Living here
Renters, Airbnb and elevators at Minto775
Do mostly owners or renters live here?
Renter-heavy building. Of 55 deals here in the last 24 months, 43 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Minto775?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Minto775
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Minto775 is the building I suggest when a buyer wants King West but does not want to pay King West fees. It is two towers on one podium at King and Tecumseth, with a terraced 12-storey building and a taller 17-storey one, and a fee that looks low because it leaves heat and hydro to you. Understanding that one point is most of the work. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Minto775 is a condominium at 775 King Street West and 78 Tecumseth Street, Toronto, at the corner of King and Tecumseth, west of Bathurst. Condos.ca lists it in West Queen West; here it is grouped with Queen West, Trinity-Bellwoods, Kensington and Little Italy. It was developed by Minto Communities, with design by Hariri Pontarini Architects and Young + Wright / IBI Group Architects. It has a five-storey podium and two towers of 12 and 17 storeys, and condos.ca lists 350 suites (UrbanToronto lists 352). It was completed in 2013, and the condominium corporation, TSCC-2320, was registered on 9 July 2013. Goldview Property Management is listed as manager. Suites run roughly 350 to 1,943 sq ft. Maintenance fees include air conditioning, common elements and building insurance.
Minto775 at a glance
A project that was launched twice
Minto first released this site in 2008 as Minto King West. The launch ran straight into the financial crisis, and Minto pulled the project off the market rather than build it as planned. UrbanToronto reported that the interiors were then reworked by Hariri Pontarini Architects and Young + Wright / IBI Group Architects, the exterior was refined, and the project returned in January 2010 as Minto775.
Shoring and excavation began in late 2010, and the building was completed and registered in 2013. The second version was the one that sold, and the redesign shows in the range of layouts that came out of it.
Minto is one of the larger and longer-established builders in Ontario, and it marketed this building on its green features as much as its finishes. That included a green roof installed by LiveRoof, along with landscape design by Ferris + Associates and interiors by II BY IV Design.
Podium, terraced tower, or the tall one
The complex is three pieces. A five-storey podium runs along both King and Tecumseth, scaled to the older brick buildings around it. Above it, one tower rises 12 storeys and steps back as it goes up, creating a set of terraced suites. The second tower rises to 17 storeys and gets the longer city views. Condos.ca lists the building at 16 floors, so counts vary by source.
UrbanToronto noted that floor plans and ceiling heights differ depending on which part of the complex a suite is in. That is worth taking seriously. A podium suite, a terraced suite and a suite on an upper floor of the taller tower can feel like three different buildings.
Suite sizes run from studios of about 350 sq ft up to roughly 1,943 sq ft, with one-bedrooms, two-bedrooms, three-bedroom plans and two-bedroom-plus-den penthouses. If outdoor space is the priority, focus on the terraced tower. If you want views, focus on the upper floors of the taller one.
One more practical point: two towers on a shared podium means one corporation, one reserve fund and one set of shared systems. Owners in the quieter terraced tower contribute to the same budget as owners in the taller one, so a big repair in either building is everyone’s cost. That is normal, but it is worth understanding before you assume the smaller tower runs like a boutique building.

Why the fee looks so low
Across current listings, fees work out to about $0.67 per square foot. That is low for a 2013 building with a concierge and a full amenity floor, and it is a large part of the appeal.
The reason is in the inclusions. According to condos.ca, the fee covers air conditioning, common elements and building insurance. Heat and water are not on that list, which usually means suites are metered individually. You will pay those costs directly, on top of hydro.
That does not make the building expensive. It means you should compare like with like. Add a realistic estimate for heating and utilities to the fee here before setting it against a building where heat is included, and check the status certificate for exactly what the corporation covers.
King and Tecumseth day to day
This corner sits between the King West restaurant strip to the east and Liberty Village to the southwest, with Queen West a short walk north. Stanley Park is a few minutes away on foot. You are close enough to the Entertainment District to walk, but far enough west that the evenings are noticeably calmer.
The automatic panel covers transit and walkability. The day-to-day reality is that most errands, restaurants and gyms are on foot, and Liberty Village is an easy walk when you need more than the shops on King.
What Minto775 costs per square foot
Condos.ca puts the building average at about $845 per square foot. For a 2013 King West building from a major builder, that is reasonable, and when you combine it with a low fee, the monthly carrying cost compares well with newer towers nearby.
Five suites were listed for sale when I checked, asking from about $490,000 to about $750,000. Monthly fees across those listings ran from roughly $302 to $537.
The low end of the fee range deserves a note. Fees in the low hundreds for a one-bedroom are unusual downtown, but they do not include heat or water. Build those costs into your numbers before you treat any suite here as a bargain, and confirm the current fee in the status certificate.
The spread is wide because the building is varied. Terraced suites and upper-floor views carry premiums that a simple per-foot number does not capture. Compare a suite against others in the same part of the complex, not just against the building average, and use my building sold report for what has actually traded.

The amenity floor covers the everyday basics well: a gym, a party room, a media room and a games room, plus an outdoor patio and guest suites. There is no pool, which is part of why the fee stays low.
Jatin’s honest take on Minto775
Who this building suits
Buyers who want King West at a sensible monthly cost, and who are comfortable paying their own heat and utilities. The terraced suites suit people who want real outdoor space downtown, and the studios and one-bedrooms suit first-time buyers and investors. Owners who want a builder with a long track record will be comfortable with Minto.
What I’d want you to check
Ask what heat and utilities have actually cost the seller over the past year, so you can compare true monthly costs. Confirm which tower the suite is in, its ceiling height and whether it has parking and a locker. For terraced suites, ask how the terrace membrane is maintained and who pays when it needs work. A 2013 building is also coming up on its first large rounds of mechanical and envelope work, so read the reserve fund study and the board minutes.
The value question
At around $845 per square foot with a fee near $0.67, this is one of the better-value ways into King West if you account properly for utilities. You give up a pool and new finishes, and you gain a calmer corner, a builder with a strong reputation and layouts that are hard to find elsewhere. For an owner planning to stay several years, I think it is a sensible buy.
