Can you Airbnb a unit at 10 Old York Mills Road?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 10 Old York Mills Road

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

10 Old York Mills Road is a building for people leaving a big house who refuse to give up the space. It is a nine-storey, 113-suite condominium in Hoggs Hollow, built in 2001, with suites that run to more than 4,000 square feet. The fees look steep until you read what they cover, and then the real question becomes the building’s age. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

10 Old York Mills Road is a 9-storey, 113-suite condominium in North York’s Hoggs Hollow area, just west of Yonge Street and south of York Mills Road. It was completed in 2001. The condominium corporation is MTCC-1401, registered on 24 October 2001, and Crossbridge Condominium Services is listed as manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, building insurance, parking and water.

A boutique building in Hoggs Hollow

Hoggs Hollow is the valley where Yonge Street dips down to cross the Don River below York Mills Road. It takes its name from James Hogg, a Scottish settler who ran a mill there in the 1800s, and it is one of the most established addresses in North York, with St. Andrew-Windfields and the Bridle Path just to the east.

Inside that setting, 10 Old York Mills Road is a small building by Toronto standards: nine storeys and 113 suites. That is roughly a dozen suites a floor, and in practice it means a lobby where the concierge knows owners by name and elevators that are rarely busy.

Condos.ca does not name the developer, and I could not confirm one from a reliable source, so I am not going to guess. What matters more at this age is how the corporation has looked after the building since 2001.

Suites sized like houses

The size range is the headline: condos.ca lists suites from about 703 to 4,209 square feet. The smallest plans are still generous by condo standards, and the largest are full-floor-scale homes that compete with a detached house rather than with other condos.

The two suites currently for sale are, and their fees, at roughly $1,470 to $1,510 a month, tell you they are well above the size of a typical downtown two-bedroom. This is a downsizer building first, and the suite mix is not built for investors chasing a rental yield.

Large suites also change the resale picture. When one of these comes up, the buyer pool is smaller and more patient than for a one-bedroom, so homes can take longer to sell. If you might need to sell on a deadline, build that into your plan from the start.

With large suites, layout matters more than square footage. Check how many bathrooms you get, whether the primary bedroom is separated from the others, and how much of the space is hallway. A 2,000-square-foot plan from 2001 can live very differently from one designed today.

A fee that includes hydro

Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water as included. Hydro is the unusual one. Most buildings meter electricity to the suite, so a fee that covers it removes the last large utility bill most owners pay.

That changes how you should read the fee. A monthly figure near $1,500 sounds high, but it replaces a heating bill, a cooling bill and a hydro bill on a large suite, plus the parking. Add those back onto a building with a lower quoted fee before you compare.

The trade-off with bulk hydro is that heavy users and light users pay the same share. If the corporation ever decides to install suite meters, that is a capital project and a change to your monthly costs, so ask whether it has been discussed at the board.

What is changing at Yonge and York Mills

The quiet of Hoggs Hollow is starting to change. At Yonge Street and Wilson Avenue, across from York Mills station, the Gupta Group broke ground in December 2024 on Yonge City Square, a mixed-use project of 32 and 14 storeys with about 700 suites and retail at grade, with occupancy expected in spring 2028.

For owners here, that means a construction period on Yonge, and then more shops and restaurants within walking distance of a neighbourhood that has had very little retail. It also means more condo supply, though almost none of it will compete directly with suites of 2,000 square feet and up.

The panel beside this review shows the nearest station and schools. Day to day, the draw is the ravine setting: you are in the Don River valley, close to the York Mills subway, and minutes from Highway 401 by car.

What the large suites are asking

Condos.ca does not publish a reliable average price per square foot for this building, which is common when suites are large and sales are infrequent. I would not trust a building-wide per-foot figure here anyway, because a 703-square-foot suite and a 4,209-square-foot suite are different products.

Two suites were listed for sale when I checked, asking between $1,069,000 and $1,288,000, with monthly fees of about $1,470 to $1,510. Two suites were also listed for lease.

Those asking figures sit well below what new luxury condos in north Toronto ask for comparable floor area. Part of that is age, and part is the 2001 finishes many suites still have, so budget for a renovation if you are buying an original suite.

With so few transactions, pricing a suite here takes work. I would use sales in this building over two or three years, then compare against similar large-suite buildings along Yonge between Lawrence and Sheppard and adjust for the inclusive fee.

Jatin’s honest take on 10 Old York Mills Road

Who this building suits

Downsizers from North York, Lawrence Park and the Bridle Path who want house-sized space, a concierge and one predictable monthly payment. It also suits buyers who travel and want to lock the door and leave without worrying about a house.

What I’d want you to check

At 25 years old, the building is due or overdue for major work: windows and balcony doors, roofing, the garage membrane, elevators and the central heating and cooling plant. Read the reserve fund study and board minutes closely, and ask whether any special assessment has been discussed. Condos.ca tags the building with a pet restriction, so read the rules if you have a dog. Confirm the number of parking spaces and lockers that come with the suite, and ask about any rules on renovations, which matter when buying an original 2001 suite.

The value question

On a per-foot basis, a large suite here usually costs far less than a new luxury condo in Yonge and Eglinton or Yorkville. The inclusive fee is part of the value, not a drawback. The risk is age: if the reserve fund is thin, the savings can disappear in one assessment. If the status certificate is clean, I think this is one of the more sensible downsizer options in north Toronto. Book a call and I will walk you through the recent sales.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
