Living here
Renters, Airbnb and elevators at King West Village
Do mostly owners or renters live here?
Mix of owners and renters. Of 46 deals here in the last 24 months, 22 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at King West Village?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about King West Village
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

King West Village is what I show buyers who want King West without an elevator. It is one of the earliest townhouse communities in the area, 207 stacked suites on Sudbury Street finished in 2000, and most upper suites come with their own rooftop terrace. The question here is not whether the location works, it is whether a 25-year-old townhouse complex has been looked after. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
King West Village is a three-storey stacked townhouse condominium of 207 suites at 12 Sudbury Street, Toronto, just off King Street West, in the King West pocket of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. Condos.ca lists the developer as Urban and Crossbridge Condominium Services as manager. It was completed in 2000, and the condominium corporation is MTCC-1338, registered on 1 September 2000. The maintenance fee covers common elements, heat, air conditioning, building insurance, parking and water.
King West Village at a glance
One of the first townhouse communities in King West
When this complex was built, much of the land around Sudbury Street was large, under-used industrial blocks with little street frontage. The City’s late-1990s planning for what it called Garrison Common North pushed to stitch those blocks back into the street grid, including extending Sudbury Street west. King West Village was part of that first wave of housing.
The corporation, MTCC-1338, was registered on 1 September 2000. Its next-door neighbour, King West Townhomes at 1 to 47 Sudbury, is a separate corporation, MTCC-1286, registered nine months earlier with a similar developer name. Buyers often treat them as one place, but they have different boards, different budgets and different fee inclusions, so compare them separately.
Condos.ca records the developer simply as Urban. I could not confirm the full corporate name, and I would not assume it is the same company as later builders with similar names.
The layout: a main-floor suite below, a two-storey suite with a roof above
These are stacked townhouses, three floors in each block. As the owners’ rental manager describes it, each building is usually split between a main-floor suite and a two-storey upper suite that has its own rooftop terrace. That split is the most important thing to understand before you book showings.
The upper suites are the ones most people picture: two levels, stairs inside, and a private roof for a barbecue. The lower suites trade the roof for far fewer stairs. Neither is better. It depends on whether you would rather carry groceries up two flights or give up the terrace.
Current listings run from two-bedroom-plus-den to three-bedroom plans. Condos.ca does not publish a reliable size range for this complex, so measure, or ask for the floor plan, rather than relying on a listing’s square footage.
Upper suites also need a look at the roof itself. Ask how the terrace is finished, whether it has a gas line for a barbecue, how it drains, and who is responsible for the decking. In stacked townhouse complexes the roof membrane is a common element under the deck, so repairs can mean lifting an owner’s decking at someone’s cost.

What the fee covers, and what it does not
According to condos.ca, the fee includes common elements, heat, air conditioning, building insurance, parking and water. Parking is underground, and the rental manager’s page also mentions personal parking. Having both heat and parking in the fee is a real advantage over most newer King West product, where both are on you.
Hydro is not included, so you pay Toronto Hydro directly. The same page notes that the hot water tanks are supplied by EnerCare, which usually means a monthly rental charge on top. Ask the seller for a recent hydro bill and the EnerCare contract so you know the full monthly picture.
Fees on the four active listings ranged from $717 to $1,185 a month. That is a wide spread for one complex, which tells you suite size and type vary a lot here.
A wide fee spread also means you should compare fee per square foot within the complex, not just the monthly number. Ask for the suite’s exact size so you can do that math against other listings here.
Sudbury Street today, and the tower going up at the corner
Sudbury is a short, quiet street off King West, which is the appeal: you are a few minutes from the restaurants on King and from Liberty Village without living on top of them. The rail corridor runs along the south side of the area, which is worth noticing if you are sensitive to train noise.
The biggest local change is at 1071 King Street West, at Sudbury. Hullmark, with First Capital Realty and Woodbourne Capital, is building a 17-storey, 298-unit residential building there, designed by BDP Quadrangle, on a flatiron-shaped lot cut by the rail corridor. It was under construction in early 2025. Expect construction traffic and a new neighbour with retail at the corner.
Further out, Metrolinx plans a King-Bathurst station on the Ontario Line east of here, and a 16-storey rental has been proposed at King and Strachan. The area is filling in, which is good for long-term value and less good for anyone who wants it to stay as it is.
What King West Village costs per square foot
Condos.ca puts the average here at about $655 per square foot. That is low for King West, and it reflects both the age of the complex and the way townhouse square footage is counted, with stairs and multiple levels inside the suite.
There were four suites for sale and two for rent when the data was gathered. Asking prices across the four active listings ranged from about $889,000 to $1,129,000, for two-bedroom-plus-den and three-bedroom plans, with fees from $717 to $1,185 a month.
The per-square-foot figure is useful but imperfect here. Townhouse square footage includes stairwells and multiple levels, so a 1,000 square foot stacked townhouse often feels smaller than a 1,000 square foot flat in a tower. Compare on bedrooms, outdoor space and parking as well as price per foot.
Compare these against King West Townhomes next door and against freehold houses nearby, not against tower condos. For what suites have actually sold for, request my building sold report, which uses aggregate figures only.

Amenities at King West Village
There is no gym, pool or party room listed. The amenity here is private outdoor space: rooftop terraces on the upper suites and barbecues allowed, plus a security guard, which is uncommon in a townhouse complex.
Jatin’s honest take on King West Village
Who this building suits
Couples and small families who want a townhouse feel, their own front door and outdoor space in King West, at a lower price per square foot than tower condos nearby. Upper suites suit people who will use a rooftop terrace all summer. Lower suites suit buyers who do not want two flights of stairs.
What I’d want you to check
At 25 years, the expensive items in a stacked townhouse complex are roofs and rooftop terrace membranes, the underground garage waterproofing, windows and doors, and the decking. Read the reserve fund study for when each is scheduled and whether the fund can pay for it. Ask whether any terrace or roof work has been done recently and who pays to lift and replace a terrace deck. Get the hydro and EnerCare costs, and confirm the specific parking space.
The value question
At roughly $655 per square foot with heat, air conditioning and parking included, King West Village is one of the cheaper ways into King West with real outdoor space. You give up amenities and elevator access. If the reserve fund covers the roof and membrane work ahead, I think the value is good, especially for an owner who plans to stay.
