Living here
Renters, Airbnb and elevators at 825 Kennedy Road Condos
Do mostly owners or renters live here?
Mostly owner-occupied. Of 8 deals here in the last 24 months, 3 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 825 Kennedy Road Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 825 Kennedy Road Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

825 Kennedy Road is one of the lowest-priced ways I know to own a large condo close to a major subway station in Toronto. It is a seven-storey, 54-suite building from 1977, a short distance north of Kennedy Station, where Line 2 now meets the new Line 5 Eglinton. The price per square foot is strikingly low, and a buyer needs to understand why before treating it as a bargain. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
825 Kennedy Road Condos is a seven-storey, 54-suite condominium at 825 Kennedy Road in the Ionview neighbourhood of Scarborough, Toronto. It was built in 1977 by Dazol Developments, and the condominium corporation is YCC-329, registered on 20 May 1977. APM is listed as the property manager. Suites run about 754 to 1,189 sq ft. The maintenance fee covers common elements, heat, hydro, cable TV, building insurance, parking and water.
825 Kennedy Road Condos at a glance
A small building on a changing transit corner
Kennedy Station sits just south of Eglinton and east of Kennedy Road, and it has been the eastern end of Line 2 since 1980. On 8 February 2026 it also became the eastern terminus of Line 5 Eglinton, a 19-kilometre light rail line running west across midtown, which began service in a phased opening. Together with Kennedy GO on the Stouffville line, that makes it one of the busiest transit hubs in the city.
The station’s story has not been all gains. Line 3 Scarborough, which ran north from Kennedy to Scarborough Centre, closed permanently in July 2023 and was replaced with buses. Its long-term replacement is the Line 2 extension to Sheppard and McCowan, with stations at Lawrence and McCowan and Scarborough Centre, now under construction.
For an owner at 825 Kennedy, the net effect is a better connected address than it was a few years ago, with more to come. The data panel on this page shows the walk and routes from the door.
Large suites in a seven-storey building
Condos.ca lists suites at about 754 to 1,189 sq ft. At the top end, that is the size of a small house’s main floor. There are no small studios here. Even the smallest suites are larger than most new one-bedroom-plus-dens, and the plans follow the 1970s pattern of separate kitchens and defined dining rooms.
At seven storeys and 54 suites, it is a mid-rise rather than a tower. That usually means a quieter lobby, shorter elevator waits and neighbours you will get to know. It also means no long views, so judge each suite on its exposure and whether it faces Kennedy Road or away from it.
Kennedy Road is a busy arterial, with buses and trucks heading to and from the station. Visit at rush hour and listen with the windows open before you commit to a road-facing suite.
Suites of this age also vary widely in condition. Some will have new kitchens, flooring and bathrooms, and others will be close to original. In a building with this few sales, the difference between the two can be larger than any difference in floor or exposure, so price the renovation into your offer.

An all-in fee in a small corporation
The fee covers common elements, heat, hydro, cable TV, building insurance, parking and water. That is close to the whole monthly cost apart from internet and property tax, and hydro in particular is rarely included in Toronto condo fees today.
The other side is that 54 owners share every cost. Bulk utilities, a roof, an elevator or a garage repair are all split among relatively few households, so fees in a small, all-inclusive building can be high per suite. With only one suite listed when I checked, I won’t quote a fee from a single listing; ask for the current budget and fee schedule for the size you are considering.
Look at the last three to five budgets to see how the fee has moved, how much goes to the reserve fund and how the utility lines have changed. A small corporation that has kept its reserve funded is in a much stronger position than one that kept fees low by deferring work.
Why the price per foot is so low
Condos.ca puts the building average at about $279 per square foot. That is one of the lowest figures I see anywhere in Toronto, and well below the roughly $380 to $410 range at large 1970s towers elsewhere in Scarborough such as Oaktree Estates or 301 Prudential Drive.
Several things can push a number that low: an older building, a high all-in fee, a small sample of sales, and suites in original condition. With 54 suites and little turnover, the average can also be dragged down by a handful of older sales. I would treat it as a signal to investigate, not a price to expect.
The right comparison is total monthly carrying cost against a smaller, newer suite near the same station, where the fee may be lower but hydro, heat and parking are often extra.
Pricing with almost no active supply
Only one suite was listed for sale when I checked, so I won’t quote a single asking price. In a building this size, it is common to go months between listings.
When a suite does come up, price it against recent sales here and in the neighbouring Kennedy Road buildings, adjusting for size, condition, the side of the building and the fee. Ask for the status certificate and reserve fund study early, ideally before you agree a price, because in a small corporation it can change what a suite is worth.
If the corporation’s finances are sound, a buyer here gets a large suite close to a major transit hub at a price per foot that newer buildings near the station cannot approach. My building sold report shows what has actually traded.

Amenities at 825 Kennedy Road Condos
There is very little in the way of amenities: a parking garage and visitor parking. You are not paying for a pool, gym or party room, which keeps the fee focused on the building and its utilities, and the station area supplies the rest.
Jatin’s honest take on 825 Kennedy Road Condos
Who this building suits
Owner-occupiers who want a large suite and a short trip to rapid transit, including commuters heading downtown on Line 2 or across midtown on Line 5. It also suits downsizers and retirees who prefer a small mid-rise and a single all-in fee. It suits less well if you want amenities in the building, a quiet street or a quick, easy resale with lots of comparables.
What I’d want you to check
With 54 owners sharing every repair, read the reserve fund study closely: roof, windows and balcony doors, balconies, the garage, the elevator, the heating system and the electrical service of a 1977 building. Ask what has been done, what is coming and whether any special assessment is planned, and read recent board minutes. Condos.ca notes pet restrictions, so get the actual rules from the status certificate.
The value question
The combination of size, transit and an all-in fee is real value, and the 2026 opening of Line 5 strengthens the location for the long term. The very low price per foot is the question mark. If the corporation’s finances check out and you choose the right side of the building, I think this is one of the more interesting value plays near Kennedy Station.
