Living here

Renters, Airbnb and elevators at 78 San Marinoway Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 78 San Marinoway Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 78 San Marinoway Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses on San Marino Way are the kind of listing that gets skipped because the photos look dated and the street is hard to find on a map. That is a mistake if you want a family-sized home in northwest Toronto for less than a semi costs. It is also a mistake to buy one without reading the corporation’s paperwork first, because this complex turns 50 this year. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

78 San Marinoway Townhouses is a condominium townhouse complex of 39 homes at 2 to 78 San Marino Way in the Glenfield-Jane Heights neighbourhood of North York, Toronto, near Jane Street and Sheppard Avenue West. It was built in 1976 and the condominium corporation, YCC-282, was registered on 15 October 1976. Condos.ca lists The A.K. Group Company Limited as property manager and records a parking garage, visitor parking and BBQs permitted. No developer is on record, and fee inclusions are not published.

YCC-282

A small 1976 corporation, and why the number matters

YCC-282 tells you a lot before you even walk in. The YCC prefix belongs to the older York condominium series used in this part of Toronto before the MTCC and later TSCC numbering, and a number in the 200s places this complex in the early years of condominium ownership in Ontario. It was registered in October 1976 and has been running as a corporation ever since.

Thirty-nine homes is small. In a complex this size, owners tend to know the board members, decisions get made quickly and rules are easier to change. The trade-off is that every major repair is split 39 ways, so a new roof cycle or a paving job lands harder on each owner than it would in a complex of 200.

No developer is recorded for the complex, which is normal for buildings of this age. That means there is no builder reputation to check. The record that matters is the corporation’s own: how it has saved, what it has replaced, and what is coming due.

The parking garage is the line item to understand

Condos.ca lists a parking garage and visitor parking here. In 1970s Toronto townhouse complexes, a shared parking garage often means a covered or underground structure that the corporation owns and maintains, rather than a private garage attached to each home. Ask which arrangement this complex has before you do anything else.

If it is a shared structure, it is likely the single most expensive thing the owners maintain. Concrete slabs, waterproofing membranes, drainage and lighting all age, and a garage built in the mid-1970s has been through several repair cycles already. The reserve fund study will show when the last major work was done and what is planned next.

If each home has its own garage, the question changes to who maintains the garage door, the driveway and the roof above it. Either way, ask how many spaces come with the home, whether they are owned or assigned, and how visitor parking is managed in practice.

What the fee probably covers, and what you must confirm

Condos.ca does not publish fee inclusions for this complex, so I am not going to guess. Townhouse condominiums in this part of the city vary widely: some include water and some do not, and heat and hydro are almost always the owner’s cost because each home has its own furnace and meter.

Ask the property manager, which condos.ca lists as The A.K. Group Company Limited, for the current budget and the fee schedule. Then ask a second question that matters just as much: who replaces the windows, doors, furnaces and decks under this corporation’s declaration. In some older complexes the corporation handles windows and roofs; in others, owners replace their own. That split decides a large part of what you will spend over the next ten years.

BBQs are listed as permitted, which tells you there is outdoor space attached to the homes. Confirm whether it is a private yard, a patio on exclusive-use common element, or shared ground, because that affects what you can build, plant or fence.

Daily life between Jane and Sheppard

San Marino Way sits in the southern part of Glenfield-Jane Heights, the city neighbourhood that runs from Sheppard north to Finch between Highway 400 and Black Creek. The area grew very quickly in the 1960s and 1970s, when this complex was built, and it is still mostly a mix of houses, townhouse complexes and apartment towers from that era.

The biggest recent change is to the north. Line 6 Finch West opened on 7 December 2025 along Finch Avenue West, with a stop at Jane and Finch connecting east to Line 1 at Finch West station. Jane Street itself is served by the 35 Jane bus, one of the TTC’s busiest routes. The data panel on this page shows the nearest stops and how far they are.

The Jane and Finch area is also the subject of a City of Toronto planning framework, the Jane and Finch Initiative, which includes a secondary plan to guide new development and the proposed redevelopment of Jane and Finch Mall. That work is focused on the Finch corridor rather than this street, but it is worth following if you plan to hold for a decade.

Pricing a complex that rarely trades

There were no homes listed for sale or lease here at the time of writing, and condos.ca does not publish a building price per square foot for this complex. With 39 homes, sales are infrequent, and a single sale can move any average a long way.

That makes comparables the real work. The recorded sales in the data panel on this page are the place to start. Then widen the search to other 1970s condominium townhouses between Highway 400 and Keele Street, and adjust carefully for parking, basement finish, the condition of the windows and furnace, and what each corporation’s fee includes.

I also compare against freehold semis and small detached houses nearby. If a townhouse here is priced close to a freehold home with no monthly fee, the freehold usually wins over a long hold. If the gap is wide, the townhouse gives you a house-style layout at a lower entry price. My building sold report pulls both sets for you.

Parking garageVisitor parkingBBQs permitted

There is no gym, pool or party room, and you should not want one in a 39-home complex, because every shared facility is paid for by very few owners. Your real amenities here are your own entrance, your outdoor space and a parking arrangement you should understand in detail.

Jatin’s honest take on 78 San Marinoway Townhouses

Who this building suits

Families who need three bedrooms and a basement-style layout but cannot reach a freehold semi in northwest Toronto, and first-time buyers moving out of an apartment who want stairs, a front door and no shared hallway. It also suits people with family or work ties around Jane and Sheppard who want to stay in the area.

What I’d want you to check

Read the reserve fund study with the parking garage, roofs and windows in mind, because a 1976 complex has already been through at least one full replacement cycle and may be heading into another. Ask what the corporation maintains under its declaration and what owners maintain themselves, read two years of board minutes for upcoming exterior work, and get the status certificate reviewed by a lawyer before your offer goes firm. Inside the home, check the age of the furnace, the windows and the electrical panel.

The value question

The value case is space for the money. You are buying an older home in a small corporation, so the price should reflect the age of the building and the size of the reserve fund. If the paperwork shows a well-funded corporation that has kept up with its big items, I think this is a sensible owner-occupier purchase. If it shows deferred work, price it in or walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
