Can you Airbnb a unit at The Argyle Lofts?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Argyle Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Argyle Lofts is the building that taught me to ask which floor before I ask anything else. This former Ideal Bread Company factory on Dovercourt Road has ceilings that change from 9 to 16.5 feet depending on the level, because each floor once did a different job in making bread. It is a heritage building with real character and a parking question you need to settle early. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Argyle Lofts is a six-storey, 86-suite loft conversion at 183 Dovercourt Road, Toronto, at the corner of Argyle Street between Queen Street West and Dundas Street West, in the Trinity-Bellwoods and Little Portugal area (Queen West, Trinity-Bellwoods, Kensington and Little Italy). It occupies the former Ideal Bread Company factory, designated under Part IV of the Ontario Heritage Act in 2003. The conversion was developed by We Care / Wise Move Group, and the condominium, TSCC-1847, was registered on 27 April 2007. Suites run about 484 to 1,838 sq ft. Condos.ca lists fees as covering common elements, heat, air conditioning, water, building insurance and parking.

The Ideal Bread factory, and two versions of its history

The building is best known as the Ideal Bread Company factory. According to its Wikipedia entry, which draws on the heritage record, it was built in 1919 to designs by Montreal architect Sydney Comber in an Edwardian Classical style, renovated in 1923 and extended in 1933. The bakery, later part of Wonder Bakeries, used it until 1957.

Other sources tell a longer story. Condos.ca and one realtor’s building profile date the property to 1873, with roots in an earlier Dempster bread and grocery business before Ideal took over. Both can be partly true, since a site can be older than the building that stands on it, but I could not reconcile the dates, so I give you both.

What is settled is its status. The City designated the building under Part IV of the Ontario Heritage Act in 2003, and it was converted into lofts in 2007 by Core Architects without new structures added. There were fears it would be demolished before the conversion went ahead.

Why the ceiling height depends on the floor

The windows change on every level of the facade, and the reason is functional: each floor handled a separate stage of bread production. Inside, that history survives as very different ceiling heights. One building profile gives about 12 feet on floors one, two and five, about 9 feet on the fourth floor, and about 16.5 feet on floors three and six.

That is a big spread. A third- or sixth-floor suite can hold a mezzanine or a two-level layout comfortably, while a fourth-floor suite feels closer to a well-proportioned condo. Ask for the floor before you book a showing, and adjust your expectations, and your price, to match.

Two-level suites have tall ceilings over the living room but windows on only one side, and the main bedroom is often open to the living space. In some plans the second bedroom or den sits next to the kitchen and feels exposed. Many owners have modified their suites since 2007, so no two are quite alike. Ground-floor suites have private terraces, and top-floor suites have rooftop decks.

Light follows the same logic. Taller floors usually have taller windows, and the building has a reputation for being bright, but two-level suites facing one direction get light from that side only. Visit at the time of day you will actually be home.

Details from the factory, and life on Dovercourt

The conversion kept more of the industrial fabric than most. The factory clock still sits above the front entrance, the ground-level archways on Argyle Street where bread wagons were loaded remain part of the facade, and many suites keep original beamed ceilings. The exterior is red brick with stone detailing and brick pilasters.

Dovercourt is a residential street, and the building sits between two of the west end’s main strips. Queen West, Trinity Bellwoods Park and the Ossington restaurant row are a short walk south and east, and Dundas West is just to the north. The building also has a private courtyard, which is unusual in a conversion and useful when the streets are busy.

Parking: the question to settle first

Sources disagree on parking, and this is the issue I would resolve before an offer. Condos.ca lists a parking garage and includes parking in its list of fee inclusions. One realtor’s building profile says most units do not have parking and lists only visitor parking. Like many loft conversions in older industrial buildings, it was not designed around a car for every suite.

The likely reality is that some suites have parking and many do not. Do not assume either way. Ask for the parking schedule in the declaration and confirm in the status certificate whether the suite you want has a deeded or exclusive-use space. If it has none, ask the City about street permit parking on the surrounding blocks before you firm up, and price the suite accordingly, because a loft without parking here trades differently from one with it.

Pricing and fees at 183 Dovercourt

Condos.ca puts the building average around $1,046 per square foot. That is high for a conversion of this age, and it reflects two things buyers pay for: heritage character and the location between Queen West and Dundas West.

There was only one active listing when I wrote this, so I will not quote an asking price. One listing tells you very little about a building with suites that vary so much by floor. I price suites here by floor and ceiling height first, then by layout and outdoor space.

The range of suite sizes, from under 500 sq ft to more than 1,800, also means the building average blends very different products. A compact fourth-floor suite and a large sixth-floor loft with a roof deck are not competing for the same buyer.

The fee inclusions are strong: common elements, heat, air conditioning, water and building insurance, with parking listed as well. With climate control in the fee, compare total monthly cost against newer buildings rather than the fee alone. My building sold report covers the aggregate sale history.

Amenities at The Argyle Lofts

Private courtyardBike storageBBQs permittedSecurity systemVisitor parkingParking garage (per condos.ca)Pet restrictions (per condos.ca)

There is no gym or concierge, and the amenity that matters is the courtyard. A quiet shared outdoor space inside a heritage block is rare on these streets, and bike storage helps in a building where many owners do not have parking.

Jatin’s honest take on The Argyle Lofts

Who this building suits

Buyers who want genuine heritage character near Queen West and Trinity Bellwoods, and who care more about ceilings and history than about a gym or concierge. Third- and sixth-floor suites suit people who want drama and volume. Owners without a car, or those happy with street permit parking, will find it easiest.

What I’d want you to check

Settle parking first. Then read the reserve fund study with heritage in mind: masonry, stone detailing, windows and roof repairs on a designated building can cost more and may need City approval. Confirm what the corporation and owners can change on the exterior. Check what changes a seller made to the original layout and whether permits were pulled. Check pet rules, since condos.ca lists restrictions, and confirm the property manager, as I saw more than one company associated with the building.

The value question

At around $1,046 per square foot you are paying a premium, and it is earned by the building’s history and location rather than by amenities. The best value is usually a well-laid-out suite on a tall-ceiling floor with parking, and the weakest is a two-level suite with windows on one side and no space. Price each suite on its own merits, not the building average.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition.
