Living here
Renters, Airbnb and elevators at 8 Haus Boutique Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 34 deals here in the last 24 months, 30 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 8 Haus Boutique Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 8 Haus Boutique Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

8 Haus is one of the few new condos on this stretch of Dufferin Street, a 99-suite brick mid-rise just north of Eglinton that took about a decade to go from first proposal to keys. It is small, it is new, and it has a rooftop gym. The number I want every buyer to look at first is the monthly fee. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
8 Haus Boutique Condos is a mid-rise condominium with 99 suites at 2433 Dufferin Street, at Hopewell Avenue, in Toronto’s Briar Hill-Belgravia neighbourhood in the former City of York. It was developed and built by Royalpark Homes and designed by Romanov Romanov Architects. Condos.ca lists it as 8 storeys and completed in 2023; the condominium corporation is TSCC-3021, registered on 13 December 2023, and Melbourne Property Management is listed as manager. Condos.ca does not publish what the fee includes, so confirm that on the status certificate.
8 Haus Boutique Condos at a glance
A long road from The Bean to 8 Haus
This site has a history worth knowing. It was first marketed in the early 2010s as The Bean Condos, a smaller five-storey proposal. UrbanToronto reported that the plan grew through later submissions, that the original sales did not go ahead, and that the project came back to market as 8 Haus in 2019 under Royalpark Homes.
For you as a buyer today, that history mostly matters as context. The building you are looking at is the redesigned version, completed in 2023, and the first owners took possession recently. It also explains why some long-time locals still call it The Bean.
The lot was a car repair site before construction, according to UrbanToronto. That is common on Dufferin, where much of the frontage is still low-rise shops and service businesses. It is one reason a building like this stands out on the street.
Brick, a curved corner and 99 suites
Romanov Romanov Architects designed the building. UrbanToronto describes a curved corner in dark grey brick at the southwest, red brick on the lower levels of the south section, darker cladding on the upper floors as they step back, and white geometric details. The north and east sides use more window wall and less brick.
Sources disagree slightly on height. Condos.ca lists 8 storeys and the approved plan was described as 8 storeys, while SkyriseCities lists 9. The difference may be a rooftop level counted one way or the other, and it does not change much for a buyer, but I would rather tell you than pick one.
The planning-stage suite mix was 7 bachelors, 54 one-bedrooms, 28 two-bedrooms and 10 three-bedrooms, according to UrbanToronto and Storeys. Storeys also reported that the plans were designed so some suites have up to three rooms that can be used for sleeping. Final counts can shift slightly between approval and registration, so treat these as a guide.

Small suites, so read the floor plan closely
The listings on the market when I checked ran from under 500 square feet to under 1,000 square feet, including several suites marketed as three-bedrooms in the 800 to 999 square foot range. A three-bedroom under 1,000 square feet is possible, but the rooms will be compact. Ask for the builder floor plan with room dimensions before you book a showing.
In new mid-rise buildings, a bedroom on the plan is not always a bedroom with a full window and closet. Check which rooms have operable windows and which are inner rooms or dens. That affects both how you live in the suite and how it is described when you sell.
Storeys reported 85 parking spaces on two underground levels in the approved plan. With 99 suites, not every suite has a space. If you need parking, confirm on the agreement and status certificate that a space is deeded or assigned to the suite you are buying, and whether a locker comes with it, since condos.ca lists storage among the amenities.
Living at Dufferin and Hopewell
This is a main-street address. Dufferin here is busy, with buses, traffic and a mix of shops, restaurants and auto businesses, and the building is a short walk north of Eglinton Avenue West. If you want a quiet side street, this is not it; if you want things close by and a new building, it can work well.
Eglinton is the area’s big change. The corridor has been rebuilt around the Eglinton Crosstown LRT project, and transit investment like that tends to bring new mid-rise buildings and new businesses over time. The data panel on this page shows the nearest stations and transit times, so I will not repeat them here.
Ask which way a suite faces. Suites on the Dufferin side will hear more street noise, while those facing north or east look over the low-rise houses behind. On a building this size, a few floors and one direction make a real difference in light and quiet.
Fees run high, so do the maths
Monthly fees on the six suites listed when I checked ranged from about $660 to $1,361. Condos.ca works that out to roughly $1.40 per square foot across the active listings. For a building finished in 2023, that is high; in my experience, many newer Toronto mid-rises run well under $1.00 per square foot.
I could not find what the fee includes. Before you compare it with another building, get the status certificate and the first budget, and find out whether heat, cooling, water, parking or internet are bundled in. A bundled fee can explain part of the gap. A small building with a concierge, gym and rooftop also spreads those costs over fewer owners.
Asking prices on those six listings ranged from about $370,000 to $649,900. Condos.ca shows an average of about $445 per square foot, which looks low against those asking prices, so treat it with caution. For what suites have actually sold for, use the data panel above or my sold report.

Amenities at 8 Haus Boutique Condos
For a 99-suite building, this is a fuller package than usual: a concierge, a party and dining room, and a rooftop terrace and gym that Storeys reported in the approved plan. The rooftop is the part people use, but a concierge in a small building is a real cost per owner, and it shows up in the fee.
Jatin’s honest take on 8 Haus Boutique Condos
Who this building suits
First-time buyers and young professionals who want a new building in midtown-north Toronto without paying downtown or Yonge-and-Eglinton prices. It also suits buyers who want a smaller building where you get to know your neighbours, and investors who want a newer suite near the Eglinton corridor, provided the fee still works in their numbers.
What I’d want you to check
This corporation was registered in December 2023, so it is still in its early years. Read the first-year budget against actual costs, check the reserve fund study, and ask whether any warranty claims are open with Tarion and the builder. In a new building, deficiency lists, the common-element warranty period and how the board is handling them tell you a lot. Confirm what the fee includes, and confirm parking and locker ownership in writing.
The value question
The value question here is the fee. At roughly $1.40 per square foot, a 900-square-foot suite costs much more each month to carry than the same size in many nearby buildings. If the fee includes utilities, the gap narrows. If it does not, I would want a lower purchase price to make up for it, and I would run the carrying cost before falling for the finishes.
