Can you Airbnb a unit at The Europa?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Europa

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Europa is the building I show buyers who want Little Italy but not a semi with a 100-year-old furnace. It is a seven-storey, 113-suite condo at College and Palmerston, finished in 2007, with a concierge and a fee that already covers heat, cooling and parking. There is very little else like it on this stretch of College. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Europa is a seven-storey, 113-suite condominium at 308 Palmerston Avenue, Toronto, at College Street in Little Italy, part of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It was developed by Graywood Developments and Beaverhall Homes and completed in 2007. The condominium corporation is TSCC-1883, registered on 20 September 2007, and condos.ca lists ICC Property Management as manager. Suites run from about 450 to 1,267 sq ft. The fee covers common elements, heat, air conditioning, building insurance, parking and water.

A condo in a neighbourhood of houses

Little Italy is mostly Victorian and Edwardian houses, with shops and restaurants along College. Condo choices here are few, and most are small conversions or boutique buildings. The Europa is one of the larger options, and it was built new rather than converted.

At seven storeys, about 22 metres according to one listing site, it sits at the height of a mid-rise. It does not tower over the houses around it, but it is tall enough that upper suites see past the rooftops. The penthouse level is where you find the larger plans.

The developers were Graywood Developments and Beaverhall Homes. I could not find a published architect for the building, so I have left that out rather than guess. What matters more at this age is how the building has been run since 2007, and that is in the reserve fund study and board minutes, not the sales brochure.

Small suites at the bottom, real homes at the top

Condos.ca records suites from about 450 to 1,267 square feet. Right now, two of the three listings are under 500 square feet: a studio and a compact one-bedroom. That end of the building is about location first and space second.

At the top of the range, two-bedroom-plus-den plans and penthouse suites give you real room, which is rare in Little Italy outside a house. A downsizer selling a semi nearby can stay in the neighbourhood here without managing stairs, snow or a roof.

With a range that wide, the building average per square foot tells you less than usual. A small studio will always trade higher per square foot than a big penthouse, so compare a suite with others of the same size in this building, not with the building average.

I could not verify ceiling heights or floor plans from a published source, so ask for the plan of any suite you are serious about. Measure the bedroom in a sub-500-square-foot plan before you assume a queen bed and a dresser will both fit. Storage is the other thing small plans give up first, so check whether the suite comes with a locker as well.

What the fee covers, and why it looks high

Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water. Bundled heat and cooling is standard in buildings of this age and less common in newer ones, where you pay your own heating and cooling meter.

On the current listings, fees run from about $514 to $1,364 a month. On the smaller suites that works out to more than a dollar per square foot, which looks expensive next to a newer tower. Part of it is the inclusions, and part is the cost of a staffed front desk shared among 113 suites.

A concierge and security guard are listed among the amenities, and staffing is usually the single biggest line in a small building’s budget. That is worth paying for if you value it. If you do not, know that it is a large share of what your fee buys.

Parking is included in the fee, but that does not mean every suite has a space. Confirm in the status certificate whether the suite you want has a parking unit and a locker, because in this neighbourhood a parking space is hard to replace.

College and Palmerston, day to day

You are on the College Street strip, with cafés, restaurants and bars a short walk in either direction and the College streetcar at the corner. North of College, Palmerston becomes a tree-lined boulevard of large houses with its well-known ornamental street lamps, which makes for one of the nicest walks in the west end.

The flip side of a lively street is noise. College gets busy on summer evenings and weekends, and patios stay open late. Suites facing College or the corner will hear more than suites on the quieter side, so visit on a Friday night before you commit.

Kensington Market, Trinity Bellwoods Park and the University of Toronto are all within reach on foot or by streetcar, and the full transit and walkability details are in the data panel on this page. For a buyer who works downtown or at the hospitals, this is a practical address as well as a pleasant one.

What The Europa costs

Condos.ca puts the building average at about $864 per square foot. That is a reasonable figure for a 2007 concierge building in a neighbourhood with very little condo supply, and lower than most new construction in the west end.

Three suites were listed for sale at the time of writing, asking from $449,900 to $924,999. Monthly fees on those listings ran from $514 to $1,364.

With so few listings and none for rent, the sold aggregates in the data panel are the better benchmark. When you compare with a newer building, add back its heating and cooling bills and a parking space, because the gap in monthly cost is usually smaller than the fee alone suggests.

Jatin’s honest take on The Europa

Who this building suits

Buyers who want to live in Little Italy without owning a house: singles and couples who work downtown, students’ parents buying a long-term suite, and downsizers from the surrounding streets who want a concierge and one floor. The larger plans suit people who would otherwise be shopping for a semi.

What I’d want you to check

Confirm parking and locker ownership in the status certificate. Condos.ca notes pet restrictions, so read the rules before you bring a dog. At almost 20 years old, the building is in the window where the garage, roof, windows and mechanical equipment start to show up in the reserve fund study, so read it closely and ask for the fee history. And spend an evening on the street to judge noise for your suite’s exposure.

The value question

At about $864 per square foot with heat, cooling and parking in the fee, The Europa is fair value for the neighbourhood, because the alternative in Little Italy is usually a house or a small conversion with no staff. The small suites are an expensive way to buy square footage, but a reasonable way to buy the address. For an owner who plans to stay, I would focus on the one-bedroom-plus-den and two-bedroom plans.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
