Renters, Airbnb and elevators at Oxford Hills
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Oxford Hills?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Oxford Hills
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Oxford Hills is what I suggest to families who want a house-sized home near Yonge and Sheppard and cannot stretch to a detached. It is 26 condominium townhomes from 2002, each about 2,240 square feet, tucked onto two private lanes east of Yonge. You get a garage and a backyard rather than a lobby and a gym, and the corporation is small enough that the documents matter a great deal. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Oxford Hills is a 26-home condominium townhouse community at 1 to 23 Jonathan Dunn Way and 17 to 30 William Poole Way in East Willowdale, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was built in 2002 by Oxford Hills Developments, and its condominium corporation is TSCC-1425, registered on 6 February 2002. Condos.ca lists Taft Forward Property Management as the manager and lists common elements, building insurance and parking as included in the maintenance fee.
Oxford Hills at a glance
Townhomes on two private lanes
Oxford Hills is a low-rise community rather than a building. Its 26 homes sit along Jonathan Dunn Way and part of William Poole Way, two short private streets east of Yonge in the Yonge and Sheppard corridor. Condos.ca records every home at about 2,240 square feet, which tells you the plans are close to identical.
William Poole Way has more than one corporation on it. Mulock Hills, TSCC-1422, has 15 townhomes on the same street, registered five days before Oxford Hills and run by the same management company. A third group, the 57 William Poole Way townhouses, is listed separately again. When you look at a listing here, check which corporation the home belongs to, because fees, rules and reserve funds are not shared.
Condos.ca names Oxford Hills Developments as the builder. I could not find a reliable published source for the architect or for any other projects by the same company, so I have left those out.
What a 2,240-square-foot home here looks like
The one home listed at the time of writing gives a good picture of the plan. It is described as three floors above grade plus a finished basement, with an open main floor, an eat-in kitchen that walks out to the backyard, and a primary suite that takes up the whole third floor. The main floor has 9-foot ceilings and a gas fireplace, and the exterior is brick and stucco.
That listing also shows a garage with room for two cars. In a part of the city where most condo buyers get one underground space, a two-car garage at the front door is a real difference, especially for a family with two drivers.
Since the homes are all recorded at the same size, the main differences between them will be position, exposure, condition and how much the owners have updated. End units, homes backing onto open space and homes with renovated kitchens and bathrooms will price differently from interior units with original finishes.

Condo townhouse rules, and what the fee covers
Condos.ca lists common elements, building insurance and parking as included in the fee. Water, heat and hydro are not on that list, so expect to pay your own utilities, as you would in a house. Homes of this kind usually have their own furnace and water heater, but confirm what the suite owns and how old the equipment is.
The key document is the declaration. In a townhouse corporation, the declaration decides who pays for roofs, windows, doors, driveways, decks and fences, and who clears snow and cuts grass. Some corporations repair all of those from the reserve fund; others leave much of it to the owner. That split determines whether a low fee is a bargain or simply a cost moved onto you.
Condos.ca also lists pets as permitted and a security system. Read the rules for any limits on pets, rentals, exterior changes and backyard structures before you make plans.
Living east of Yonge, north of Sheppard
The lanes are set back from Yonge, which gives the community a residential feel while keeping the Yonge and Sheppard shops and the subway within reach. The data panel on this page has the transit, school and park details.
Groceries are close. A No Frills opened in September 2026 in the former Whole Foods space at Hullmark Centre, at the southeast corner of Yonge and Sheppard, and there is a Food Basics across Yonge south of Sheppard.
Expect change around you. The City is advancing road work east of Yonge, including the Doris Avenue extension, ahead of a larger rebuild of Yonge Street between Sheppard and Finch. The 2020 Transform Yonge design is being reassessed, with findings expected in early 2027. Construction on Yonge in the next few years is likely.
Pricing a 26-home townhouse corporation
With only 26 homes, sales here are infrequent, and condos.ca does not publish a building average per square foot. At the time of writing there was one home for sale and none for rent. A single listing is not a range, so I am not quoting its price or fee.
When I price a home in a community like this, I start with recent sales inside the corporation over several years, then look at Mulock Hills and the other townhouse groups on William Poole Way, and then at freehold townhomes and semis nearby. A condo townhouse should trade at a discount to a comparable freehold, because you pay a monthly fee and share decisions with a board, but the discount narrows when the corporation covers roofs and exteriors.
The fee needs to be read alongside the declaration. If the corporation maintains the exteriors from a healthy reserve fund, a moderate fee is good value. If owners pay for most exterior work themselves, budget for that on top of the fee.
For the sale data on this home, see the panel on this page or ask for my building sold report.

Amenities at Oxford Hills
There is no amenity package here in the condo-tower sense: no concierge, gym or party room. What you get is a house-style home with a garage, a backyard and your own front door, and a small corporation looking after the shared lanes and common elements. For most buyers here, that is exactly the point.
Jatin’s honest take on Oxford Hills
Who this building suits
Oxford Hills suits families who need three bedrooms and real space near Yonge and Sheppard but cannot afford a detached house, and downsizers who want to keep a garage and a backyard. It also suits buyers who want a house-style home without the full maintenance of a freehold, provided the declaration really does put the exteriors on the corporation.
What I’d want you to check
Read the declaration to see exactly what the corporation maintains, then read the reserve fund study for roofs, windows, driveways and the lanes, which are at or near replacement age in a 2002 community. In a 26-home corporation, a large repair is shared by very few owners, so ask whether any special assessment has been levied or discussed. Confirm the age of the furnace, air conditioning and water heater, and check the rules on pets, rentals and exterior changes.
The value question
For a family that needs about 2,240 square feet and a two-car garage near Yonge and Sheppard, I think Oxford Hills is a sensible alternative to a freehold, if the reserve fund is sound. Sales are rare, so be ready to move when a home comes up, but do not skip the documents. In a corporation this small, the status certificate is the whole story.
