Living here

Renters, Airbnb and elevators at Etobicoke Estates

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Etobicoke Estates?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Etobicoke Estates

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Etobicoke Estates is a 1978 townhouse complex of 94 homes laid out along two internal lanes, Permfield Path and Donegal Path, just off Burnhamthorpe Road and The West Mall. It is the kind of complex families buy when they need three or more bedrooms in central Etobicoke and cannot stretch to a detached house. It is also nearly 50 years old, and that shapes what you should check. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Etobicoke Estates is a condominium townhouse complex of 94 units at 2-10 Donegal Path and 1-95 Permfield Path in Etobicoke, near Burnhamthorpe Road and The West Mall, in the Etobicoke West Mall area, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was built in 1978, and the condominium corporation, YCC-411, was registered on 28 August 1978. Condos.ca lists Maple Ridge Community Management as manager. I could not confirm what the monthly fee includes.

A 1978 complex built around two lanes

Etobicoke Estates was registered as York Condominium Corporation 411 in August 1978. Its 94 homes front onto two private lanes, Permfield Path and Donegal Path, rather than a public street, which is typical of townhouse complexes from that era and keeps through traffic out.

Condos.ca lists Maple Ridge Community Management as the property manager and does not name the original builder. It also lists no shared amenities. This is a complex you buy for the homes and the location, not for a gym or party room. That keeps the shared budget focused on the buildings themselves.

One naming caution: listing sites use the name “Etobicoke Estates” for more than one complex in this part of the city. When you look at sales or a status certificate, confirm that you are reading about YCC-411 and these two lanes.

Family-sized townhomes

Condos.ca does not publish a size range for the complex, and I could not find a floor plan in public sources. Recent listing descriptions I reviewed showed three- and four-bedroom layouts, which fits the era: 1970s townhouse complexes in Etobicoke were usually built for families, with bedrooms upstairs and a basement below.

Do not assume every unit is the same. Ask for the floor plan, confirm the bedroom count and measure the rooms. Some owners have finished basements or changed layouts over the years, and older listings often quote sizes loosely.

Parking is the other question. Condos.ca does not list a parking garage or visitor parking for this complex, and one listing I reviewed showed no parking at all. Before you go further, confirm how many spaces come with the unit, where they are and whether they are owned or exclusive-use common elements.

What 94 owners share

I could not confirm what the fee covers. In many townhouse complexes of this age, the fee pays for common elements, building insurance, landscaping, snow clearing and the long-term work on roofs and exteriors, while owners pay their own heat, hydro and water. Check the status certificate rather than assuming.

The size of the corporation helps. With 94 owners, a big project like a roof or window replacement is spread across many homes, and the corporation can usually afford a professional manager and regular reserve fund studies. That is a real advantage over the very small complexes nearby.

At close to 50 years old, though, the complex is well into its second or third cycle of major repairs. Ask which components have been replaced, which are next and whether the reserve fund can cover them. In my experience, the difference between a well-run older complex and a struggling one is almost always visible in the reserve fund study.

Also ask about the boundary between owner and corporation. In many complexes of this type, the owner looks after the furnace, air conditioner, water heater and interior, while the corporation looks after the roof and exterior. Windows, doors, decks and fences vary from one declaration to the next. If an owner has added a deck or changed a fence, find out whether the board approved it, because unapproved changes can become the next buyer’s problem.

Living near The West Mall and Centennial Park

The complex sits in the western part of central Etobicoke, near the Burnhamthorpe Road and The West Mall intersection and close to Highway 427. For commuters who drive, that highway access is the main draw. The data panel shows transit, schools and nearby shopping.

West of the 427, Centennial Park, Toronto’s second-largest park, is in the middle of a long revitalization under a 2021 master plan. New east and west sports hubs are now open, an expanded cricket hub is being built, and a new skate trail and chalet are planned. For families here, that is a major park getting better.

North of here, at Dundas Street and The East Mall, City Council approved QuadReal’s master plan for the Cloverdale Mall site in February 2026. It calls for more than 5,500 new homes in ten towers and mid-rise buildings, plus about nine acres of open space. That project will take many years, but it will bring more shops, parks and services to this part of Etobicoke.

Pricing a family townhouse here

Condos.ca does not publish an average price per square foot for Etobicoke Estates, and there was nothing listed for sale or rent when I checked, so I cannot give you an asking range.

With 94 homes, though, there are usually enough past sales to price a unit properly. I would compare a home here against other sales in the complex of the same layout, then against nearby condo townhomes such as 385 The East Mall, and against freehold semis in the area. For the recorded sales, check the data panel or ask me for a building sold report.

The full monthly cost matters more than the price. Add the fee, property tax and your own utilities, and compare the total with what a freehold home would cost you once you put money aside for roofs and repairs. A townhouse with a sensible fee and a healthy reserve fund can come out ahead.

Jatin’s honest take on Etobicoke Estates

Who this building suits

Families who need three or more bedrooms in central Etobicoke, drivers who want quick access to Highway 427, and buyers who would rather have a townhouse with its own front door than a two-bedroom condo apartment at a similar price.

What I’d want you to check

Read the reserve fund study first, and ask which roofs, windows, doors and paving have been done and which are coming. Confirm parking for the specific unit, what the fee includes and the pet and rental rules. Check the last two years of board minutes for planned projects or special assessments, and make sure every document refers to YCC-411.

The value question

A well-run 94-home complex near a major park and a big redevelopment site is a reasonable long-term bet for an owner-occupier. The value depends on the reserve fund and the condition of the specific unit. If both are sound, I think a home here compares well with a freehold of similar size. If the reserve fund is short, the age of the complex will cost you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
