Living here
Renters, Airbnb and elevators at 12 Degrees
Do mostly owners or renters live here?
Renter-heavy building. Of 31 deals here in the last 24 months, 27 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 12 Degrees?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 12 Degrees
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

12 Degrees is the building on Beverley Street that looks like someone stacked boxes and forgot to line them up. That is deliberate, and it is the reason almost every suite here is different from the one above it. It is also one of the few small buildings downtown with a rooftop pool, which you pay for every month. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
12 Degrees is an 11-storey, 96-suite boutique condominium at 15-25 Beverley Street, Toronto, just north of Queen Street West and south of the Art Gallery of Ontario. Condos.ca lists it in Kensington-Chinatown; here it is grouped with Queen West, Trinity-Bellwoods, Kensington and Little Italy. It was developed by BSäR Group of Companies, with Prince Bay Developments named as a partner at launch, and designed by CORE Architects. It was completed in 2015, and the condominium corporation, TSCC-2497, was registered on 2 December 2015. Crossbridge Condominium Services is listed as manager. Suites run roughly 408 to 1,593 sq ft. Maintenance fees include heat and water.
12 Degrees at a glance
Why the middle of the building is turned
The name describes the design. CORE Architects, led on this project by Charles Gane, rotated a block of the middle floors 12 degrees off the axis of the floors above and below. UrbanToronto described four of the eleven storeys as turned, while a 2015 Bisnow interview with the developer and architect described a three-floor section. Either way, the effect is a stacked, slightly off-kilter tower that reads very differently from the glass boxes to the south.
Gane has said the idea came from a school art project his son built out of cardboard boxes that would not stay straight. The developer has been frank that it was hard to build: when floor plates change and plumbing stacks do not line up, every floor has to be worked out on its own.
At street level the building is more polite. Townhouse-style units at the base, with bay windows and stone piers, pick up the rhythm of the older house fronts that line Beverley Street. Upstairs it is stone-clad with heavy dark window framing.
67 floor plans in 96 suites
The practical result of the twist is variety. The developer told Bisnow there are 67 unique floor plans in a building of 96 suites. Suites range from about 408 sq ft to roughly 1,593 sq ft, so the range runs from small one-bedrooms to large family-sized plans.
That variety cuts both ways. If you find a plan that fits, you may not find another like it anywhere downtown. But it also makes pricing harder, because the suite down the hall may not be a true comparable. On the rotated floors, some rooms have angled walls and unusual corners. Walk the suite with your furniture in mind, and measure.
The site has a footnote that buyers like to know about. Frank Gehry, the Toronto-born architect who later redesigned the Art Gallery of Ontario up the street, grew up in a house at 15 Beverley Street, on what is now part of this site. Those 1850s row houses were demolished in 2011 to make way for the building.

The rooftop pool, and what it costs you
The amenity that defines 12 Degrees is on the roof: an outdoor pool with cabanas and a lounge, designed by the interior firm Munge Leung, with views across the downtown skyline. UrbanToronto also listed a fitness centre, a private dining room with a catering kitchen, and a lounge. Condos.ca lists a concierge and visitor parking as well.
A pool in a 96-suite building is rare, and for good reason. There are very few owners to share the cost of running, insuring and eventually rebuilding it. That is the main reason the fees here are high. Across current listings they work out to about $1.44 per square foot, and they include only heat and water. Hydro is on top.
That number is well above most buildings in this area, and it is the first thing any buyer here has to get comfortable with. If you will use the pool and the roof all summer, it may be worth it. If not, you are paying for something your neighbours enjoy.
Life between the AGO and Queen Street
Beverley Street is a good address. You are a short walk from the Art Gallery of Ontario, OCAD University and Grange Park to the north, Queen Street West to the south, and Chinatown and Kensington Market a little further west. The street itself is lined with older houses, which keeps it calmer than Spadina or University.
The automatic panel covers transit and walkability. The day-to-day appeal is that most of what you need is a walk away, without being on a main road.
Development around the building is also worth watching. The blocks south toward Queen and Richmond filled with taller towers while this building was under construction, and that pattern has continued. 12 Degrees will stay a mid-rise surrounded by bigger neighbours, so if a view matters, ask which directions are protected and which could be built out, and look at what is already approved on nearby sites before you buy.
What 12 Degrees costs per square foot
Condos.ca puts the building average at about $804 per square foot. For a 2015 boutique building with this design and a rooftop pool, that is not expensive for the area. The catch is the fee, not the purchase price.
Four suites were listed when I checked, asking from about $675,000 to about $885,000. Monthly fees across those listings ran from roughly $1,037 to $1,317. That is the trade-off in one line: a reasonable price per foot, carried by a high monthly cost.
When you compare this building with others nearby, put the fee into your monthly budget, not just the asking price. A suite here at $800 per foot with a $1,100 fee can cost you more each month than a suite at $900 per foot with a $600 fee. If you want help running that comparison on real numbers, book a call.

Amenities at 12 Degrees
The roof is the amenity: a pool, cabanas and a terrace with skyline views that very few buildings this size offer. Below that, the package is small and practical, with a gym, a lounge and a dining room for hosting.
Jatin’s honest take on 12 Degrees
Who this building suits
Buyers who want a small, distinctive building close to the AGO and Queen West and who will actually use a rooftop pool. It also suits people who have struggled to find a layout that works, because the plan variety here is unusual. Design-minded owners tend to like it for the same reasons other buyers find it odd.
What I’d want you to check
Start with the fee and the reserve fund. In a 96-suite building with a rooftop pool, ask what the reserve fund study forecasts for the pool, the roof membrane and the mechanical systems, and how fees have moved since 2015. Check the board minutes for any history of envelope or roof work. Confirm whether the suite has parking and a locker, since those vary. On the rotated floors, check that the angles in the plan work for your furniture.
The value question
The price per square foot is fair for what you get, but the monthly cost is high and you should plan to hold. Small, unusual buildings sell well to the right buyer and slowly to everyone else. If the pool and the design matter to you, this is one of the more interesting buildings downtown. If they do not, the fee is hard to justify against more conventional buildings a few blocks away.
