Living here
Renters, Airbnb and elevators at The Bread Company Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 298 deals here in the last 24 months, 285 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Bread Company Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Bread Company Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Bread Company is named after what used to be here: Silverstein’s Bakery, which baked rye and bagels on McCaul Street for close to a century. Today it is a 20-storey architectsAlliance tower with 309 suites, a short walk from the AGO, OCAD and U of T, and one of the few new buildings with real three-bedroom plans in this pocket. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Bread Company Condos is a 20-storey, 309-suite high-rise condominium at 193 and 195 McCaul Street, on the west side of McCaul north of Elm Street near Baldwin Street, in Kensington-Chinatown, part of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. It was developed by Lamb Development Corp. and designed by architectsAlliance. It was completed in 2024, and the condominium corporation, TSCC-3085, was registered on 6 November 2024. Condos.ca does not list what the fees include.
The Bread Company Condos at a glance
Built on the Silverstein’s Bakery site
Silverstein’s Bakery was a family-run bakery on McCaul for nearly a century before it closed. The site was sold in 2016, the low-rise bakery building was demolished, and the new tower took its name from the loaves that used to come out of it. For buyers who grew up in the area, the name still means something, and it gives the building an identity most new towers lack.
Early reporting described a 19-storey proposal; the building as completed stands 20 storeys and about 68 metres. The project drew pushback from neighbours during approvals, which is common for towers next to Baldwin Village’s low-rise streets, and the final design is what came out of that process.
Lamb Development Corp. acted as developer and construction manager. Construction was well advanced by spring 2024, when window installation was moving up the tower, and the corporation registered that November. That makes this one of the newest buildings in the area, and it is still in its early years of operation.
An architectsAlliance tower with three underground levels
architectsAlliance designed the tower, with U31 on the interiors and Marten-Nikzad Landscape Architects on the landscape. It is a mixed-use building with retail at the base, which adds street life to this part of McCaul.
Parking is in three underground levels. That does not mean every suite has a space; in downtown towers of this size, suites are often sold with and without parking. If parking matters to you, confirm it is deeded with the suite and ask what a separate space trades for in the building.
I could not confirm ceiling heights or exterior materials from a reliable source. Measure ceilings at a viewing and look closely at window-wall details and balcony depth, which vary between floor plans in towers like this.

A real suite mix, including three-bedrooms
The suites listed for sale when I checked covered one-bedroom-plus-dens from roughly 500 to 800 square feet, two-bedrooms in the 800 to 899 band, and three-bedroom suites. That range is wider than most new downtown towers, where three-bedrooms are often a handful of units or absent.
The one-bedroom-plus-dens are the core of the building and will suit students’ parents buying near U of T and OCAD, young professionals, and investors. Check whether the den is an enclosed room with a door or a nook off the living area, because that changes both how you can use it and what it is worth.
The three-bedrooms are the more interesting product. For a family that wants to stay central, a three-bedroom near Baldwin Street and the AGO is rare, and those suites are likely to stay in demand when they resell.
The two-bedrooms in the 800 to 899 square foot band sit in between. Look for a split plan, with the bedrooms on opposite sides of the living area, if you are buying with a roommate or renting to students; a split plan rents more easily and gives each occupant real privacy.
Daily life at McCaul and Baldwin
This is the edge of Baldwin Village, a short strip of small restaurants and cafés in old houses, with the AGO and Grange Park a few blocks south and Kensington Market a short walk west. U of T’s downtown campus is to the north and OCAD University is just down the street.
That mix means a lot of students and a lot of daytime foot traffic, but the immediate side streets are quieter than Spadina or College. The hospitals on University Avenue are close as well, which widens the pool of likely buyers and tenants. The data panel covers transit, parks and nearby food in more detail.
The closest new-build comparison is Design Haus at College and Huron, a smaller 2021 tower by Shiu Pong with a rebuilt heritage base. Design Haus has more history and a smaller suite range that tops out under 900 square feet; The Bread Company is newer and offers larger family plans. Which one fits depends on whether you need the third bedroom.
Pricing and fees
Eight suites were listed for sale when I checked, asking between about $520,000 and $1.05 million. One-bedroom-plus-dens asked roughly $520,000 to $750,000 depending on size, two-bedrooms about $850,000 to $875,000, and three-bedrooms about $1.0 million to $1.05 million.
Monthly fees on those listings ran from about $458 to $1,009, which condos.ca works out to around $0.88 per square foot. That is moderate for a new downtown tower with a concierge, and lower than some boutique buildings in the west end. Condos.ca does not list what is included, so check the status certificate for heat, water and parking.
Eight listings in a building this new tells you some first buyers are reselling. That gives you choice and some negotiating room, but it also means you are competing with assignment and new-build inventory nearby. For sold figures, see the data panel or ask me for a building sold report.

Amenities at The Bread Company Condos
The amenity package is practical rather than resort-style: a concierge, a gym with a yoga studio, and co-working and tech space. That suits a building full of students, professionals and people working from home, and it keeps the shared costs more modest than a tower with a pool.
Jatin’s honest take on The Bread Company Condos
Who this building suits
The Bread Company suits buyers who want a new suite in the AGO, OCAD and U of T pocket: parents buying for a student, healthcare and university staff, young professionals, and families who want a central three-bedroom. It also suits investors who want a newer building with steady demand from the university crowd.
What I’d want you to check
In a building registered in late 2024, read the first-year budget, the reserve fund study and the Tarion warranty timelines, and ask whether any common-element deficiencies have been reported. Confirm what the fee includes, whether parking and a locker are deeded with the suite, and how the den is laid out. Ask how many suites are currently listed for lease, since heavy rental supply in a new tower affects both your rent and your neighbours.
The value question
At about $0.88 per square foot in fees and a full range of suite sizes, this is a reasonable new-build option in an area with few of them. The best value is in suites with an enclosed den or a proper second bedroom. I would be more cautious with the smallest one-bedroom-plus-dens, which compete with a lot of similar product downtown and can be slower to resell.
