Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Sixty Loft?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sixty Loft

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sixty Loft is what I show buyers who like the look of a loft but want a newer building and a balcony. It is two buildings, a glass mid-rise on Bathurst and a brick-fronted one on Niagara, built in 2008 with exposed concrete ceilings, two-level suites and a row of ground-floor lofts with their own gardens. It sits just south of King West, where good inventory moves quickly. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sixty Loft, also marketed as Sixty Lofts, is a two-building soft-loft condominium at 60 Bathurst Street and 60 to 64 Niagara Street, Toronto, just south of King Street West in the Niagara neighbourhood. One loft directory credits the Sorbara Group as developer; condos.ca does not list one. Condos.ca lists 10 storeys and 172 suites, completed in 2008. The condominium corporation is TSCC-1976, registered on 21 November 2008. Condos.ca lists Horizon Property Management as manager, while Dash Property Management lists the building on its own site. Suites run from about 445 to 1,703 sq ft. The fee includes common elements, heat, water and building insurance.

Two buildings, two personalities

The project is split in two. The building at 60 Bathurst is the taller, glass-fronted one, with retail at street level. The Niagara Street building, with addresses at 60, 62 and 64 Niagara, has a brick front that fits the low-rise character of that street.

They share one corporation, TSCC-1976, but they live differently. The Bathurst side is the more conventional mid-rise. The Niagara building has small elevators that each serve only a couple of suites, so it feels more private, closer to a stacked townhouse than a condo corridor.

Sources disagree on a couple of basics. Condos.ca lists 10 storeys and 172 suites; one loft directory lists 11 storeys and gives both 172 and 142 suites in different places. I go with 172 for the project as a whole, but check the status certificate if the number matters for your analysis.

Retail at the base of the Bathurst building is useful day to day, but it also means commercial tenants share the site. Ask how the commercial units contribute to shared costs and whether any of them are run by the corporation or held separately, because that affects the budget you are paying into.

Soft lofts with real loft features

This is a soft loft, meaning a new building designed with loft finishes rather than a converted factory. The finishes are the honest version of that idea: roughly 10-foot exposed concrete ceilings, exposed ductwork, track lighting and open plans, with stainless steel appliances.

Plans include one-level and two-level suites. Penthouses use open metal-tread stairs, and most suites have a large private balcony, which is something hard lofts in this area rarely offer.

The most unusual suites are the ground-floor loft towns with back gardens. A garden on the edge of King West is rare. If you have a dog or simply want to step outside without an elevator, those are the units to watch, but expect them to come up only occasionally.

Exposed concrete has trade-offs worth knowing. It looks great and it is solid between floors, but there is nowhere to hide wiring or recess pot lights, so lighting runs on tracks or surface conduit. Exposed ducts can carry more fan noise than a drywall ceiling. None of this is a flaw, but it is different from a standard condo, and some buyers discover they prefer drywall only after they move in.

Fees, parking and management

The fee covers common elements, heat, water and building insurance. Hydro is on you, and parking is not listed in the fee. Condos.ca also lists Beanfield Fibre in the building, which matters if you work from home.

Parking here is described as scarce and in demand. If you need a space, confirm whether the suite comes with one and whether it is owned or leased, and ask about lockers separately, because I could not confirm locker availability.

On management, condos.ca lists Horizon Property Management, while Dash Property Management lists Sixty Lofts and TSCC 1976 among its buildings, with forms for residents. The manager may have changed, so ask who runs the building today and how long they have been there.

Bathurst and Niagara, south of King

The location puts you between King West and the Fort York and Liberty Village side of the city. King West’s restaurants, bars and offices are a few minutes north, and the Thompson Hotel sits across the street.

Bathurst is a busy arterial with streetcars, so ask which side a suite faces. The Niagara building, on a smaller side street, is generally the calmer choice, and the shared parkette and rooftop give you outdoor space beyond your balcony.

Day to day, this is a walking location. Groceries, gyms, coffee and the office towers of King West are all on foot, and the panel on this page shows the transit options. A car is optional here for many owners, which is part of why the parking shortage matters less than it would elsewhere.

What Sixty Loft costs

Condos.ca puts the building average at about $967 per square foot. That is a mid-market figure for a 2008 building this close to King West, and it reflects the mix: small one-bedrooms push the average up, while the larger two-level suites and garden towns usually trade lower per square foot.

When I checked, there was one suite for sale and none for lease. With only one current listing, I would not use asking prices as a guide; recent sales in the same building and the same layout are far more useful.

Because heat and water are in the fee but hydro and parking are not, compare monthly costs with nearby buildings on a like-for-like basis. If you want a value check on a specific suite, I can pull the building’s recent sales and leases through my building sold report.

Amenities at Sixty Loft

Rooftop party roomLandscaped rooftop terracePrivate parketteMeeting roomBicycle storageBBQs permittedParking garageBeanfield Fibre availableSecurity system

The amenity package is modest and outdoor-focused: a rooftop party room and terrace, a private parkette, bike storage and BBQs. There is no pool, and the amenities are not the reason to buy here; the suites and the location are. A lean amenity list also means fewer big-ticket items for the reserve fund to replace down the road, which helps keep fees steadier over time.

Jatin’s honest take on Sixty Loft

Who this building suits

Young professionals who work downtown and want loft style with a balcony, people who like the King West scene but want to sleep a block away from it, and dog owners or gardeners who can catch one of the ground-floor garden towns. Two-level suites suit buyers who want separation between living and sleeping space.

What I’d want you to check

This is a 2008 building, so it is coming into the period when garage membranes, roofs, balcony work and mechanical equipment start to show up in the reserve fund study. Settle the management question, confirm parking and locker status for the exact suite, and check exposure if you are on the Bathurst side. Read the rules on pets and leasing in the status certificate rather than relying on a listing.

The value question

At around $967 per square foot, Sixty Loft is not cheap, but it is fair for a soft-loft building with concrete ceilings and balconies this close to King West. The best value is usually in the two-level suites and the Niagara building, which give you more character for the money. The smallest one-bedrooms are the weakest buys if you plan to resell in a few years.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
