Living here
Renters, Airbnb and elevators at 210 Simcoe
Do mostly owners or renters live here?
Renter-heavy building. Of 136 deals here in the last 24 months, 120 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 210 Simcoe?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 210 Simcoe
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

210 Simcoe is the blue-pixelated tower tucked behind University Avenue, a block north of Queen. It is not flashy, but it does two things well: every suite faces east or west onto streets that are unlikely to be built out, and the fee covers more than almost any building around it. For a downtown worker who wants predictable costs, that is a strong combination. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
210 Simcoe, launched as No. 210 Residences on Simcoe, is a high-rise condominium at 210 Simcoe Street, north of Queen Street West and west of University Avenue, which I group with the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. It steps from 19 storeys on St. Patrick Street to 25 on Simcoe. Condos.ca lists 294 suites, and UrbanToronto reported 298. It was developed by Diamondcorp and the Sorbara Group, designed by Page + Steele / IBI Group Architects, and built in 2015. The condominium corporation is TSCC-2430, registered on 24 February 2015, and condos.ca lists Del Property Management. The fee includes common elements, heat, air conditioning, building insurance, parking and water.
210 Simcoe at a glance
Designed so every suite looks east or west
Page + Steele / IBI Group Architects shaped this building around its outlook. UrbanToronto’s coverage explains that suites and balconies face only east and west, toward Simcoe and St. Patrick, streets that are unlikely to change much. The north face is entirely windowless, and the south side has two blank flanking walls with an inset light well in the middle, lined with balconies.
That is a deliberate answer to a tight downtown site. To the south, UrbanToronto noted that Michael Sweet Avenue was planned to be moved further south, which would allow a new high-rise to be built right to the property line. By putting no main windows on the north and south faces, the architects protected most suites from being walled in later.
The blank walls are not left plain. They are covered in a pixelated pattern of blue spandrel panels in several shades, which UrbanToronto described as a splash of colour in a mostly grey part of the city. It is the easiest way to pick the building out from University Avenue.
For a buyer, the practical question is which way your suite faces. East-facing suites on Simcoe get the morning sun and look toward University Avenue’s towers; west-facing suites on St. Patrick get the afternoon and evening light and, higher up, a longer view across the low-rise blocks toward Chinatown. Suites around the south light well face each other across a narrower gap, so check privacy and daylight there in person.
Two developers, one building
Condos.ca lists the Sorbara Group as developer. UrbanToronto’s reports from launch through construction describe the project as a partnership between Diamondcorp and Sorbara. Both are correct; it was a joint venture, and you will see either name used.
The building replaced a parking garage, and it has three levels of underground parking. The height steps from 19 storeys on the St. Patrick Street side up to 25 on Simcoe, so the two street faces of the building read quite differently.
Suite counts differ slightly by source: UrbanToronto reported 298 suites, and condos.ca lists 294. Layouts run from one-bedroom to three-bedroom, and condos.ca gives sizes from about 471 to 1,870 square feet. I could not confirm ceiling heights from a reliable source, so check the floor plan and measure during a viewing.

A fee that includes heat, water and parking
Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as included. That is unusually complete for a 2015 tower, where heat and water are often on suite meters and parking is a separate monthly charge.
It is also why the fee per square foot looks high at first glance. Before you compare 210 Simcoe with a building like SQ at Alexandra Park, where condos.ca lists only common elements and insurance, add utilities and parking back onto the cheaper-looking fee. The gap usually narrows a lot.
One thing to check: if parking is listed as included, find out whether the suite you are buying actually has a space. Smaller suites often do not, and in that case the parking line in the fee does not help you. The status certificate will show what is attached to the unit.
Hydro is not on condos.ca’s list, so ask for recent bills for the suite you are considering and add them to your monthly budget.
Living behind University Avenue
The location is the building’s other strength. You are a block from Queen Street, a short walk from the Financial District, the hospitals on University Avenue, the Art Gallery of Ontario and Grange Park, and Chinatown and Kensington Market a little further west.
Simcoe and St. Patrick are quieter than University itself, but this is still an office-heavy part of downtown. Weekdays are busy and evenings are calmer than on Queen West. Ask about any construction planned to the south before you buy a lower suite. Quiet weekend streets suit some buyers well; others will miss the energy of Queen West, which is still only a few minutes away on foot.
The data panel on this page covers transit, schools, parks and nearby food in detail.
Lower per square foot than its newer neighbours
Condos.ca puts 210 Simcoe at about $854 per square foot on average. That is well below The Residences of 488 University Avenue at about $1,028 and close to Residences at RCMI at about $825 and 9T6 on St. Patrick at about $827, all on condos.ca. Given how much the fee includes, I think that is good value for the location.
Two suites were listed for sale when I wrote this, a one-bedroom under 500 square feet and a one-plus-den in the 700s, asking between about $479,900 and $627,900. Their fees ran from about $378 to $674 a month.
Across those listings, the fee works out to about $1.21 per square foot, which is high on paper but includes heat, air conditioning, water and parking. Four suites were listed for rent at the same time. For recent sold figures, see the data panel or ask me for a building sold report.

Amenities at 210 Simcoe
The amenity list is short: concierge, a gym, a party room and a rooftop deck. That is part of why the fee can cover so many utilities; you are not paying to run a pool, and the rooftop deck is the shared space most residents will actually use, mainly in summer.
Jatin’s honest take on 210 Simcoe
Who this building suits
Downtown workers, hospital staff and students who want to walk to work and like predictable monthly costs. It suits a buyer who drives and wants parking included, and an owner who values a protected east or west outlook over a corner view.
What I’d want you to check
Confirm whether the suite has parking and a locker, since the fee lists parking as included. The building is about ten years old, so read the reserve fund study for the spandrel cladding, the window wall, the garage and the heating and cooling plant that the fee pays to run. Ask about development planned to the south, and whether any suites face the light well rather than a street.
The value question
At about $854 per square foot with heat, water and parking in the fee, I think 210 Simcoe is one of the better-value buildings in this pocket. You give up a pool and the newness of 488 University. You gain a lower entry price, protected outlooks and monthly costs that do not swing with the weather.
