Living here
Renters, Airbnb and elevators at 181 East Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 181 East Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 181 East Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most new condos within reach of Yonge and Sheppard are 30 to 50 storeys tall. 181 East is nine. That one fact shapes almost everything about living here, from the elevator wait to the kind of neighbours you get, and it is the reason I show it to buyers who have already toured the towers and did not like them. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
181 East Condos is a nine-storey, 185-suite mid-rise condominium at 181 Sheppard Avenue East, near Sheppard Avenue East and Willowdale Avenue in Willowdale East, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by Stafford Homes and completed in 2025. The condominium corporation is TSCC-3101, registered on 24 February 2025. Condos.ca lists common elements, building insurance and water as included in the maintenance fee.
181 East Condos at a glance
A mid-rise in a district of towers
181 East sits on Sheppard Avenue East between Yonge and Bayview, a stretch where the newer buildings mostly reach for height. Stafford Homes went the other way: nine storeys and 185 suites, with low-rise houses and parkland as the neighbours behind it. The launch marketing called it a boutique building, and at this height on this corridor, that description is fair.
The practical upside is scale. Fewer floors means fewer people per elevator, a lobby that does not feel like a transit concourse, and a board that owners can realistically get to know. The trade-off is that a 185-suite corporation spreads its fixed costs over fewer owners than a 400-suite tower, which matters when the building starts to age.
The architect named in the launch coverage is Henry Burstyn, with interiors by Johnson Chou. The design leans on glass and light: two-storey glass panels on the facade with colour accents, and linear planters wrapping the building for greenery and some privacy. Inside, the common areas used wood slat partitions and interior planting.
Wide suites, terraces and penthouses
The suite mix runs from studios to three-bedrooms. What stood out in the launch material was frontage: some suites were described as about 30 feet wide, with a few reaching 40 to 50 feet. A wide, shallow suite gets more glass on the outside wall and fewer dark interior corners, which is the single biggest thing that makes a 700-square-foot condo feel larger than it is.
The top two floors were sold as separate collections. The eighth floor was the Terrace Collection, with north- and south-facing terraces, and the ninth floor was the Grand Penthouse Collection. If outdoor space is on your list, those two floors are where to look first, and I would want to see the terrace in person, because a north-facing terrace and a south-facing one are very different places to spend an evening.
One caution on the numbers. The same launch article gives 185 suites in one place and 55 in another. The condominium corporation record on condos.ca shows 185, which fits a nine-storey building of this footprint, so that is the figure I use.

Living a short walk east of Yonge and Sheppard
This is the quieter side of the Yonge and Sheppard node. You are close enough to use the Yonge Sheppard Centre, the restaurants on Yonge and the subway, but you come home to a street with houses behind you rather than another tower. The launch coverage also pointed to the Whole Foods and farmers’ markets within walking range.
Sheppard Avenue East is still a busy arterial, so suites on the street side will hear traffic. If you are sensitive to noise, ask which suites face the rear and look at the window specification in the disclosure documents. Transit, school and walkability details are in the data panel on this page.
What a 2025 registration means for you
181 East registered in February 2025, so this is a very young corporation. The first-year budget is usually set by the developer, and it is common for fees to move once the owner-elected board takes over and real operating costs are known. Ask for the current budget and whether a fee increase has been approved.
A new building also has the Tarion warranty working for owners. The first-year and second-year warranty windows are where common element defects get reported, and the performance audit is a key document. If you buy a resale here, ask whether the corporation has completed its performance audit and what it found.
Young buildings also go through a settling period. Move-in deficiencies, garage door and intercom issues, and amenity rooms that open later than promised are all common in the first couple of years. None of that is a reason to avoid 181 East, but it is a reason to read the board minutes closely and to ask current owners how the building has run since registration. A good first board, and a manager who answers the phone, set the tone for the next decade.
What 181 East is asking, and what the fees cover
When I checked, five suites were listed for sale, asking from $569,000 to $998,000, across sizes from roughly 600 to just under 1,000 square feet. Seven suites were listed for lease, which tells you investors own a real share of the building, as you would expect in a building less than two years past registration.
Monthly fees on those listings ran from $481 to $757, averaging about $0.74 per square foot. That is moderate for a new mid-rise with a concierge and a full amenity floor. The fee covers common elements, building insurance and water. Heat, hydro and parking are not on the condos.ca inclusion list, so confirm each one before you compare this building to an older one where they are bundled.
Resale data in a building this young is thin. The 12-month sales figures in the panel are the best guide, and for any specific suite, I would pull the recent comparables myself rather than lean on asking prices. You can book a call and I will walk you through them.

Amenities at 181 East Condos
The amenity package was built around working from home: co-working space, private workrooms, a meeting room and a coffee bar, alongside a second-floor events lounge, a private dining room and an outdoor dining area. Launch marketing also described an outdoor fitness area and an on-site pet spa. There is no pool, which helps keep fees in check.
Jatin’s honest take on 181 East Condos
Who this building suits
Buyers who want the Yonge and Sheppard address without living in a 40-storey tower. It suits professionals who work from home some days and will use the co-working rooms, couples who want a wider two-bedroom with more glass, and downsizers from the surrounding houses who want a terrace or penthouse suite in a building with a smaller head count.
What I’d want you to check
Because the building is so new, focus on the early-life documents: the current budget and any planned fee increase, the reserve fund study, the Tarion performance audit and the last year of board minutes. Confirm whether parking and a locker are included with the suite, since they are not in the fee. For terrace suites, confirm which areas are exclusive-use common elements and who pays to maintain them.
The value question
At roughly $0.74 per square foot in fees and asking prices that sit well below most new towers on Yonge, 181 East is a reasonable buy for an owner who values a quieter building. The risk is the usual one with new construction resale: few comparables and a fee that has not yet been tested. Buy it for how it lives, price it off real sales, and hold it for the long term.
