document you will read. Find out which major projects, such as windows, elevators, façade and balconies, the pool and the garage, are complete and which are scheduled. Read the board minutes for planned fee increases or special assessments, confirm the parking space and locker that come with the suite, and confirm the pet rules, because condos.ca flags a pet restriction. Inspect the suite’s windows and heating and cooling units carefully.

The value question

At about $737 per square foot with parking and heat included, The Wellington offers space that newer downtown towers cannot match at any price per square foot. You give up modern finishes and quick resale; you gain a big, quiet suite in one of the most walkable parts of the city. For an owner-occupier planning to stay for years, I think it is good value, provided the major capital work is funded.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
