Living here
Renters, Airbnb and elevators at 14 Gypsy Roseway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 14 Gypsy Roseway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 14 Gypsy Roseway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Gypsy Roseway is one of the few ways to get a family-sized home with its own front door, a garage and a basement within reach of both Yonge & Sheppard and Bayview Village, without paying detached-house prices. The trade-off is age: these townhouses were registered in 1977, and nearly 50 years of wear is what you are really buying into. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
14 Gypsy Roseway Townhouses is an 87-home condominium townhouse complex at 1-147 Gypsy Roseway and 2-12 Texas Rose Way in Willowdale East, North York, listed on this site under Willowdale, Yonge & Sheppard, Bayview Village and North York Centre. It was built in 1977 and the condominium corporation is YCC-304, registered on 19 January 1977. Condos.ca lists ICC Property Management as the manager. Listed amenities are visitor parking and permission for barbecues. Condos.ca does not list what the maintenance fee includes, so confirm the inclusions in the status certificate.
14 Gypsy Roseway Townhouses at a glance
A York Condominium townhouse complex, not a tower
The YCC prefix on the corporation number, for York Condominium Corporation, marks this as one of the older registrations in this part of the city, from before the TSCC numbering used for newer Toronto buildings. Registration in January 1977 means it predates most of the towers now standing around Yonge and Sheppard.
Instead of a lobby and elevators, you get 87 townhouses laid out along two private lanes, Gypsy Roseway and Texas Rose Way. Condos.ca lists the complex as low-rise. Recent listings describe three-bedroom homes with attached garages, basements and a finished walk-out on at least one home, which is a very different living experience from a condo suite.
There is no published developer on record that I could find, which is common for complexes of this age. That means the original builder’s reputation is not something you can lean on. The physical condition of the roofs, windows, brick and garages, and the paperwork that tracks them, matter far more.
What townhouse condo ownership actually means here
In a standard condominium townhouse complex, the corporation usually owns and maintains the exterior, the roads and the common grounds, while you look after the interior. That is the appeal for many buyers: you get a house-sized home without the roof replacement or the driveway repair falling on you alone.
The catch is that every one of those items is paid from a reserve fund shared by 87 owners. In a 1977 complex, roofs, windows, doors, private road paving, retaining walls and underground services have all reached, or passed, their expected life at least once. How well the corporation has planned for that is the single biggest factor in whether a home here is a good buy.
I would not assume which components belong to you and which belong to the corporation. The declaration and the status certificate set that out, and older complexes sometimes have unusual splits for windows, garage doors or decks.

Living between Yonge and Bayview
The complex sits south of Sheppard Avenue East between Yonge Street and Bayview Avenue, in the pocket condos.ca calls Willowdale East. The appeal is that you are on quiet private lanes but close to two very different shopping areas: the towers, restaurants and services around Yonge & Sheppard to the west, and Bayview Village Shopping Centre to the east.
That eastern side is about to change. QuadReal has filed plans with the City for two residential towers of 44 and 52 storeys, with 1,074 homes, on the southwest corner of the Bayview Village site at Bayview and Sheppard. It is still an application, but if it proceeds it will bring more construction, more traffic and more neighbours to the Bayview end of the area over the next several years.
For an owner here, that kind of intensification cuts both ways. It brings more shops and services within reach, and it tends to make low-rise ownership in the pocket scarcer and more sought after. It also means years of construction nearby, so factor that into your plans if you are buying to live here long term.
Who lives here and how homes trade
Townhouses with basements and garages in this location draw families, people who have outgrown a condo suite, and downsizers leaving a detached house who still want stairs-and-yard living. With only 87 homes, very few come up for sale in any given year. When I checked, one home was listed for sale and one for lease.
Thin supply makes pricing harder. With so few recent sales, each one carries a lot of weight, and condition varies widely between homes that have been renovated and homes still carrying original kitchens, bathrooms and mechanicals. I would always look at the recent sales here alongside freehold and condo townhouse sales in the surrounding blocks before setting a number. If you are selling, the same logic applies: presentation and a clear record of what has been updated inside the home do much of the work.
Pricing and fees: what you can and cannot compare
Only one home was listed for sale when I checked, so I am not quoting its asking price or fee here. One listing is not a market, and the fee on a single home can reflect its size and position in the complex. If you want the actual recent sale figures for this complex, I can pull them as aggregates in a building sold report.
When you do compare fees, compare what they cover. Condos.ca does not list the inclusions for this corporation, so ask for the current budget and confirm whether water, cable, exterior maintenance, snow clearing and landscaping are covered. In a townhouse complex, the fee usually funds the exterior and the grounds rather than heat or hydro, which you pay yourself.
The real price question is not the asking price; it is the asking price plus whatever the reserve fund study says is coming. Two homes at the same price can be very different buys if one complex has just replaced its roofs and the other is about to.

Jatin’s honest take on 14 Gypsy Roseway Townhouses
Who this building suits
Families and move-up buyers who want three bedrooms, a garage and a basement close to Yonge & Sheppard and Bayview Village, at a lower entry point than a detached house in the same area. It also suits downsizers who want to leave snow clearing and roof work to the corporation but are not ready for an apartment.
What I’d want you to check
This is a nearly 50-year-old complex, so the documents matter more than the staging. Read the reserve fund study for roofs, windows, paving and underground services, check the status certificate for any special assessment, and read a year of board minutes. Confirm which parts of the home the corporation maintains under the declaration, check the fee inclusions directly, and have a home inspector look closely at the basement, foundation and any walk-out for moisture.
The value question
Against freehold homes in Willowdale East, a townhouse here is usually the cheaper route to a family-sized home in this location. Whether it is good value depends almost entirely on the reserve fund. A well-funded corporation that has already done its big replacements makes this one of the more sensible family buys in the area; an underfunded one can turn a good price into an expensive one.

What is changing nearby?
QuadReal has applied to the City to build two towers of 44 and 52 storeys with 1,074 homes at the southwest corner of the Bayview Village site. It is at the application stage.
