Leases 40%Sales 60%

Mix of owners and renters. Of 20 deals here in the last 24 months, 8 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Bayview Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Bayview Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bayview Place is the opposite of everything going up around Bayview and Sheppard. It is a five-storey, 1978 Cadillac Fairview complex across three addresses on Fashion Roseway, with large suites, an outdoor pool and a fee that covers nearly every utility. As towers rise on the mall lands nearby, a low-rise building like this becomes rarer, and that is both its appeal and its question. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bayview Place is a five-storey, 239-suite condominium at 10, 20 and 30 Fashion Roseway, near Bayview Avenue and Sheppard Avenue East in North York, close to Bayview Village. It was developed by Cadillac Fairview Corporation, built in 1978 and registered as YCC-444 on 22 December 1978. Condos.ca lists Wilson Blanchard as the manager. Maintenance fees include common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.

Five storeys in a neighbourhood of towers

Bayview Place spreads 239 suites across three addresses, 10, 20 and 30 Fashion Roseway, rather than stacking them in one tower. At five storeys, it has more in common with a large garden apartment complex than with the 30- and 40-storey buildings now common around Bayview and Sheppard.

Cadillac Fairview, the company most people now know as the owner of malls such as Fairview Mall, developed it in 1978. It was built as one complex with a shared outdoor pool and a single corporation, YCC-444, so all three addresses share one budget, one reserve fund and one board.

Low-rise has real advantages day to day. You are never more than a few floors from the ground, stairs are a realistic option, and the scale feels like a neighbourhood rather than a hotel lobby. The trade-off is that you will not get the long views a tower offers.

Large suites with almost everything included

Condos.ca lists suites from about 862 to 1,263 sq ft. That is two- and three-bedroom stock, sized for families and downsizers rather than investors looking for a small rental.

Because the complex runs across three addresses, the suite you buy sits in a particular wing, which may have its own entrance and certainly has its own outlook. Ask which address and which side of the building a suite faces, how far it is from the parking entrance and the pool, and whether its windows look toward the street or the grounds. Two suites with identical floor plans can live very differently.

The fee covers common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water. Hydro and cable are the unusual ones. In a new building nearby, you would pay your own electricity bill, your own internet and TV package, and often a separate parking charge.

Across the three current listings, monthly fees ranged from $927 to $1,206. Before you compare that with a newer condo, add those utilities back on. On a suite of this size, the gap often shrinks to something much smaller than the raw numbers suggest.

The other side of bulk utilities is shared risk. If energy costs rise, every owner pays through the fee, whatever their own usage. Look at the utility lines in the last two budgets and ask whether the board has considered sub-metering.

Bayview and Sheppard is about to change

The bigger story is around the building. QuadReal owns the 22-acre Bayview Village site at Bayview and Sheppard and has a masterplan for it. The North Village, with a 23-storey tower, is already under construction, and plans for a South Village with 44- and 52-storey towers on a shared podium have been submitted to the City.

The South Village application includes about 1,074 units and connects to Bayview station on the Sheppard line. It still needs Official Plan and zoning approvals, so nothing about its timing is certain.

For an owner at Bayview Place, more density next door brings more shops, more traffic and years of construction. It can also lift demand for established buildings nearby, though that is not guaranteed. Check the City’s development application map for anything closer to Fashion Roseway before you buy.

The neighbourhood it belongs to

Bayview Village itself was planned in 1954 by a group led by Farlinger Development, with a layout that follows the land’s natural contours and a large share of green space. The shopping centre opened at the northeast corner of Bayview and Sheppard in 1963.

Sources label the location differently. Condos.ca places Bayview Place in Avondale, while many listings call it Willowdale East or Bayview Village. They all describe the same pocket near Bayview and Sheppard, so search under all three names when you are tracking listings here.

That history explains why this part of North York still feels quieter than Yonge and Sheppard, even with the towers going up. Bayview Place sits on the edge of that older, lower-density fabric.

What Bayview Place costs

Condos.ca puts the building average at about $513 per square foot. That is a large discount to the newer towers at Bayview and Sheppard, where small suites often trade at much higher prices per foot. Age, the fee and the low-rise format all play a part.

When I checked, three suites were for sale and none for lease. Asking prices ran from $499,990 to $599,000. For a two- or three-bedroom with utilities and parking included, near a subway line and a major mall, that is one of the lower entry points in the area.

Think about the fee as part of the price. A suite with a lower asking price and a higher fee can cost more over five years than one priced higher with a lower fee, so run both numbers together. With so few listings at any time, patience matters; the right suite here may take a few months to appear.

For recorded sales, use the market data on this page or ask me for the building sold report.

Amenities at Bayview Place

Outdoor poolBike storageSecurity systemVisitor parking

The amenity list is short: an outdoor pool, bike storage, a security system and visitor parking. There is no concierge or gym listed, so this suits people who would rather pay for space and utilities than for staffed lobbies and amenity floors.

Jatin’s honest take on Bayview Place

Who this building suits

Downsizers and families who want a two- or three-bedroom near Bayview and Sheppard without living in a tower, and buyers who want one predictable bill that covers hydro, heat, cooling, cable and parking. It suits people who value a quiet, low-rise setting over concierge service and amenity floors.

What I’d want you to check

At close to fifty years old, read the reserve fund study for the timing and cost of windows, roofs across the three buildings, the garage, balconies and the heating and cooling system, and check recent board minutes for any discussion of a special assessment. Confirm the parking space and locker on title. Condos.ca flags a pet restriction, so read the declaration and rules in the status certificate if you have a pet.

The value question

At about $513 per square foot with nearly every utility included, Bayview Place offers a lot of space for the money at one of North York’s busiest intersections. The redevelopment of Bayview Village will change the area around it, and I think established low-rise buildings with large suites will hold their appeal. The reserve fund decides whether this is good value or a bargain with a catch.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
